Every light bulb has a color temperature measured in Kelvins (K). This single factor—more than any other—determines whether your carefully chosen paint color looks warm, cool, inviting, or institutional.

Warm lighting (2700K–3000K) casts a golden, cozy glow. It’s perfect for living rooms and bedrooms because it enhances warm undertones in paint and creates an intimate atmosphere. If you’re using warm lighting but selected a cool-toned gray, there’s going to be a disconnect.

Neutral lighting (3500K–4000K) is balanced and versatile. It’s ideal for kitchens and offices where you need clarity without the warmth or coolness that might skew how colors appear.

Cool lighting (5000K–6500K) mimics daylight and reveals true color. It’s best for task-oriented spaces like bathrooms and design studios where accuracy matters.

The mistake most people make? They choose paint colors without considering the lighting they’ll actually be using.

New builds are incredible blank slates. They’re also vulnerable.

When everything is new—fresh drywall, pristine floors, crisp millwork—the space can accidentally become a stage set. The architecture is strong, the finishes are beautiful, and yet… there’s no pulse. No story. No softness. No friction that says, “Real life happens here.”

Warmth can be creamy walls and walnut tones, sure. But it’s also the way light lands at 7 p.m. It’s the softness of a textile under your hand. It’s the way a room sounds when people are talking.

In modern-contemporary design, warmth often comes from restraint: fewer materials, chosen with intention, repeated in a way that feels calm. Organic textures. Honest finishes. A rhythm you can feel even if you can’t name it.

2) The “pleasantly unexpected” detail is what makes it yours

The most personal spaces almost always include something that doesn’t match perfectly—and that’s the point.

A vintage chair with a worn arm. A piece of art that’s a little strange. A stone with movement that refuses to be uniform. A hand-thrown vessel that’s slightly imperfect.

These elements read as confidence. They say: we weren’t trying to impress anyone. We were trying to tell the truth.

When everything is perfectly coordinated, the room can feel like it’s trying too hard. When one or two pieces have a past—or at least a sense of soul—the space relaxes.

So how do you design a home that feels current without becoming a time capsule of 2026?

First, let’s dive into why trends exist (and why they matter).

Trends aren’t bad. They reflect cultural moments, new technologies, and shifts in how we want to live. Following some trends keeps your space feeling fresh and intentional, not stuck in the past.

The problem is when trends become the foundation of your design instead of the accent. To avoid this, it is all about not only understanding, but also conquering “the timeless foundation.”

So let’s dive right on it. Key things to remember… every home needs a core that won’t age:

Neutral, quality bones. Paint colors, flooring, and large furniture pieces should be classic, something that you truly love and resonates with you. This is where you invest in longevity. Natural materials such as hardwoods, stone countertops, leather furniture, and quality appliances (my go to is Sub-Zero/Wolf)

Good proportions and layout. Furniture scale, ceiling heights, and spatial flow transcend trends. A well-proportioned kitchen feels good in any era! Make sure you keep in mid the “work flow triangle” in the kitchen so you are walking a million steps to get from your fridge to your sink, etc. (more on this to come!)

Quality materials. Natural wood, stone, quality textiles, and authentic finishes age beautifully. Cheap materials always look cheap, no matter the trend.

Thoughtful lighting. Good lighting design is timeless and in my opinion is the “jewelry to great design”. It is what finishes the space. It’s about layering, dimming, and creating mood—not about specific fixtures (though quality fixtures help).

Ok now that we’ve understood some ground rules, let’s chat about where trends belong, because let’s be honest- there is no way to avoid them.

Once your foundation is solid, then you can play with trends:

Textiles and soft goods. Throw pillows, rugs, curtains, and art are easy to swap. Trend here without guilt.

Accent colors. A feature wall with paint or wallpaper and even accent furniture such as your barstools can be trendy because it’s changeable.

Decorative pieces. Plants, books, collections, and accessories are where personality shines—and where trends can live temporarily.

Hardware and fixtures. These are semi-permanent but replaceable. You can trend here, knowing you can update later! You’d be amazed at how far changing out your faucet or cabinetry hardware will go in your kitchen! I’ve linked a few of my favorite inexpensive finds below

Somewhere along the way, luxury got tangled up with a very specific visual language: crisp, pristine, polished, untouched. A home that looks like it was designed to be photographed, not lived in.

