I took a ride out there this morning to see for myself.

To better understand what’s going on with The Compound today, we need to take a quick look at its history.

The Background

The Compound land was owned by General Development Corporation (GDC), the company that was the original force behind modern Palm Bay. Their business model was simple: buy cheap land, divide it into quarter-acre lots, and sell them to out-of-state buyers through aggressive mail-order campaigns.

As Palm Bay rapidly grew, GDC eventually reached its southwestern edge, officially cataloged as Port Malabar Units 51, 52, and 53, and later known as The Compound.

The Problem

The land was platted into 4,978 distinct property parcels. Below, I pieced together zoning sections to see how crazy the original map looked.

Between 1988 and 1990, GDC laid down 200 miles of cheap asphalt roads and immediately began selling random lots. Utilities would come later—they said.

But in April 1990, GDC collapsed into Chapter 11 bankruptcy under the weight of massive debt and, of course, a federal land-fraud scandal.

Because GDC sold the land off piece by piece before going under, it left behind a logistical nightmare: over 2,700 individual property owners scattered across the globe, each holding deeds to 1/4-acre patches of scrubland.

You might think this land would be worthless, but with a future vision starting to take shape there is a surprisingly active speculative market out there. These unbuildable lots are routinely listed and sold—not for future residential use, but for the necessary consolidation of lots for eventual business development.

The Future

So, what are the current plans? After decades of scratching their heads, Palm Bay leaders finally have a clear roadmap. The city recently pushed forward its Compound Redevelopment Action Plan, backed by a federal EPA revitalization grant.

The city mapped out a 5-to-8-year vision, which includes:

• Phoenix Business Park: Proposed utility extensions to bring water and sewer lines to 62.5 acres near Bombardier Boulevard.

• Land Assembly: Merging scattered private lots into large, usable commercial parcels using land-swaps and strategic buyouts.

• Road Infrastructure: Upgrading internal, high-capacity streets to safely handle heavy industrial and commercial vehicles.

• Commercial Development: Opening the door for nearly 1 million square feet of light manufacturing, industrial, and retail spaces.

• Conservation Frameworks: Mapping out preservation zones and managed trail systems along the eco-sensitive western edge.

The massive residential community GDC originally envisioned is officially dead. The logistics of running water and sewer lines to thousands of individual lots are impossible. Instead, the city is zoning the northeast quadrant (Port Malabar Unit 53) for a business and light-industrial park.

The strategy relies on land assembly, parcel consolidation, and potential land swaps to stitch large enough pieces of city-owned land together for commercial use.

Along the west and southwest sections of The Compound, where the grid meets the Three Forks Marsh Conservation Area, the city is planning an Eco-Tourism Zone. This area is earmarked for environmental protection, stormwater management, and official hiking and biking trails. If this comes true it will be a small win against a sea of development.

If the northeast quadrant is for factories, the west for hiking trails, and after the Parkway finds its way through, what happens to the empty lots left in between?

They are effectively stuck in a holding pattern. The city has made it clear that owning a lot out here doesn’t mean you have a right to a water line. Palm Bay isn’t spending millions to run pipes to scattered parcels. Instead, these remaining residential sectors will act as a buffer zone between heavy industry and the rest of the city.

For the thousands of out-of-state deed holders, the future relies entirely on speculative land assembly. It’s a very long waiting game: wait for the new business park to thrive, wait for developers to buy up whole blocks of lots, wait for the Parkway, and wait for the infrastructure to slowly creep its way south over the coming decades.

This new vision faced its first major test in August 2026. In a tense 4-to-1 vote, the City Council blocked a proposed 30,000-gallon bulk propane facility deep inside the area. Citing severe brush fire risks, a lack of fire hydrants, and the logistical danger of heavy fuel trucks navigating small side streets, officials and residents drew a hard line. The veto proved that while Palm Bay wants development, it will strictly control who gets a foot in the door.

The Catch

The city can’t build an industrial park if the only way for semi-trucks to get there is by rumbling through quiet suburban neighborhoods.

The entire plan hinges on one critical piece of asphalt: the St. Johns Heritage Parkway.

Right now, the Parkway is broken into two disconnected halves. The northern segment dead-ends at Malabar Road, and the southern segment terminates near Babcock Street. Connecting these segments is the only way the city can truly reclaim and transform The Compound.

The Parkway’s final path through the Compound has yet to be officially determined.

Ultimately, the route will function as a split corridor. In both the north and south, the Parkway will cut through a boom of modern residential subdivisions. It will then transition into a strictly industrial, commercial, and eco-tourism hub as it crosses into the old boundaries of The Compound.

Until that missing link is built, the paved roads to nowhere will remain exactly what they’ve been for 35 years—Palm Bay’s wild backyard.

Long before developers arrived, Palm Bay’s original roots grew north of Turkey Creek, near what is now Palm Bay Road. This was the site of the old settlement of Tillman, a community built around the citrus and agricultural trade. Yet, rather than building outward from this historic waterfront core, the city’s destiny was pulled southward and westward by the sheer scale of corporate planning.

Modern Palm Bay was born on a drafting board. It was a housing development from the start.

In 1959, the Mackle brothers and the General Development Corporation (GDC) saw the miles of flat land west of US-1, south of Turkey Creek, as a blank grid. It was an opportunity waiting to be divided into thousands of individual lots and sold by mail for “$10 down and $15 a month.” Flat, cheap land was the ultimate developer drug.

The sheer flatness allowed GDC and other developers to just keep laying asphalt. The result was an illusion of infinite land. Why build a “downtown” when it was simply cheaper to pave another mile of pine scrub?

Early residents usually drove up to Melbourne for their shopping and dining. In 1965, Winn-Dixie opened as the anchor store for the new Port Malabar Plaza at the intersection of US-1 and Port Malabar Boulevard.

But in Palm Bay, not even a 33-year-old pillar was safe from the western drift. In late 1998, Winn-Dixie closed its doors, moving to a newer store further down the road on Babcock Street. Nearby residents were not happy about it.

Left vacant, the plaza by US-1 was heavily battered by consecutive hurricanes in 2004 and completely cleared away in 2006. For years, the historic starting point of the city sat as an empty lot—a casualty of a city that always looked west toward the next horizon rather than anchoring its core.

The Identity Crisis

As Palm Bay moved west, it found an identity for a while when GDC built its flagship neighborhood, the Port Malabar Country Club. This included an 18-hole golf course that hosted LPGA events in 1968 and 1969.

