I have noticed something happening in my property searches recently.

The longer I look at listings, the less time I spend asking whether I like a house — and the more time I spend trying to imagine an entirely ordinary day there.

Where would I park? How far would I carry the shopping?

Could I walk somewhere for coffee in the morning? Would I need the car every time I left the house?

And if I arrived after dark, in January rather than August, would the access still feel straightforward?

After more than twenty years working around property decisions, I have learned that the details that seem boring at the beginning often become surprisingly important later.

A beautiful terrace can make you enquire about a property. But it is usually the everyday practicalities that determine whether you still enjoy owning it five years later.

This week’s three properties illustrate that particularly well.

This week’s buying lesson: do the ordinary-day test

Before judging the house, imagine an ordinary Tuesday living there. Property viewings naturally encourage us to look at the exceptional things.

The view. The terrace. The old fireplace. The room that could become a guest bedroom.

I think buyers should deliberately do the opposite for ten minutes. Imagine coming home with four bags of groceries.

Imagine a friend arriving who has never visited the village before.

Imagine leaving early for Málaga airport.

Imagine being there when it is raining.

And imagine yourself ten years older than you are today.

Suddenly access, stairs, parking, shops and the relationship between the house and the village become much more important.

This does not mean that everyone needs easy parking or a supermarket around the corner. A countryside buyer may happily trade all of that for privacy and views.

But it should be a deliberate trade, not something discovered after completion.

That is the filter I applied to this week’s shortlist.

Lukas’s Verdict

Sedella — €73,500 and an unusually practical proposition

€73,500 | 110 m² | Three bedrooms | Two bathrooms | Terrace

This is the property I would investigate first this week.

Not because it is the prettiest. Not because it is the cheapest house I have ever found.

And certainly not because €73,500 automatically makes something good value.

It stood out because quite a few practical pieces appear to come together in one property.

The house is arranged over three floors and offers three double bedrooms and two bathrooms — one with a shower and one with a bath.

There is a separate kitchen, living/dining room, an entrance area with an open fireplace, utility space, a small internal patio and a terrace.

More importantly for today’s theme, the listing describes good access, parking nearby and shops, bars and restaurants within walking distance.

Those last few words deserve more attention than they normally receive.

What I like

For €73,500, 110 m² and three proper bedrooms give you meaningful space without using the entire €100K budget on the asking price alone.

Two bathrooms also matter more than they might appear to on a property portal.

If friends or family visit, or if this becomes a longer-term home rather than an occasional weekend base, the second bathroom can make a relatively modest village house considerably easier to live with.

I also like the combination of terrace, small patio and village location.

You have some outdoor space without buying hectares of land that then need maintaining.

And being able to walk to everyday village amenities is an advantage I think many buyers underestimate when they first begin searching Andalusia.

The compromise

Three floors.

That is the first thing I would test rather than dismiss.

Traditional village houses often gain their space vertically rather than horizontally. That can create character and separation between rooms, but it also means stairs become part of your everyday routine.

If you are considering a retirement home, I would physically walk the house several times during the viewing rather than simply counting bedrooms.

I would also want to understand the relationship between the two entrances.

The listing presents the double entrance as a practical feature. It may well be. But I would want to see which level each entrance reaches and whether one of them materially improves daily access.

And “parking nearby” is not quite enough information for me.

Nearby could mean wonderfully convenient.

Or it could mean carrying luggage uphill for five minutes.

That is exactly the sort of detail worth testing in person.

Who would I shortlist it for?

I can see this working well for a couple wanting longer stays, a retirement buyer who is comfortable with stairs, or someone relocating who wants more space than a compact holiday property provides.

It could also suit buyers who like the idea of village life but do not want every coffee, loaf of bread or evening meal to begin by getting into a car.

Who should probably avoid it?

Anyone specifically seeking single-level living.

Someone who wants complete privacy.

Or a buyer whose Andalusian dream requires a large garden, swimming pool or substantial countryside around them.