And sure—there’s a place for clean lines and restraint. I love modern-contemporary architecture. I love the clarity of it. I love the discipline.

But when “perfect” becomes the goal, we often lose the very thing people are paying for: a space that feels deeply personal, warm, and human.

Perfection can read as distance. It can feel like a showroom. It can make you whisper when you want to laugh.

True luxury invites you in.

What actually makes a space feel luxurious

When I say luxury is a nervous system, I’m talking about the things your body registers before your brain can explain them.

Here are a few of the quiet drivers that create that feeling:

1) Warmth (not just temperature—emotional warmth)
Warmth comes from materials that hold depth: wood with visible grain, stone with movement, textiles with texture, plaster that catches light softly. It also comes from contrast—pairing refined elements with something organic, aged, or imperfect.

2) Light that flatters real life
A room can have the most beautiful finishes in the world and still feel “off” if the lighting is wrong. The goal isn’t brightness—it’s balance. Layered lighting (ambient + task + accent) gives you control over mood, time of day, and how color actually reads.

3) Sound and softness
Luxury is often quiet. Not silent—quiet. Upholstery, drapery, rugs, and even the way a space is planned can reduce that sharp echo that makes a home feel cold. If a room sounds harsh, it will feel harsh.

4) A sense of nature (biophilic design)

This is where I’m unapologetically opinionated: the most elevated homes almost always include something that didn’t come from a catalog.

A handmade vessel that isn’t perfectly symmetrical.

These pieces do something modern-contemporary design sometimes struggles to do on its own: they add soul.

They create a gentle tension—refined, but not sterile. Intentional, but not precious. Designed, but not performative.

And they give the home a story.

A quick story from the work

In one of our recent projects, we were working within a clean, modern framework—beautiful architecture, strong lines, a palette that could have easily leaned cool if we let it.

The client kept saying, “I want it to feel warm, but still modern.”

That sentence is incredibly common. And it’s also incredibly solvable—if we stop thinking warmth is a color and start treating it like an experience.

We brought in layered textures: a rug that felt like it had depth instead of shine, wood tones that read grounded rather than orange, and lighting that softened the edges at night.

But the shift happened when we introduced one vintage element, a church pew from England, that wasn’t “perfect.” It had patina. It had a little history in the finish. It looked like it had already lived a life because it had.

If you’re in the early stages of a high-end residential new build, here’s what I’d put on your radar now (before the “pretty” decisions start stacking up):

• Plan for layered lighting from the beginning. Don’t leave it to the end.

• Choose materials for touch, not just photos. If it feels cold in your hand, it will feel cold in your life.

• Design for rhythm. Where do you land when you walk in? Where do you gather? Where do you retreat?

• Make room for one unexpected piece. Not as an afterthought—as an anchor.

Because the goal isn’t to create a house that looks expensive.

The goal is to create a home that feels like it was always meant for you.

A note for hospitality + sports entertainment spaces

This same principle shows up in boutique hospitality and sports entertainment/commercial spaces, too—maybe even more intensely.

People don’t remember every finish. They remember how they felt in the space.

Why new builds need the unexpected more than any other home

New construction is a blank page. That’s the dream—and also the risk.

When everything is new at once, the house can read as a single note: smooth, clean, controlled. Even warm palettes can fall flat if every surface is pristine and every object is “on theme.”

The unexpected interrupts that perfection in the best way.

It introduces:

• Patina (so your eye has somewhere to rest)

• Contrast (so the space feels dimensional, not decorative)

• Story (so the home feels like it’s been lived in, even on day one)

• Permission (for the client to be a person, not a museum curator)

A vintage piece does something a brand-new piece can’t: it carries time. Even if you can’t explain it, you can feel it.

And that feeling matters—especially in homes designed for real life: kids, guests, dogs, late nights, early mornings, celebrations, quiet seasons, and everything in between.

The unexpected doesn’t have to be loud

When I say “unexpected,” I’m not talking about novelty for novelty’s sake. I’m not talking about a neon sign in a serene kitchen, or a trend that will feel dated in two years.

The unexpected can be subtle. It can be quiet. It can be deeply refined.