When the course eventually shut down due to hurricane damage in 2004, Palm Bay had a fleeting opportunity to add a significant central green area right in the heart of the city. Instead, the land succumbed to more rooftops.

The Sanctuary Counter-Example

Yet, just down the road, a completely different outcome proved that Palm Bay’s grid didn’t always have to dictate its destiny. In 1978, a pristine swath of land along Turkey Creek was carved away from development and donated to the city and the Florida Audubon Society.

By 1981, local citizens saw the looming threat of surrounding encroachment and formed a grassroots preservation society to fiercely protect it. Bolstered by county environmental programs in 2004, the Turkey Creek Sanctuary grew to encompass roughly 160 acres of untouched “Old Florida” sand pines, ancient dunes, and blackwater hammock.

Over the years, the popular sanctuary proved its long-term value for community health and identity. Unfortunately, it was a lesson too often ignored.

The Cost of the Asphalt Trap

Over the decades, Palm Bay successfully established dozens of community parks, ranging from the expansive, 200-acre Fred Poppe Regional Park in the west to waterfront getaways like Castaways Point Park along the Indian River. However, local government often found itself entirely consumed by the basics. Just trying to keep up with road repairs and basic infrastructure from the never-ending expansion left little time or money for visionary planning.

When the City of Palm Bay officially incorporated on January 16, 1960, its tiny government suddenly found itself inheriting a sprawling, pre-platted geographic footprint larger than Miami. They were completely unprepared. They lacked:

• The Regulatory Teeth: Strong zoning laws and urban planning departments didn't really exist in Florida's rural frontier housing booms.

• The Foresight: Early city leaders were often caught up in the excitement of rapid growth and rising population numbers, completely missing the looming math problems developers left in their wake.

For decades, Palm Bay’s city council meetings were dominated by one grueling, expensive topic: paving roads. When GDC laid out Palm Bay’s grid, they often put down thin, cheap asphalt just to sell the lots. Years later those roads began to crumble, forcing the city to pass multi-million dollar bond referendums just to catch up.

The Modern Subdivisions

By the 1980s and 1990s, a new trend took hold: gated communities. Rather than building a unified town, developers began walling off pockets of it. Neighbors were separated from neighbors. With little to no central planning, big-box stores and strip malls rushed in to fill the gaps, scattering retail wherever asphalt met a main road.

Today, a new building boom is underway, and it’s following the exact same pattern. Across the southern half of the 321 area code, fragmented developments are exploding. Each separate community features its own tiny commercial island—usually anchored by a grocery store and a handful of chain restaurants. The houses are packed even closer together and remain hidden away behind gates. Suburban sprawl isn’t just an accident here; it is woven tightly into Palm Bay’s DNA.

If You Build It…

Palm Bay actually possesses a rich history and a vibrant, biodiverse ecosystem—assets that were usually overlooked by a rigid developer mentality. Despite these missed opportunities, the city still offers an incredible amount of value to newcomers. While local housing costs are rising, it still remains less expensive than much of coastal America. People are currently moving here by the thousands, partly driven by an aerospace and defense contracting economy, and partly driven by the extreme high cost of living in other Florida cities like Miami and Orlando.

Palm Bay may never have the historic downtown square, but for those looking for a piece of the Florida dream, it remains a grid worth buying into.

Between what has already broken ground and what’s queued up in municipal filings, the cat is officially out of the bag.

And it isn’t just Palm Bay. Mini-cities are springing to life across Melbourne and West Melbourne, Viera is only half-built, and Amazon is dropping its massive 1.2 million-square-foot “Project Zeppelin” right on the north side of US-192.

Throw in dozens of master-planned subdivisions, apartment complexes, and road extensions, and one thing is clear: South Brevard is going to look quite different in ten years.

The Connection

If you drive south down Babcock Street, you’ll eventually run into the St. Johns Heritage Parkway at a corner anchored by a new Publix and McDonald’s. If you drive west on Malabar Road, you’ll also run into the Parkway at a corner anchored by a new Publix and McDonald’s.

You’re not in the Twilight Zone! Palm Bay simply wants to connect these two points, but making it happen is anything but simple.

Standing between Point A and Point B are miles of flat scrubland skirting the western edge of the city. Thankfully for local taxpayers, much of the new asphalt will be funded directly by developers along the route. Below is just one of the proposed routes that could make the connection possible.

A major piece of the puzzle just fell into place. The Palm Bay City Council unanimously passed Resolution 2026-12, initiating statutory “Quick-Take” eminent domain proceedings under Florida Statutes Chapters 73 and 74 to acquire a crucial 3,500-foot right-of-way tract owned by Forestar (USA) Development Group Inc.

This parcel represents the missing link along the southern boundary of Cypress Bay West.

Under a binding agreement, Rolling Meadow Ranch Inc. is fully funding the land acquisition and legal costs, assuming 100% of the financial liability. Why? Because Rolling Meadow Lakes is yet another master-planned development slated to bring nearly 2,900 future homes to the area. But that’s a story unto itself.

Beyond Rolling Meadow sits the sprawling Willowbrook Farms landholding, one of the largest concentrations of vacant agricultural land in this part of Brevard County. The acreage is more complicated than it first appears—the current and former Willowbrook/Sartori holdings span multiple parcels and ownership entities—but the development potential is enormous, and it’s already being discussed.

Palm Bay has another important piece of the future Parkway puzzle in place. Jaric Holdings, the successor to the former Willowbrook Farms ownership, has agreed to provide a roughly 1.43-mile easement along the existing Sartori Avenue roadbed once the Parkway reaches Rolling Meadow’s western boundary. The agreement does not establish the final alignment of the entire Babcock-to-Malabar connection, but it preserves a potential northward route through the area.

Eventually, the parkway will reach "The Compound"—Palm Bay's vast, unfinished 1980s road grid—and push northward to meet its other half at Malabar Road.

Because this entire connection relies on cash from private developers, the final road design will likely remain a gray area for years.

Take a breath.

Trying to Put It All Together

When I started 321 South, I knew the area was growing fast. I’ve been watching a housing development going up right from my backyard. But while doing research for these articles, I had no idea things were moving this quickly. Every time I zoom in on one section of the county, there’s something even bigger happening just down the road.

It’s practically impossible to keep track of it all, but here’s a breakdown of the major projects slated for South Brevard. (Note: This list excludes dozens of standalone subdivisions, apartments, hotels, and custom home builds. Numbers are compiled estimates from site plans and city filings.)