Would I arrange a viewing?

Yes.

At €73,500, I think there is enough here to justify investigating properly.

But my viewing would be as much about the street, parking, entrances and stairs as the bedrooms.

That is what I mean by testing the life rather than simply inspecting the house.

Also worth a look

Árchez — €96,000 and another version of convenient village life

€96,000 | 97 m² | Three bedrooms | Two bathrooms | Terrace

At first glance, the Árchez house creates an interesting comparison.

It also offers three double bedrooms and two bathrooms, but at €96,000 it is €22,500 more expensive than the Sedella property while offering slightly less internal space.

That doesn’t make Sedella the winner.

It makes me want to know what I am getting for the difference.

The Árchez listing includes a fitted kitchen/dining area, pantry, utility/storage space, high ceilings and a terrace, with views towards La Maroma and the river.

One of the bedrooms also has an en-suite bathroom.

And again, the practical details caught my attention: good access, parking nearby and village shops, bars and restaurants close at hand.

This is where I would resist comparing the houses purely by price per square metre.

The question is whether Árchez itself, the particular position of the house, its layout, terrace and outlook make the extra €22,500 worthwhile for you.

That can only really be answered on location.

I would walk from the property to wherever I would realistically buy bread, have coffee and park the car.

Then I would do exactly the same exercise in Sedella.

That thirty-minute experiment might tell me more than another evening studying property portals.

Two village houses can have similar specifications and still create completely different daily routines.

My initial view: I would arrange a viewing if Árchez were one of my preferred villages, but I would want the €22,500 difference versus Sedella to become obvious when I got there.

If it didn’t, that would be useful information too.

Two houses. Two ordinary Tuesdays.

Imagine waking up in each one.

In Sedella, perhaps you walk out for coffee, pick up a few things in the village and return home without touching the car. You have 110 m², three bedrooms, two bathrooms and a purchase price that still leaves meaningful room below the €100K ceiling.

In Árchez, your daily routine may look quite similar.

And that is precisely what makes the comparison interesting.

Because if both houses appear capable of delivering the village life you want, the question becomes:

What does the additional €22,500 in Árchez actually buy you?

Perhaps the answer is the particular position.

Perhaps it is the outlook, the terrace, the internal feel of the house or simply that you prefer Árchez as a place to live.

Those things can absolutely be worth paying for.

But I would want to experience them rather than assume them from the listing.

I would walk from each property to the shops. I would find the parking.

I would climb the stairs a few times. I would sit on the terrace.

And I would imagine doing all of it not during an exciting property-viewing weekend, but on a completely ordinary Tuesday six months after buying.

That is often where the better property reveals itself.

Not in the number of bedrooms. Not in the price per square metre. And not necessarily in the photographs.

But in how naturally the property fits the life you actually want to live.

For me, that is increasingly one of the most useful questions you can ask before buying in Andalusia:

Would I simply enjoy visiting this house — or would I enjoy living with it?

The cheapest property isn’t always the easiest decision

Something I have noticed after looking through hundreds of affordable Andalusian listings is how quickly price becomes the starting point.

€55,000 feels cheap. €87,500 feels considerably more expensive.

But those numbers tell us surprisingly little until we know what the buyer actually wants.

I’ve spent more than twenty years working around complex property decisions, and one principle carries across remarkably well: a property only represents value if it solves the right problem.

A retirement buyer, someone looking for six winter weeks in Spain and a person planning a permanent relocation can look at exactly the same house and reach completely different conclusions.

This week I found two properties that illustrate that rather nicely.

Both are traditional village homes.

Both are comfortably below €100,000.

But I would recommend them to very different buyers.

€55,000 in Torrox or €87,500 in Salares. The interesting question isn't which is cheaper. It's what you get — and what you give up.

This week’s buying lesson: define the job before choosing the property

Before I become too interested in a listing, I try to establish what job the property needs to do. For an affordable Andalusian home, I would start with four questions:

How often will I actually use it?