It might look like:

• A vintage chair with the most beautiful lines—reupholstered in a textile that feels current, but not predictable

• A hand-thrown ceramic lamp that’s just imperfect enough to feel alive

• A stone with movement and warmth, paired with cabinetry that’s intentionally simple

• A reclaimed wood beam in a space that’s otherwise clean-lined and modern

• A piece of art that doesn’t “match,” but makes the room feel like someone lives there

The goal isn’t to create a moment that screams, “Look at me.”

A note on biophilic design: nature is the original “unexpected”

Biophilic design gets reduced to “add plants.” But the deeper idea is that humans feel better when our environments echo patterns we recognize in nature: variation, texture, warmth, and a sense of shelter.

Nature is never flat. It’s never perfectly uniform. It’s never sterile.

This matters beyond residential (hospitality + commercial, too)

Boutique hospitality spaces live and die on feeling.

Guests don’t remember the exact paint color. They remember how the space made them feel when they walked in after a long day. They remember whether it felt generic or specific—whether it felt like it had a point of view.

The unexpected is what creates that point of view.

In sports entertainment and commercial environments, the stakes are different but the principle is the same: you’re designing for energy, identity, and belonging. The unexpected detail can become a signature—something that feels like the brand, the city, the team, the story.

It’s not about being eccentric. It’s about being intentional.

How we choose “unexpected” without making it random

The unexpected should still feel aligned with the client’s life and the architecture of the home. It should feel like a natural extension of the story we’re telling—not a detour.

In our process, we look for the unexpected that fits into three categories:

1. Personal: something that reflects the client (their travels, their family, their taste, their memories)

2. Material: something tactile and honest (organic, vintage, handmade, imperfect in the right way)

3. Architectural: something that complements the bones (scale, proportion, rhythm—so it feels inevitable, not inserted)

When we get it right, the unexpected doesn’t feel like a “design move.”

It feels like the home always needed it.

The misconception: warmth is “extra”

A lot of people assume warmth is something you layer on at the end—like a throw blanket or a few candles once the “real design” is done. But warmth isn’t a styling pass. It’s a structural decision. It’s built into the bones of a space through proportion, material honesty, and how the home (or hospitality environment) supports the way people actually move through their days.

In high-end residential new builds especially, there’s a unique challenge: everything is new at once. The walls are crisp. The floors are pristine. The lighting is newly installed. There’s no patina yet, no history, no softened edges.

So if we don’t design for warmth intentionally, the space can land as sterile—no matter how expensive the finishes are.

Warmth is not the opposite of modern. It’s what makes modern feel human.

What warmth looks like (without losing the clean lines)

When I’m designing a modern-contemporary home with that grounded, welcoming energy, I’m usually balancing three elements:

1) Organic material + honest texture

Warmth shows up when materials have something to say—grain, movement, variation. Think: stone with depth, wood that doesn’t feel overly processed, plaster or tile with subtle dimensionality, textiles that aren’t too perfect.

Even in a sleek space, texture is what keeps the room from feeling flat. It’s also what makes a home feel good in the quiet moments—when the music is off and it’s just you, barefoot, living.

2) Biophilic cues (not just “add plants”)

Biophilic design gets reduced to greenery, but it’s bigger than that. It’s the way we echo nature through shape, light, and material. Curves that soften a hard edge. A view corridor that frames the outdoors. Layered lighting that mimics how daylight changes.

Biophilic design is about belonging—about creating environments that feel instinctively calming because they align with how we’re wired.

3) One pleasantly unexpected element

This is the part I love most.

Warm modern doesn’t need a lot of “stuff,” but it does need a point of view. One element that breaks the predictability and makes the space feel personal—like it couldn’t belong to anyone else.

Sometimes it’s a vintage piece with patina that refuses to be too polished. Sometimes it’s an organic pendant that feels sculptural against clean architecture. Sometimes it’s a tile choice that’s quiet from a distance, but up close has movement and depth.

The goal isn’t to be quirky. The goal is to be alive.

A quick story: the room that finally exhaled

I’m thinking of a project where the architecture was stunning—modern lines, beautiful volumes, everything you’d expect from a luxury new build. On paper, it was flawless.

But in the early design development phase, something felt off. The palette was too controlled. The surfaces were too uniform. It was reading “impressive,” but not “inviting.”