Central & North Regional Drivers

• Viera: 15,000 units built | 16,000+ units coming (~31,000+ total at full buildout).

• Space Coast Town Center: 2,000+ multifamily units planned (300 built at Integra Station).

• Melbourne City Center: Up to 4,000 residential units planned (starting with an initial 288-unit phase).

The Wild, Wild West

• Palm Vista Everlands West: 2,360 residential units planned.

• Everlands (East Side Villages): 1,640 total units across three main sections:

  • The Timbers: Active-adult 55+ gated community (840 homes).

  • Riverwood: All-ages single-family village (398 lots).

  • Edgewood: All-ages single-family homes and paired villas.

  • Multifamily Phase: Future 15-acre, 240-unit apartment tract.

  • Note: Combined with the newly approved West side (2,360 units), Lennar’s total Everlands blueprint spans 4,000 homes.

• Malabar Springs: 885 residential units planned (mix of single-family, townhomes, and villas west of Heritage High School).

• St. Johns Preserve: 803 single-family units (nearing completion).

The Deep South

• Cypress Bay West: 1,288 total units across three phases (1,164 single-family, 124 townhomes).

• Cypress Bay Commons: 87 units planned.

• Cypress Bay Preserves: 396 units planned.

• Courtyards at Waterstone: 1,087 units.

• Gardens at Waterstone: 499 units.

• Heron Bay at Waterstone: 202 units.

• The Lakes at Waterstone: 100 single-family homes.

• Emerald Lakes: 3,760 residential units planned (1,561 acres around the new I-95 interchange, featuring a planned 9-acre crystal lagoon and 2.8M sq. ft. of commercial space).

• Ashton Park: 5,500+ residential units planned ($2.5B master community featuring a 39-acre Town Center, a K-8 school, and 5.4M sq. ft. of commercial space. The Parkway will loop south after I-95, crossing Micco Road, and directly through Ashton Park).

• SunTerra Lakes: 2,548+ residential units planned (1,100+ acres, featuring a 125-acre lake and 398k sq. ft. of commercial space).

• Rolling Meadow Lakes: 2,000 to 2,880 units planned (1,300+ acres of unincorporated county land requiring a 1-mile western extension of the Parkway as its gateway).

• Willowbrook Farms: 6,000 units possible in long-range planning (concept only)

The takeaway here is simple: many of the quiet, open spaces along our western and southern borders are fading into the past. South Brevard is growing up fast, and this is just the opening act. If nothing else, it will be fascinating to see how this all plays out over the coming years.

If you’re looking to wind down your day with a casual walk, don’t forget about Gleason Park. Just over the Eau Gallie Causeway, tucked right behind the beachside traffic at South Patrick Drive and Yacht Club Boulevard, this 27-acre sanctuary feels entirely disconnected from the Space Coast’s growing traffic.

While it’s highly popular with local families during the day for its playgrounds and community pool, the park shifts into something entirely different as the sun begins to dip. It becomes one of the finest, most peaceful places in the county for an after-dinner stroll.

The centerpiece of the park is its large, central lake. Skirting the water is a perfectly flat, paved exercise trail that measures just under a mile.

Because Gleason Park has been preserved so well amid decades of surrounding residential development, it functions as a critical urban wildlife refuge. Even late in the evening, the park is alive with activity.

If you keep your eyes on the grassy banks near the tree lines, you’re almost guaranteed to spot the park’s most famous residents: gopher tortoises. Along the water, you will regularly share the boardwalk with resting ducks, ibises, and wading birds.

The Basics

• Park Hours: Open daily from 7:00 AM to 10:00 PM.

• Parking: Completely free with plenty of spaces located under the oak trees near the main recreation building.

• The Walking Trail: A flat, paved asphalt loop measuring approximately 0.85 miles around the central lake, fully illuminated by Victorian-style lights.

• Public Pool: Features a heated, competition-sized community swimming pool open seven days a week for open swim, lap swimming, and local lessons (321-773-0552). Non-residents can drop in for a small daily fee.

• Community Center: Includes a 2,850-square-foot facility available for community programs, local clubs, and private weekend rentals.

• Seasonal Events: Anchors the community calendar with popular traditions, highlighted by the annual Christmas in the Park celebration.

• Pet Policy: Welcomes leashed dogs! The park is meticulously maintained, so make sure to clean up after your pet.

A Brief History

• Indigenous Roots: Centuries before modern development, the barrier island was home to the Ais people. The site of the park sits right near their historic winter camp, known as Pentoaya.

• The Post-War Arrival: Following the Civil War, the influential Gleason family moved to the area during the Reconstruction era.

• The Eau Gallie Connection: Family patriarch William Henry Gleason originally founded the historic city of Eau Gallie just across the river.

• Founding a New Town: Decades later, his grandson, William Lansing Gleason, served as Eau Gallie’s mayor before co-founding Indian Harbour Beach in 1955.

• Preserving the Green Space: The family’s dedication to public space ensured that this prime 27 acres of beachside oak and pine canopy remained a public treasure rather than turning into another private development.

If you just finished up a heavy meal at one of the nearby restaurants, skip the immediate drive home and burn off that dessert with a loop around the lake.

I swung by today and snapped a few photos.

Well, that quiet view is officially scheduled to transform. The Palm Bay City Council just granted final approval for Palm Vista Everlands West—a massive 1,198-acre master-planned community that will shape the northwest side of the city over the next decade.

To give you an idea of where this monster project sits relative to everything else popping up along the Parkway, here is a quick bird’s-eye view.

Below is the Preliminary Development Plan map for the project. While final changes are coming, this is the official "skeleton" of what the neighborhood will look like.

A few interesting takeaways from looking at the blueprint:

• The Great 53-Home Disappearance Act: If you squint at the “Unit Count Summary” in the top right corner of the map, it lists a grand total of 2,413 planned homes. However, the City Council legally capped the development at exactly 2,360 total units. My guess? A few yards are about to get slightly wider.

• More Green Than You Think: Looking at the giant green blob taking up the left side of the map, over 310 acres are legally locked away for permanent wetland preservation. Local wildlife will still have places to hang out.

• A Tale of Two Neighborhoods: The layout is basically split in two. The northern chunk (Pods A, B, and C) is open to all ages, while the entire southern half is dedicated to a massive Active Adult (55+) community.

What’s Next?