Spending a few weeks there each year creates very different priorities from living there permanently.

How important is easy access?

Being able to walk to shops, restaurants and everyday services may matter far more in ten years than an extra bedroom does today.

How much property do I really want to maintain?

More square metres, more terraces and more rooms sound attractive. They also mean more things to look after.

What compromise am I willing to make?

No views? Less space? Further inland? No parking directly outside? An older kitchen?

Under €100K, the objective isn’t usually to eliminate compromise.

It is to choose the right compromise deliberately.

Lukas’s Verdict

Torrox — €55K and a very specific kind of value

€55,000 | 46 m² | One bedroom | One bathroom | Single level

The Torrox property is small.

Very small, in fact.

At around 46 m², there is one bedroom, one bathroom, a combined kitchen/living area and a small patio. It is arranged on one level and sits within walking distance of Torrox’s main square, while the coast is described by the agent as less than ten minutes away by car.

Why did it survive my shortlist?

Because it knows what it is.

This isn’t a house pretending to offer enormous potential. It is a small, inexpensive village base in a location that gives you everyday life within walking distance and the coast nearby. For the right buyer, that simplicity has value.

What I like

The €55,000 entry price immediately leaves substantially more room in a €100K overall budget.

The single-level layout will appeal to some buyers who don’t want the stairs commonly found in traditional village houses.

And I like the proximity to Torrox’s centre.

You are buying less house — but potentially more convenience for someone who values a lower-maintenance base with easier access to the coast.

The compromise

At 46 m², space is the obvious one.

There are no views according to the listing, and this isn’t the property for someone dreaming of a large roof terrace, guest bedrooms and sprawling Andalusian interiors.

But that’s precisely why I find it useful to compare with the next house.

Who would I shortlist it for?

Someone wanting a simple holiday base.

A couple who places location ahead of space.

Possibly someone who wants their first Andalusian property without committing the whole €100K budget to the purchase price.

Who should probably look elsewhere?

Someone relocating permanently with lots of belongings.

Frequent hosts.

Or anyone whose Andalusian dream fundamentally involves space, views and a substantial terrace.

Would I arrange a viewing?

Yes — for the right buyer.

Not because €55,000 automatically makes it a bargain.

Because there are buyers for whom 46 useful square metres in the right place could be more valuable than 100 square metres in the wrong one.

Also worth a look

Salares — spend more, get much more house

€87,500 | 89 m² | Two bedrooms | Bathroom + WC | Roof terrace

The Salares townhouse presents a very different proposition.

For €87,500, it offers around 89 m², two bedrooms, two sitting areas, a renovated kitchen, bathroom plus additional WC, balcony and roof terrace. The agent also describes it as being close to parking and only a short distance from the village’s main square.

At first glance, the calculation seems obvious:

€32,500 more buys almost twice the internal space.

But I wouldn’t make the decision quite that way.

Salares offers considerably more space, character and mountain-village atmosphere.

Torrox offers a much lower entry price and a very different relationship with the coast.

Neither advantage appears properly in a €/m² calculation.

That’s why I rarely think price per square metre should be the first filter for this kind of purchase.

More house isn't automatically better value. But if outdoor space and village atmosphere are central to the brief, they have real value.

The question I’d ask before viewing

Not ten questions.

One.

For these two:

Which of these two properties would actually suit the way I plan to use it?

If the answer is:

“I’d spend six weeks there every winter, walk into town every morning and be at the coast regularly”

— Torrox starts making sense.

If the answer is:

“I’d stay for longer periods, have friends visit, spend evenings on a roof terrace and want the feeling of a small mountain village”

— I would investigate Salares.

This is the part of property buying that portals cannot really do for you.

They can sort by bedrooms, price and square metres.

They can’t decide which compromise suits your life.

That is precisely where I think this newsletter can be most useful.

And one thing I’m becoming increasingly cautious about…

The more properties I examine, the less willing I am to treat what I see in photographs as the complete property story.