So we made a few shifts that weren’t dramatic individually, but together changed the emotional temperature of the home:

• We introduced a textured surface that caught light differently throughout the day.

• We layered lighting so the room didn’t rely on one bright, overhead moment.

• And we anchored the space with a vintage element—something with history—so the home didn’t feel like it started the day construction ended.

That’s the thing about warmth: it’s cumulative. It’s a series of small, intentional decisions that add up to a space that feels like it’s been waiting for you.

The real luxury: being understood

Here’s my opinion, and I’ll stand by it: the most luxurious spaces aren’t the ones with the loudest finishes. They’re the ones where you feel considered.

Where the kitchen supports how you host. Where the bedroom helps you rest. Where the bathroom feels like a reset, not a showroom. Where a hospitality space makes people want to linger. Where a commercial environment still feels grounded and human.

That level of design doesn’t come from copying a look. It comes from collaboration—listening closely, translating your story into materials, and designing a home that holds your life with intention.

Warm modern is not a formula. It’s a relationship between you, the architecture, and the way you want to feel when you walk through the door.

Start with the Easy Wins

• Natural light is your best friend. Pull back the curtains, use sheer window treatments, and let the sunshine in.

• Textures matter. Wood, stone, linen, rattan — natural finishes instantly soften a space and add warmth.

• Shades of green. Even if you don’t have plants, paint colors and textiles inspired by nature set the tone.

When It Comes to Plants… Keep It Simple

If you’ve ever killed a fiddle leaf fig, you’re not alone. The secret is starting small and choosing plants that thrive on neglect. Snake plants, pothos, and ZZ plants are nearly indestructible. For a statement look, one oversized tree (like an olive or rubber tree) can transform a room without turning it into a jungle.

Why are we moving on from gray?

We want comfort.
After spending so much time at home in recent years, people are craving warmth and coziness. Gray, while sleek, can feel sterile. Warm neutrals instantly soften a room and make it feel like a sanctuary.

Nature is inspiring us.
Beige, sand, clay, and warm whites remind us of the outdoors—earth, stone, wood, sun. They connect us to nature and bring a sense of grounding into our everyday spaces.

They just work better.
Warm neutrals are endlessly versatile. They can look chic and elevated when paired with black accents, soft and airy when combined with pastels, or rich and dramatic when layered with deeper tones. Unlike gray, which tends to box a space into a certain look, warm neutrals are more forgiving and timeless.

Plot Twist: RV Clients Are Not What You Think

Y'all, when I first started getting calls about RV design, I'll be honest—I was picturing camping chairs and maybe some cute throw pillows. Boy, was I wrong! These clients are showing up with champagne tastes and the budgets to match. We're talking young professionals who want their mobile office to look like a Restoration Hardware catalog had a baby with a luxury hotel.

As I told House Beautiful (still can't believe I get to say that): "There's been a fascinating evolution in RV design clientele over the past few years... younger, affluent professionals and families who view luxury RVs as a strategic lifestyle investment."

Translation: These people are SERIOUS about their mobile mansions!

My Secret Sauce? Treat It Like a Real House (Because It IS!)

Here's what I've learned from designing these rolling palaces:

Storage is Everything: If you can't hide your stuff beautifully, you're doing it wrong. Custom millwork for the win!

Natural Materials = Game Changer: While everyone else is slapping vinyl everywhere, we're over here with quartzite and hardwood veneers making people go "wait, this is an RV?!"

Earth Tones Are Having a Moment: Think spa vibes meet mountain cabin. Calming, gorgeous, and Instagram-ready.

Lighting Can Make or Break You: Nobody wants to feel like they're in a doctor's office on wheels. Layer that lighting, people!

The Real Talk Moment

Honestly? This whole RV thing has been such a fun challenge. Taking everything I know about luxury residential design and figuring out how to make it work in a space that's literally going to be bouncing down the highway at 70 mph? It's like design Tetris, but make it bougie.

And seeing this project featured alongside other incredible designers in House Beautiful? I'm still processing it. This feels like such a milestone for Bouchard Design Collective—proof that good design doesn't care about square footage or whether your house has wheels.

After designing multi-million dollar luxury homes and working with high-net-worth clients across the country, I've learned that true luxury isn't about the price tag—it's about the principles.