There’s a lot going on, so it’s tough to narrow down the exact timeline. That 3-mile stretch of St. Johns Heritage Parkway from Malabar Road up past Emerson Drive will be widened to four lanes. New traffic lights will be put in.

You can even see the commercial side starting already. The new 7-Eleven on the west side of the Parkway (opposite Emerson) marks the beginning of the Shops at Palm Bay plaza, which will serve as the commercial hub for this whole neighborhood.

But don’t expect 2,000 houses to appear overnight. The full buildout is projected to run all the way through 2036.

• Late 2026 to Early 2027: Engineering reviews and final wetland permitting.

• Mid-2027: Infrastructure break-ground for main neighborhood roads and pipes.

• Late 2027: First model homes built and open for tours.

Whether you’re excited about the new housing options or just stressing about the future traffic on the Parkway, the changes are officially on the way.

I’m often drawn to “old world” Palm Bay, and quite often, to the Captain’s House at the end of Bianca Drive on Turkey Creek. A better description would be Goode Park, but the main building overlooking the creek is called the Captain’s House, and for whatever reason, that’s the name that sticks with me.

This spot is perfect for a late-day visit. Venture onto the small pier, enjoy the views, and take a few pictures. Most times near dusk, I see small alligators, turtles, and various birds.

There’s a small island just off the pier where birds gather for the night—the early birds get the best spots! On rare occasions, I’ve seen manatees. And just one time, a few years ago, there was a massive, fat gator sunning on the grass, uncomfortably far from the water. Keep your Florida eyes on!

Turkey Creek was named for the wild turkeys that once roamed its densely wooded banks in great numbers before heavy settlement and development changed the area.

Quick Park Info

• Boating & Parking: Goode Park features a concrete boat ramp and dock providing direct access to Turkey Creek and the nearby Indian River Lagoon. There’s usually plenty of car and trailer parking.

• Amenities: The park features a large covered pavilion that seats around 50 people, complete with picnic tables, a grill, electricity, nearby restrooms, and a playground.

• The Captain’s House: This on-site rental building is used for small private events, meetings, and parties. More information can be found here.

Some Fun History

• Pre-1600s (The Ais Nation Era): The Ais (pronounced "eyes") people ruled the Indian River Lagoon and Turkey Creek for thousands of years. They used these brackish waters to harvest immense quantities of fish, oysters, clams, and small game.

• 1700s (Population Collapse): Diseases, warfare, and slave raids wiped out the Ais population, leaving the region largely uninhabited for decades.

• 1870s (The Tillman Settlement): Pioneer John Tillman established a homestead and a wharf near modern-day Goode Park, launching a profitable orange and banana grove operation.

• 1887 (Post Office Founded): The expanding river community was officially named Tillman in honor of its founding pioneer.

• 1925 (Rebrand to Palm Bay): Local residents petitioned to officially change the town’s name from Tillman to Palm Bay to highlight the scenic bay and native palm trees.

• 1980s (Mayor Goode’s Era): William A. Goode, Jr. served as the Mayor of Palm Bay during a major population boom, later becoming the namesake for the waterfront park.

• 2020 (Modern Park Upgrades): The city installed a brand-new playground at Goode Park using funds from an arson insurance payout at nearby Twin Lakes Park.

Yesterday, I made another trek to Palm Bay’s deep south.

Just past Waterstone on the right, bulldozers were grading dirt for another subdivision. On the left, new homes were painted in various shades of builder-brown. A little further down, you pass another Publix, another McDonald’s, and more gas stations—the seemingly endless creep of suburban sprawl.

But this is only a warm-up. What is slated to happen just past the tree line in this corner of the county is on a completely different level.

Enter Ashton Park.

Keep driving down Babcock, make the left onto Micco Road, and continue over Interstate 95. Once you cross the highway, look at the land running along your right.

Keep looking for the next three miles.

That entire corridor—stretching from I-95 almost to Barefoot Bay, and anchored by future connections to the St. Johns Heritage Parkway—is the canvas for a brand-new mini-city. Surrounded by pine flatwoods and Florida scrub, “mini-city” isn’t hyperbole. It has to be its own city, because there’s nothing else here.

Ashton Park: By the Numbers

Based on filings and announcements from DIX Developments and the City of Palm Bay, here is what is slated for the site:

• Total Footprint: Sprawling across 1,500+ acres along Micco Road in south Palm Bay, making it one of the largest master-planned developments in Brevard County.

• Residential Capacity: Permitted for over 5,500 total residential units at full build-out, including single-family detached homes, townhomes, villas, and multi-family apartment complexes. This could add as many as 15,000+ new Palm Bayers.

• Commercial & Retail Hub: Includes 5.4+ million square feet of commercial, retail, industrial, and flex space.

• Town Center & Entertainment: Includes a central 39-acre Town Center with retail, dining, and an amphitheater.

• Education & Infrastructure: Land set aside for a proposed Brevard Public Schools K-8 campus directly within the development footprint.

Welcome to the development of Malabar Springs, as far west as you can go in Palm Bay. The model homes are open for business and home construction is well under way.

Inside Malabar Springs

Being out of sight at the very end of Malabar Road, it’s a little startling to see the scale of this project. This new master-planned community is bringing roughly 885 total residential units to west Palm Bay.

Giants like Maronda and Ryan Homes are actively building the single-family home phases. A separate builder phase is carved out specifically for townhomes and villas.

For people moving in, the draw is undeniable. The community is being built for an active lifestyle, complete with walking trails, a cabana, and a resort-style pool. A brand-new Publix grocery store has just been built minutes away at Heritage Square.

For a family wanting modern convenience while still remaining close to beaches and old Florida nature, it’s a tough combination to beat. And compared to most of coastal America, the home prices here make sense.

The New West Coast of the 321

Malabar Springs is just one piece of a massive westward domino effect all along the St. Johns Heritage Parkway corridor. Directly nearby, the sprawling St. Johns Preserve community is close to completion, while the massive, newly approved Everlands West development looms right on the horizon. New developments line both sides of Malabar Road, and basically everywhere you look, new businesses, subdivisions, and apartment buildings are popping out of the ground.

This pocket of 321 South is experiencing rapid, unprecedented growth while sitting on the edge of a delicate environmental boundary: the St. Johns River basin and the massive Three Forks Conservation Area.

The community pushback has been pretty intense, vocal, and constant, yet demand remains high, construction continues, and new Palm Bayers are moving in.