An extension, converted room, terrace or other alteration may look completely established.

That doesn’t mean I would simply assume that everything corresponds with the relevant property documentation.

It is one of the reasons I increasingly think a buyer’s job is not just to find an attractive house.

It is to know which questions need answering before committing to one.

My conclusion

If my priority were a small, straightforward base close to everyday life and the coast, I would investigate Torrox first.

If I wanted substantially more space, outdoor living and a quieter mountain-village experience, Salares becomes much more interesting.

What I wouldn’t do is conclude that Torrox is better because it costs €55,000.

Or that Salares is better because it gives you more square metres.

The right property starts with the buyer, not the listing.

Which buyer are you?

Andalusia Under €100K

This week’s buying lesson: look beyond the bedroom count

A large house can appear to offer exceptional value.

But more rooms also mean more walls, windows, electrics, plumbing and surfaces to maintain.

Before viewing an affordable property, separate the likely work into three categories:

Essential: roof, damp, structure, electrics and plumbing.
Practical: kitchen, bathroom, heating and windows.
Cosmetic: paint, furniture and decoration.

Cosmetic work can usually wait.

Problems in the first category can completely change whether a property is affordable.

Lukas’s Verdict

Periana — the more straightforward choice

€80,000 | Three bedrooms | Approximately 96 m²

The Periana house stood out because it appears relatively easy to understand.

It offers three bedrooms, one bathroom, two sitting areas, a kitchen with an open fireplace, a balcony and a terrace.

It is traditional rather than modern, but it does not immediately look like a major renovation project.

What I like

The size feels manageable for a couple, a small family or someone looking for a holiday home.

The fireplace adds character, while the balcony and terrace provide useful outdoor space.

The €80,000 asking price also leaves some room for purchase costs, furniture and gradual improvements.

The compromise

There is only one bathroom. That may be perfectly adequate for a couple, but less practical for a family or frequent visitors. I would also want to check the condition of the roof, terrace, kitchen, bathroom, electrics and plumbing.

The photographs suggest a traditional home, but a viewing should establish whether it needs simple updating or more substantial work.

Would I arrange a viewing?

Yes.

It appears to offer a sensible balance of size, character and price. This is the stronger option for someone who wants a usable village base rather than a large project.

Also worth a look

Árchez — more space, but more uncertainty

€99,000 | Four or five bedrooms | Approximately 117 m²

The Árchez house offers much more space: several bedrooms, three bathrooms, two kitchens, two entrances and multiple terraces.

But some of the rooms look tired and shabby. This should not be presented as an easy lock-up-and-leave home. It appears to need renovation, and the layout may require rethinking.

The two entrances and kitchens could be useful for guests, extended family or a separate workspace. But I would not assume that the property can be legally divided or rented as two independent units.

Before arranging a viewing, I would request:

• a floor plan;

• information about the roof and terraces;

• details of the electrics and plumbing;

• and confirmation that the current layout matches the legal documentation.

There may be good potential here. But the true cost is not €99,000. It is €99,000 plus whatever is required to make the house work properly.

My conclusion

Periana is the more approachable option.

Árchez offers more space, but it also brings more work and more uncertainty.

Neither house is perfect. The important thing is to understand which compromise you are buying.

But sometimes the more interesting finds are not quite homes yet.

This week, I picked three lower-entry opportunities in the Axarquía: two countryside plots and one ruin for conversion. Not polished, not turnkey, and definitely not for anyone who wants to arrive with a suitcase and a toothbrush.

But for the right person, this is exactly where the imagination starts.

A €36,000 countryside plot near Cómpeta

This plot sits in the countryside around Cómpeta, one of the best-known white villages in the Axarquía. It offers around 4,000 m², open rural views, south-west orientation, and access that is described as mostly asphalted — always a detail worth noticing when you are looking at country property.

This is not a “move in next month” kind of opportunity. It is land. Simple, quiet, and full of questions that need proper checking.