When my clients first walk into their completed projects, there's always that moment. You know the one. Their eyes widen slightly, their shoulders relax, and they exhale like they've just stepped into a five-star resort. It's not magic—it's methodology.

Over the years of creating spaces for discerning clients in Salt Lake City, Park City, Miami Beach, and beyond, I've distilled luxury down to seven non-negotiable principles. The beautiful thing? These work whether you're designing a $2 million penthouse or refreshing your own living room!

1. Layer Your Lighting Like You're Painting with Light

Overhead lighting is the enemy of luxury. I learned this the hard way early in my career when a client's stunning living room fell completely flat under harsh ceiling fixtures.

High-end spaces have at least three types of lighting working together:

• Ambient (your base layer)

• Task (functional spots)

• Accent (the drama makers)

In every room I design, I place lighting at three different heights: floor level, table level, and ceiling level. This creates depth and allows you to control the mood throughout the day. A single pendant light will never give you that resort-like atmosphere you're craving.

2. Embrace the Power of Negative Space

This principle separates amateur spaces from professional ones every single time. Luxury breathes.

I once had a client who wanted to fill every corner, every surface, every wall. The result felt like a high-end furniture showroom—impressive but not inviting. True luxury gives your eye places to rest.

My rule: For every "something," create space for "nothing." That empty corner isn't wasted space—it's intentional luxury. Your room should feel curated, not collected.

3. Invest in What You Touch Daily

Here's where I redirect clients who think luxury means expensive art and statement furniture. The real luxury is in the details your hands encounter every day.

Upgrade your:

• Door handles and cabinet hardware

• Light switches and outlet covers

• Faucets and drawer pulls

• Textiles you actually use (throw pillows, bath towels, bed linens)

• Solid Core Doors

• Natural Materials

• Heated Floors

These tactile experiences create subconscious luxury. When everything you touch feels substantial and well-made, your entire space elevates.

4. Create Intentional Focal Points (Not Accidental Chaos)

Every high-end room has one clear star—and everything else plays supporting roles. This is where most design (especially DIY) attempts fall apart.

I use what I call the "squint test." Stand in your doorway, squint your eyes, and see what draws your attention first. That should be intentional. If three different things are competing for attention, you've lost the luxury factor.

Choose your hero—a stunning piece of art, a beautiful view, an architectural feature—then design everything else to support that moment.

5. Honor the Architecture, Don't Fight It

I see this mistake constantly: trying to impose a design style that battles the bones of the space. Luxury feels effortless, like the design was always meant to be there.

Work with your room's natural proportions and architectural features. If you have beautiful crown molding, celebrate it. If your ceilings are low, embrace cozy rather than fighting for grand. The most expensive furniture in the world can't overcome poor spatial relationships.

6. Quality Over Quantity, Always

This principle has saved my clients thousands while creating more luxurious results. One perfect sofa beats three mediocre ones every time.

I'd rather see a room with five exceptional pieces than fifteen good ones. This doesn't necessarily mean expensive—it means intentional. A vintage piece you restored, a custom element you commissioned, or even a mass-market item you styled perfectly can become that quality anchor.

The luxury is in the editing, not the accumulation.

7. Design for All Five Senses

This is my secret weapon and what separates my spaces from pretty rooms that photograph well but don't feel special to live in.

Consider:

• Sound: How does the room absorb or reflect noise?

• Touch: Are surfaces inviting or off-putting?

• Smell: Does the space have a subtle, pleasant scent?

• Sight: Obviously crucial, but not the only sense that matters

• Taste: How does the room make you want to linger?

I learned this from staying in exceptional hotels around the world. The most memorable spaces engage multiple senses simultaneously. Add texture through natural materials, consider acoustics with soft furnishings, and yes, even think about scent.

The truth about luxury design? It's not about having unlimited budgets or access to trade-only showrooms. It's about understanding these fundamental principles and applying them consistently, or if you’re hiring a designer, making sure they do!

I've seen $50,000 rooms that feel cheap and $5,000 rooms that feel like a million dollars. The difference isn't the money—it's the methodology.

Start with one principle. Master it. Then move to the next. Your space will thank you, and more importantly, so will everyone who experiences it.