The Infrastructure Race

The biggest question for anyone driving these roads is simple: where will all the cars go? Right now, the area is a race between developers and asphalt. Major road-widening plans are on the books to expand both Malabar Road and the St. Johns Heritage Parkway. The latest news is for the shovels to hit the parkway dirt in summer 2027.

The bigger picture for the Parkway is massive—it currently provides a crucial connection north to US-192, but the grand blueprint calls for an eventual southern extension all the way down to Babcock Street in Micco, fueling the developments already taking shape in Palm Bay’s “Deep South.”

This is Brevard’s “Wild, Wild West.” It’s a landscape of rapid-fire expansion where the model homes arrive first, the infrastructure catches up later, and the frontier keeps moving further into the horizon.

Turkey Creek is great for a quick family outing. The best part? It’s all free!

The 130-acre Sanctuary offers a 1.85 mile boardwalk and 1.5 miles of trails. Within the Sanctuary, there is also a 1 mile mountain bike trail with a direct connection to an additional 8 miles. As well as walking, jogging and biking, the Sanctuary can also be accessed by canoe or kayak.

• Location:1518 Port Malabar Boulevard Northeast, Palm Bay, FL 32905. If you’re heading east, turn right just past the community center and drive to the end. There’s always plenty of parking.

• Hours: Open daily from 7:00 AM to sunset.

• Margaret Hames Nature Center: Open daily from 9:00 AM to 4:00 PM.

• Cost: Admission is completely free.

• Rules: No pets (service animals only) and no smoking are allowed inside the sanctuary.

This was actually my first time stopping in the nature center. It was small but impressive. On top of checking out the exhibits, you can sign the guest book, grab a soda, and catch a few extra moments of AC.

If you stick to the boardwalk, Turkey Creek is the perfect length for a summer walk. I’ll leave you with some pictures and fun facts.

• Ancient Shoreline: The sanctuary’s hiking ridges are actually the remains of a prehistoric Atlantic Ocean sand dune.

• Ice Age Bones: A fossilized bone bed dating back 250,000 years sits directly beneath the sanctuary’s creek banks.

• Ais Shell Mounds: The Ais Native Americans utilized this specific land for thousands of years, leaving behind hidden shell middens.

• Forest Transformation: Over centuries, decaying organic matter turned the barren ocean sand into the lush hammock forest seen today.

• The 1978 Rescue: Local citizens fiercely rallied to buy the property, successfully blocking a massive planned housing development.

• Sanctuary Founded: The preserved acreage officially opened as a protected park and wildlife sanctuary in 1981.

• Audubon Recognition: The land was later designated an official stop on the Great Florida Birding and Wildlife Trail.

If you’re new to the area, Turkey Creek is definitely worth checking out. If you’ve lived in the 321 South for a while it’s worth revisiting. And in case you didn’t know, the Palm Bay Public Library is right next door.

The Rise of the Mini-Cities

• Viera is approximately 50% developed, already home to 37,000 residents. Expect 70,000 when completed.

• Ashton Park at the southern end of Palm Bay is expected to start construction soon, eventually bringing in 15,500 new residents.

• Emerald Lakes nearby will add another 9,000 Palm Bayers.

• Space Coast Town Center in West Melbourne will add 4,500.

• Melbourne City Center on Babcock Street is projecting 11,400.

Add in the apartments, the suburban developments, the custom builds, the new hotels, and the shopping centers, and you’re starting to see where I’m going with this.

I’ve Seen This Movie Before

I’m watching this growth happening around me with a mix of indifference and fascination, but I can’t help but think I’ve seen this movie before.

On paper, the narrative is ironclad. We are told this is the unstoppable march of progress—a multi-billion-dollar aerospace and defense boom turning a sleepy coastal region into a major metropolitan hub.

Growth isn’t inherently bad, and Brevard has real economic engines driving it. But the current pace of development is starting to feel less like a measured response to demand, and more like momentum-driven overexuberance.

If you look closely, past the shiny developer renderings, you can see where cracks could form. Here’s a look at why this building boom might not be a straight line to utopia.

Small-Town Infrastructure, Metroplex Ambitions

The reason these massive developments feel so jarring is that they are dropped into infrastructure designed for a sleepy county, not a sprawling metroplex. Our two-lane roads, overtaxed utility plants, and crowded schools are facing massive growing pains trying to keep pace with the sprawl.

(The developer funding structures and local zoning laws behind who actually pays for these upgrades deserve their own deep dive—and I’ll cover that in a future article.)

Tied to the Federal Faucet

Beyond physical roads, there is a deeper economic vulnerability: continued federal spending. Brevard’s current boom is partially fueled by government defense contracts and aerospace funding. If that federal faucet ever tightens, we risk being left with half-built mini-cities.

The Boom-and-Bust Cycle

Believe it or not, Brevard County is still relatively affordable compared to much of coastal America. Even with living costs rapidly rising, it remains an attractive bargain for retirees escaping northern cities and tech professionals chasing the aerospace boom.

But historically, when you see this level of hyper-growth in Florida, an equal and opposite downturn isn’t far behind. This has always been a transient state fueled by boom-and-bust cycles; when the economic music stops, it usually hits pretty hard.

Healthy Skepticism Isn’t Cynicism

I am not predicting a crash. But the reality is that nobody ever forecasts an economic downturn until it’s already happening—and then suddenly, everyone’s an expert. The mega-projects have long-term growth plans, adding phases of construction over many years, and this mitigates some of the risk.

But as the concrete pours and the renderings turn into real-world gridlock, keeping a healthy dose of caution in the back of your mind isn’t cynical. It’s just smart.

If you’ve lived in the area, you know the eyesore. But how did a massive local development collapse this hard—and what’s happening to it right now?

How We Got Here

Construction kicked off around 2020, but the site ground to a sudden halt when material costs spiked and permitting delays piled up.

Behind the scenes, the project completely melted down financially. Private investors lost massive down payments, bank loans defaulted, and the developer essentially went dark—leaving half-built framing exposed to years of Florida wind, rain, and rot.

The Recent Moves & The Cat Rescue Controversy

If you’ve driven by lately, you’ve probably noticed new activity.

A court-appointed receiver finally took control of the site to secure the property while foreclosure plays out. Contractors spent recent weeks clearing heavy brush, patching perimeter fences, and boarding up open windows.

That sudden boarding triggered a whole new local headache. Local animal rescuers had to step in after realizing stray cats and neighborhood wildlife had been using the open shells for shelter. Rescuers worked quickly alongside animal control to ensure no animals were accidentally trapped inside.