But at €36,000, it has that rare feeling of space without a huge entry price.

Why it caught my eye:
Because sometimes the affordable Andalusian dream is not a little townhouse — it is a piece of countryside where the views do most of the talking.

A €40,000 almond-tree plot in Sedella

This one is in the countryside of Sedella, with approximately 4,900 m² of land, almond trees, countryside views, and water and electricity said to be close by. There is also a level upper area, which immediately makes it easier to imagine how the land might be used.

Sedella has that quieter, more tucked-away Axarquía feeling. Less obvious than Cómpeta, but very much part of the inland mountain landscape that makes this area so appealing.

Why it caught my eye:
Because almond trees, mountain light, and nearly 5,000 m² for €40,000 is the kind of listing that makes you stop scrolling.

A ruin for conversion near Cómpeta — €52,000

This is the more romantic option — and probably the one that needs the most caution.

The listing describes a plot of around 3,000 m² close to Cómpeta, with an old one-storey finca ruin suitable for conversion, olive trees, views towards the countryside and coast, and water and electricity close by on the main track.

It is easy to see the appeal: an old structure, olive trees, mountain air, and the possibility of creating something with character rather than buying someone else’s renovation choices.

Why it caught my eye:
Because this has the seed of a proper Andalusian story — not finished, not easy, but full of atmosphere.

There is something refreshing about looking below the normal “cheap house” category.

These listings are not about instant comfort. They are about land, light, views, trees, old walls, and possibility.

And that is also part of the under-€100K market in Andalusia: sometimes the opportunity is not a ready-made home.

Sometimes it is the beginning of one.

Salares — the atmospheric one

This traditional townhouse has the kind of entrance that does half the work for you: white walls, old tiles, and bougainvillea spilling into the picture.

Inside, it offers more space than you might expect, with two bedrooms, two sitting rooms, a terrace, and a basement that could become storage, a wine corner, or even something more ambitious.

Why it caught my eye: character, views, and room to play with.

Sayalonga — the practical one

This feels like a solid village base rather than a romantic project.

Two bedrooms, a terrace, utility space, and extra rooms accessed from the back street give it useful flexibility. Sayalonga also has the advantage of feeling inland, but not too far removed from the coast.

Why it caught my eye: practical layout, good village setting, and extra usable space.

Sedella — the easy lock-up-and-leave

This is the smallest and neatest of the three.

It has been renovated, has two bedrooms, and feels like the simplest option for someone who wants a low-maintenance base in a quiet white village.

Also: the blue door helps. I am only human.

Why it caught my eye: compact, manageable, and ready for simple village escapes.

But look closer and they each offer something different: Salares has atmosphere, Sayalonga has flexibility, and Sedella has ease.

That is what keeps this search interesting. Under €100K in Andalusia is rarely perfect — but it can still be surprisingly full of possibility.

Which one would you choose: Salares for the atmosphere, Sayalonga for the flexibility, or Sedella for the easy village escape?

Because before Andalusia became a place where I started looking at property differently, it was simply a place that kept pulling me back.

It started with the white villages glowing in the sun, with evenings like Noche de Vino in Cómpeta, where the whole place seems to spill into the streets.

Then came the landscapes: Caminito del Rey, the mountains behind the coast, and Ronda with its dramatic views and almost impossible-looking bridge.

And then the everyday things: the second-hand market in Almuñécar, full of old objects, local life, and random treasures; good food without fuss; friendly people; and the simple pleasure of being able to move between sea and mountains in the same day.

This is the part that property listings cannot really show.

They can tell you square metres, bedrooms, bathrooms, and whether something “needs modernisation.”

But they cannot show what it feels like to have the Mediterranean nearby, the mountains behind you, Seville within reach, and a local fiesta happening when you least expect it.

That is why Andalusia started making sense to me.

Not only as a holiday place, but as a possible base.

Because a small apartment or village house under €100K is never just about walls and tiles.