Why the Townhomes are a Unique Nightmare

Notice how some parts of the property look different than others? It comes down to how the developer financed them:

• The Apartments: Managed under a unified foreclosure. The receiver oversees the whole footprint, which is why cleanup has been consistent across the main block.

• The Townhomes: Tied up in a legal mess of separate land pieces and individual investor claims. Because of the deadlock, the City of Palm Bay has had to threaten severe code enforcement liens and potential demolition orders on the most unstable framing shells.

Will It Ever Be Finished?

No criminal charges have been filed—in Florida law, a business failure and lost deposits are handled as civil defaults unless prosecutors can prove explicit, intentional fraud from day one. For now, defrauded buyers are forced to fight for pennies through civil foreclosure suits.

The silver lining? The City of Palm Bay confirmed a new developer is actively eyeing the site. They’re currently running financial checks and structural tests to see if any of the existing wood shells can be saved, or if it all needs to be bulldozed and restarted.

Until then, Pinewood Drive remains Palm Bay’s most expensive cautionary tale.

When the Wendy’s east of Babcock closed, The Flowery took over. Instead of flattening the structure, they utilized adaptive reuse—converting the fast-food drive-thru lane into an efficient pickup window for medical cannabis patients.

Right across the street, the closure of the iconic Wagon Wheel restaurant marked the end of an era. Today, the property and its original building, along with the pick-up window, have become FLUENT Cannabis.

A little further south on Babcock sits a tiny, 900-square-foot former bank outpost with a wraparound drive-thru. Who remembers when it operated as Mr. Charlie’s Signature Wings Express? In March 2024, the parcel sold for $1.07 million and reopened as Trulieve Express Palm Bay.

Notice the trend? Drive-thru windows.

Add in nearby spots like AYR, Curaleaf, and Cookies—plus more across Palm Bay and West Melbourne—and South Brevard has experienced a full-blown retail boom.

How We Got Here: Florida’s Cannabis Rules in 60 Seconds

While the Compassionate Medical Cannabis Act of 2014 opened the door, full-strength medical marijuana arrived in 2016 when Florida voters overwhelmingly passed Amendment 2 with 71.3% approval.

To understand why these companies were in such a rush to grab local real estate, it helps to look at Florida’s unique Department of Health rules:

• The “Seed-to-Sale” Rule: Dispensaries can’t buy wholesale from independent growers. By law, a single company must grow, process, package, transport, and sell everything on its shelves.

• 100% Florida Grown: Because cannabis remains federally illegal, zero product can cross state lines. Everything sold in Florida has to be cultivated inside Florida facilities.

• Strictly Medical: No recreational buying. Customers must hold an active state medical card, re-certify with a doctor every 7 months, and follow strict state dosage caps.

• No Kid-Friendly Packaging: Products must be sold in plain, child-resistant packaging—no bright colors or candy-style designs.

• Local Municipal Control: Cities can’t tax dispensaries extra, but they do have the right to treat them like pharmacies or ban new locations entirely.

The Big Takeaway: Building massive grow facilities alongside a retail chain costs tens of millions of dollars. That’s why only a small handful of well-funded corporations hold licenses in Florida—and why giant brands swarmed prime South Brevard real estate.

The Amendment 3 Push

The aggressive land grab wasn’t just about capturing today’s medical patients—it was a calculated bet on Amendment 3, the 2024 ballot initiative to legalize recreational marijuana. Major operators poured millions into the effort, viewing drive-thru corridors as future goldmines capable of serving adult consumers overnight.

While a majority of Florida voters (55.9%) supported the measure, it ultimately failed to reach the state’s strict 60% supermajority requirement for constitutional amendments. Yet, even without recreational legalization, Florida’s medical market boasts over 900,000 registered patients, keeping corporate operators exceptionally stable.

But this rapid expansion hasn’t unfolded without local friction.

Palm Bay’s New Ban

Alarmed by the sheer proliferation of storefronts, the Palm Bay City Council voted 4–1 in May 2026 to pass an ordinance blocking any future medical marijuana dispensaries from opening within city limits.

Existing dispensaries were legally “grandfathered in.” They beat the clock, locking down permanent real estate footprints while effectively pulling up the ladder behind them.

The Border Shift: West Melbourne & Melbourne

Just a few miles north, a completely different dynamic unfolded.

While Palm Bay left its doors open for a decade before slamming them shut, the City of Melbourne originally used the state’s “all-or-nothing” rule to enforce a total citywide ban. That’s why storefronts like Trulieve on 192 sit safely inside the independent municipal borders of West Melbourne.

However, after watching business and tax potential flee to neighboring areas, the Melbourne City Council recently reversed its long-standing ban. The result? A fresh corporate land grab is pushing north, with major brands coming to the high-traffic commuter pipelines of North Wickham Road.

Ultimately, the transformation of the old Wendy’s and the former Wagon Wheel tells a larger story: South Brevard is changing fast. From dispensaries and subdivisions to apartments and mini-cities, the landscape is being reshaped in real-time.

Do you remember having a meal at the Wagon Wheel or grabbing wings from Mr. Charlie’s on Babcock? Where do you stand on recreational legalization in Florida?

For anyone moving into the area, there’s no shortage of living choices: luxury apartments and subdivisions with community pools, lounge areas, and exercise rooms, or planned mini-cities offering all-inclusive living with walkable “downtown” shopping. New developments are popping up in every direction.

Today, I decided to take a look at something a little more country.

Eagle Crest is all about acreage. We’re talking half-acre to full-acre wooded lots. Walking the site brought me back decades to a time when half-acre lots were common for new homes.

Maronda Homes has taken the reins here, with floor plans ranging from roughly 2,000 to over 3,500 square feet. It’s quiet, and there’s a dedicated Eagle Conservation Area right in the center of the neighborhood.

My thoughts? The starting prices sit in the low $500s, but realistically, I’d expect something higher once you factor in lot premiums and finishes. The higher-end models reach into the $700s. Their price sheet shows the Verona A model at 6 bedrooms, 4.5 baths, and over 4,800 square feet. That sounds like fun, except everyone I know would want to move in.

The prices here might not fit the starter home category for local young families. However, for anyone familiar with real estate across much of the country—especially the Northeast or Southern California—you’re likely looking at twice the home for half the price. And you’re still a short ride to ocean beaches, boat ramps, nature trails, and shopping. My favorite feature with Eagle Crest? Actual, usable yards.

Based on the amount of active construction I saw today, buyers are moving fast. The on-site agent mentioned they are already down to about 30 available lots. Now I’m wondering where I can find other developments like this.

Mini-City vs. Country Lots

• The “Mini-City” Trend (Viera, West Melbourne, Palm Bay megaprojects): The convenience of walkable town centers, integrated parks, and golf cart paths is undeniably attractive for busy families or retirees wanting low outdoor maintenance and instant community access.

• The Estate & Rural Pocket Trend (Grant-Valkaria, Malabar, North Brevard): Grant-Valkaria was incorporated specifically to protect low-density, rural living from suburban sprawl. Eagle Crest hits a sweet spot because finding half-acre to full-acre wooded lots from a production builder is increasingly rare in South Brevard unless you buy raw land and build custom.

• The Verdict: Having a genuine yard where you aren’t staring at your neighbor’s fence line—plus the privacy of mature trees and conservation space—is worth the extra 10-minute drive to town every single time. For buyers relocating from high-cost markets, that combination of open space, square footage, and proximity to the water is almost impossible to beat.

1. Palm Vista Everlands West Takes Center Stage

The Palm Bay City Council recently gave the green light to Palm Vista Everlands West, setting the stage for one of the largest master-planned communities in the city’s history.

Sprawling across nearly 1,200 acres directly west of the Parkway, between Pace Drive and Emerson Drive NW, 2300+ total homes will be built. The development will include green areas, wetland preservation, and retail space. The buildout will take place in phases over the next decade.

To put Everlands into perspective, look just to the south at St. Johns Preserve.

If you drive by today, St. Johns Preserve feels massive—it’s a gated community running along the Parkway just north of Malabar Road. The upcoming Palm Vista Everlands West development will completely dwarf St. Johns Preserve in every measurable metric, signaling that the development wave along the Parkway is only getting started.

2. Commercial Hub: Heritage Square Moves In

Residential growth usually brings retail close behind, but along the Parkway, it happened almost overnight. The last time I drove to the Malabar Road, Parkway intersection, there was an empty field with a lonely sign that read Publix Coming Soon. It didn’t seem that long ago.

Today, I was shocked to see a fully operational Heritage Square.

Anchored by a brand-new Publix alongside a McDonald’s and surrounding retail stores, western residents get their first dedicated grocery hub without having to trek miles east.

3. Roadwork Ahead: Expanding the Parkway

To handle thousands of new headlights, major transportation upgrades are in the pipeline:

• SJHP 4-Lane Widening: The 3-mile stretch of the Parkway between Malabar Road and Emerson Drive—directly serving St. Johns Preserve and Everlands—is currently in official design to expand from 2 lanes to a 4-lane divided parkway. Right-of-way is already secured.

Continuous Outer Loop: The long-range plan (Space Coast TPO 2045) calls for 4-laning the Parkway along its entire corridor, linking the Space Coast Town Center up at US-192, all the way down to the I-95 Diverging Diamond Interchange at Micco/Babcock.

4. Connecting the Dots: Malabar Road & Babcock Street

The growth isn’t staying confined to the Parkway itself—surrounding feeder arteries are being prepared for higher volume:

• Malabar Road Widening: Palm Bay is advancing design work to widen Malabar Road from 2 to 4 lanes between St. Johns Heritage Parkway and Minton Road, turning the intersection at Heritage Square into a major regional hub.

• Babcock Street Expansion: Looking further south, very long-range regional plans include widening Babcock Street to 4 lanes from Malabar Road down toward Valkaria and the southern I-95 interchange.

• The Ellis Road Widening: To complement the four-lane northern parkway segment, local transportation priorities include four-laning Ellis Road eastward from John Rodes Boulevard toward Wickham Road.

Just a short time ago, this entire western edge of West Melbourne and Palm Bay was defined by wide-open pastures, quiet wetlands, and old Florida pines.

Today? It looks like a patchwork of heavy machinery, freshly paved asphalt, and cleared earth stretching as far as the eye can see. If you’ve found yourself scratching your head trying to figure out what exactly is being built in this chaotic construction zone, you aren’t alone.

Rumors of a new mega-mall have floated around for years, but the reality is actually much bigger—and it’s changing the landscape of South Brevard forever. Here’s a brief look into what’s happening, what’s coming, and what to expect.

1. The “Mega-Mall” is Now a 225-Acre “Town Center”

First, let’s address the rumor: The traditional enclosed shopping mall idea is dead. Instead, developers have pivoted to a massive “live-work-play” urban destination called the Space Coast Town Center.

Spanning 225 acres right at this gateway, the long-term vision is a completely walkable district. When it’s entirely finished, it’s slated to feature over 2,000 apartments, 300 hotel rooms, and hundreds of thousands of square feet dedicated to office and retail space.

Just recently, developers announced The Landing at Space Coast, a 32-acre chunk of the property that will serve as a major hub anchored by a brand-new grocery store, outdoor dining, and community gathering plazas.

2. Rooftops First, Retail Second

You’ve likely noticed a massive influx of new multi-story residential buildings flanking the Parkway. One of the major anchors already welcoming residents is Integra Heritage (part of the broader Integra development footprint in the area).

In the development world, there’s a golden rule: retail follows rooftops. Fast-casual chains and convenience brands won’t break ground until they know a steady stream of customers is living next door. Now that these luxury units are filling up with the Space Coast’s booming aerospace and tech workforce, commercial brands are moving in fast.

The brand-new 7-Eleven, Panda Express, and Chipotle you see popping up are just the first wave.

Pro-Tip: My Chipotle hack. Order online. Order your favorite bowl (always add the guac). Add 2 or 3 extra tortillas to the cart. When it asks for your order name, input your name followed by “Hook me up.” For around $15, you’ll walk out with a heavy enough bowl to roll yourself 2 or 3 massive burritos at home.

3. The “Desert” and Amazon

If you look past the finished buildings, you’ll encounter massive, flat expanses of cleared gray dirt that look more like a desert landscape than Florida.

What’s taking over these massive blank slates?

• More Housing: Thousands of additional single-family homes, apartments and townhomes are planned across adjacent master-planned communities like Everlands and Platt Ranch.

• Project Zeppelin (The Amazon Hub): The rumors are true. Amazon is moving forward with a massive 652,000-square-foot logistics hub right in this West Melbourne corridor. Known in city records as “Project Zeppelin,” this first-mile fulfillment center is expected to bring roughly 1,000 full-time jobs to the immediate area.