It is about what surrounds it: a morning coffee in the sun, a swim in the sea, a mountain road, a market morning by the coast, a village evening, a slower rhythm.

That is what got under my skin. And that is why I keep looking at Andalusia differently.

So today, no listings — just a few photos I took of the places and moments that made Andalusia stay with me.

Lock and leave.

It sounds like airport luggage advice, but I understand the appeal. Not every buyer wants a finca, ten olive trees, and a renovation saga. Sometimes the dream is simpler:

Arrive. Open the door. Drop the bags. Go for tapas.

That is the promise of a lock-and-leave property: manageable, practical, and easy to close up between visits.

This week I picked three homes that fit that idea. Different settings, different styles, but all more “easy Andalusian base” than “second full-time job.”

Alcaucín — the apartment with the pool bonus

This one caught my eye because of the communal pool.

The apartment itself looks simple and functional, with terracotta-style floors and a proper fitted kitchen. More fresh styling than serious renovation.

But outside is the real charm: white buildings, mountain backdrop, blue pool, and that sunny Axarquía feeling.

For someone wanting a village base with views and a pool, this is exactly why “lock and leave” became a buzzword.

Cómpeta — an apartment with everyday charm

Cómpeta is always interesting: international enough to feel familiar, but still full of white-village character.

It looks modest and lived-in rather than polished, but that is part of the appeal. Tiled floors, simple living space, traditional details — more gentle refresh than renovation headache.

For me, this is the softer version of lock and leave: not a shiny resort apartment, but a usable village home with character.

Almáchar — small, neat, and village-ready

The Almáchar house feels traditional but manageable.

From the outside, it has the classic white village look: tiled roof, simple façade, and a little entrance area that feels very Andalusian.

Inside, the kitchen looks modern and freshly done, which makes a big difference. A clean kitchen can turn a small house from “project” into “usable.”

This feels like a compact village base for someone who wants to test Andalusian life without taking on too much.

The real point

“Lock and leave” does not mean perfect.

Under €100,000, it usually means compromise: smaller space, inland location, older finishes, or a few updates needed. But it also means something valuable:

Simplicity.

Not everyone wants land. Not everyone wants a ruin. Not everyone wants to spend their holidays discussing plumbing in Spanish.

It may not have tiled floors, a finished kitchen, or a charming little blue door ready for Instagram.

Sometimes it is a half-finished country building, an old rural structure, or a plot with enough promise to make you stop scrolling and think:

What could this become?

That is the theme this week: properties to reform, rebuild, or reshape completely.

Not turnkey. Not easy. Definitely not for everyone.

But for the right buyer — someone patient, practical, and willing to do the homework — these can be the most exciting listings in Andalusia. Because instead of adapting to someone else’s idea of a home, you start with land, views, location, and potential.

This week I shortlisted three very different opportunities under €100,000, all in the Axarquía area of Málaga, within reach of the coast.

Sedella — unfinished country property with 5,000 m² plot

This one caught my eye because it feels like the classic “blank canvas in the hills” opportunity.

The property sits near Sedella, in a beautiful natural setting with views toward the mountains. The building itself is unfinished, so this is not a light-refresh project. It is more of a bring your architect, builder, and patience situation.

But the basics are interesting: around 5,000 m² of land, a small existing country structure, a private well, and electricity reportedly easy to connect.

Sedella is one of those quiet Axarquía villages that feels properly inland and peaceful, but still connected enough to make sense for someone who wants mountain life without disappearing completely.

This is the kind of property where the value is not in what is there now.

It is in what could be there later.

Torrox — small country property to reform, close to the village

This is the smallest and perhaps most approachable of the three.

Located in Torrox, about 5 minutes from the village, it comes with a modest existing country building, a terrace area, electricity connection, and water nearby to be connected. The plot is around 6,757 m², which gives it much more breathing room than the building size suggests.

I like this one because Torrox is always worth watching. It has the rare advantage of feeling inland and rural while still being genuinely close to the coast.