What This Means for Locals

The intersection of 192 and St. Johns Heritage Parkway is transitioning into the new western gateway of South Brevard. While the rapid loss of natural land can feel jarring, this corridor is being built to sustain the explosive job growth happening at nearby firms like Northrop Grumman, L3Harris, and the space centers down the road.

The growing pains will likely mean orange construction cones and traffic shifts on the Parkway for a while longer as roads are widened to support the weight of Amazon trucks and thousands of new commuters. But within the next couple of years, this “desert” will be a bustling hub of dining, shopping, and living.

I went there a dozen or so times before it closed for good in 2018. Frankly, it was a great place to shop—mostly because it was a massive, stand-alone store that was never busy. But I guess that was the problem.

It was surrounded by a legendary ocean of asphalt. A thousand parking spots for ten cars!

Built back in 1968 during the peak of the original Apollo-era Space Coast boom, that Sears was a pillar of the local retail scene for decades. But as the era of the giant department store faded, the crowds vanished.

Today, that 14-acre site looks completely different—and the transformation is comlete.

Instead of being reduced to rubble, the old 100,000-square-foot building got a massive “adaptive reuse” makeover. It has been fully converted into… you guessed it, a storage facility. (Go Store It Self Storage, to be exact, housing 740 climate-controlled units).

And as for that massive ocean of asphalt? It’s gone. In its place sits the brand-new Madison Midtown Apartments, a 240-unit luxury complex complete with a resort-style pool and a community lounge.

It is a massive, high-density change from the quiet, breezy retail giant of the past.

Demolition has started at the Publix Super Market and surrounding plaza on Babcock Street near Palm Bay Road. The nearly 50-year-old building is being cleared to make way for a modernized Publix, a 10-unit retail plaza, and new outparcels along Babcock Street to attract drive-thru restaurants or retail.

With a little luck, maybe we’ll get another mattress store!

I’m already seeing more traffic over in the Winn-Dixie parking lot on Port Malabar Road. Other nearby grocery stores to hold us over include the Walmart Neighborhood Market just to the north, the Malabar Road Publix, and the Publix over in Hammock Landing.

There’s no official word on a reopening date yet, but a solid guesstimate is about a year out—likely late summer 2027. (Yikes, is 2027 really coming that fast?)

How to Find It

Do not just look for a sign off the highway. If you are driving south on US-1, head all the way down toward the Sebastian River. Just before you cross the bridge into Sebastian, turn right onto Main Street. Follow it past Outriggers Bar & Grill down to the four-way stop sign. Take a left at the stop, and the park will be a little ways down on your right.

The Vibe

It features a nice, flat half-mile walking loop that gives you a balanced combination of sun and shade. The park is beautifully maintained, and the last few times I have visited, I haven’t run into a single other person. Sometimes, I prefer it that way.

If you want to stretch your legs or shoot some hoops, there is also a tennis court and a basketball court on site. There’s a small playground area for the kids with plenty of space to run around.

A Neighborhood “Bigfoot” Sighting

The walk is peaceful, but keep your eyes peeled and your sense of humor ready when you reach the northern perimeter. The neighbors bordering the park seem to be harboring a small army of exotic animals—well, of the ceramic variety, anyway. I’m not entirely sure, but on my last loop, I’m pretty confident I had a Bigfoot sighting. He even had his own warning poster!

Neighborly Tip

There are a couple of nice, clean pavilions on the grounds. If you want to make a true escape out of it, pack a cooler with some sandwiches and cold drinks so you can sit outside and enjoy the absolute quiet.

I wouldn’t necessarily tell you to drive all the way down here every day, but if you’re looking for an excuse to venture out and get a quick walk in, Micco Park is absolutely worth checking out.

If you haven’t been down that way lately, here is a quick breakdown of exactly what is being built right under our noses.

🚗 The Catalyst: Exit 166 & The Parkway

None of this growth is accidental. The opening of the I-95 interchange (Exit 166) unlocked this entire pocket of the county. The planned St. Johns Heritage Parkway extension is designed to serve as a massive western bypass, and it will eventually terminate right at Micco Road—connecting deep south Palm Bay directly to the interstate. Looking around, the sheer scale of raw land waiting for new roads is crazy.

🛒 The First Wave: The Shoppes at Cypress Bay

You’ve likely seen the brand-new Publix shopping center bustling near the interchange light. Surrounding it, a corporate landscape is rapidly rising. I noticed a new McDonald’s, Domino’s, and a Circle K taking shape.

Pro-Tip: I stopped for lunch at the new Jersey Mike’s in the plaza for an Italian sub. Do yourself a favor and order it “Mike’s Way,” and make sure to include the banana peppers.

🏡 The Model Homes: Who is Building?

Right on the west side of Babcock, perfectly aligned with the interchange traffic light, massive neighborhoods are taking shape. I pulled in to check out what’s happening:

• Cypress Bay West (D.R. Horton): I toured the model home yesterday. It’s nice and new, but honestly, it’s generally not my thing. Aside from the 9-foot ceilings, there wasn’t much design-wise that was all that impressive. Perhaps I was expecting too much. Still, the neighborhood is moving fast; construction is everywhere and people are already moving in. It’s slated for nearly 400 single-family homes.

• Lotis Palm Bay (Lennar): Neighboring the D.R. Horton site, Lennar is bringing a mixed community of 843 total units (687 single-family homes and 156 townhomes).

📈 The Big Picture: 15,000 New Homes

If you think the Babcock intersection looks busy, it’s just the tip of the iceberg. Over the next decade, massive master-planned communities are moving through the pipeline:

• Ashton Park (Micco Road): A sprawling 1,400+ acre community featuring thousands of homes and a highly anticipated walkable town center with retail and entertainment space. (Note: I turned onto Micco Road heading toward Barefoot Bay after my drive, and it still seems beautifully untouched… so far.

• Emerald Lakes (The I-95 Hub): Wrapping around all four quadrants of Exit 166, this mega-project is bringing over 3,700 homes, multi-family units, and a town center highlighted by a massive 9-acre crystal lagoon.

• SunTerra Lakes & Waterstone: Adding thousands more single-family rooftops further south.

The Bottom Line: All of these properties have been officially annexed into the City of Palm Bay to hook up to city water and sewer infrastructure. Combined, these developments will bring an estimated 35,000+ new residents to the 321 south area.

For my own curiosity, I put this information together quickly, but I’ll be updating this area of the “city” often. I used to say “town,” but those days might be officially over.
