Why did I enter our foster dog, Poppy? To raise awareness. After a year of giving her the run of the house, we realized her past trauma requires a quieter, ruff life. I came across this old photo today of me and my childhood best friend, and I couldn’t help but smile. If you look closely, you’ll see our daughters absolutely delighted as they crack Confetti Eggs over our heads. It’s messy, it’s chaotic, and looking back at this moment makes me incredibly nostalgic because it perfectly captures the soul of our town.

The Magic of the Monarch Migration

As a 30-year local insider, I’ve been watching the incredible migration of the monarch butterflies to our area for three decades. It is a magical phenomenon that never fails to captivate, and it’s a deeply rooted part of our local landscape.

Monarch butterflies have actually been making their way to the California coast for thousands of years. They begin arriving here in October and November to escape freezing temperatures, spending the winter huddled together in our coastal microclimates.

Their history here deepened in the 1870s when eucalyptus trees were planted in Goleta. Those trees grew into the towering groves at Ellwood Mesa, which now serve as one of the most famous overwintering sites in the country. If you see them fluttering actively in February, you are watching their grand finale—they are waking up as the weather warms, preparing for their long flight back!

We can help conserve and protect these beautiful visitors simply by what we choose to plant. Organizations like MonarchWatch.org provide wonderful resources, and local botanical experts emphasize planting native narrowleaf milkweed to support their life cycle, rather than the tropical varieties often sold in big-box stores.

Island View Nursery: Located right on Foothill Road in Carpinteria, this is a phenomenal hidden gem for exotic plants and garden art. It is an absolute treasure trove of lush tropicals, striking succulents, and unique outdoor furnishings that add incredible character to any coastal garden.

The Well: For those finishing touches that make a garden feel like an outdoor living room, The Well in Summerland and Carpinteria is unmatched. Their curated antique garden elements—from stunning stone planters to imported olive trees—instantly give your space a relaxed, coastal elegance.

After a long afternoon of planting milkweed and curating your outdoor spaces, there really is no better way to end the day than heading down to Miramar Beach to watch the sunset.

This Fourth of July, I’m feeling especially nostalgic.

Above is a photo of my three girls at the annual Montecito Fourth of July Pancake Breakfast, where our firefighters wake up before dawn to serve pancakes to the community before the day’s festivities begin. At the time, I remember feeling exhausted, convinced that life was moving at a snail’s pace and that my girls would stay little forever.

Then, I blinked.

Today, those three little girls have become three remarkable young women, each stepping into an exciting new chapter of life. As every parent knows, the days may feel long, but the years are incredibly short.

Serving on the Montecito Association has given me the privilege of experiencing these beloved traditions through a different lens. I no longer see them simply as annual events. I see them as the threads that connect generations.

There is something wonderfully timeless about a Fourth of July celebration that feels much the same as it did decades ago. Children still race in sack races and cheer during pie-eating contests. Neighbors line the streets for the “World’s Shortest Parade.” Families gather over pancakes served by our local firefighters. For a few hours, we’re reminded of a simpler time—when community came together not because we agreed on everything, but because we shared something bigger.

This year, as America celebrates 250 years of independence and the Montecito Association celebrates 30 years of hosting the Village 4th, I’m reminded that traditions matter. They give us roots. They connect the past to the present. They create memories that become part of our family’s story.

In a time when it’s easy to focus on what divides us, the Fourth of July offers something different. It reminds us that we are neighbors first. We are parents, grandparents, friends, and community members. We may come from different backgrounds and hold different beliefs, but we are united by our love for this country, our appreciation for this extraordinary community, and our desire to pass these traditions on to the next generation.

I hope you’ll join us this Fourth of July. Bring your family. Wave to your neighbors. Cheer for the parade. Eat pancakes served by our firefighters. Make memories that, years from now, you’ll look back on and realize were some of life’s most precious moments.

Because one day, you’ll blink, too.

Our welcome came from above: a bald eagle soaring over the lake, commanding our attention and inviting us to pause. It felt like a reminder that we had arrived exactly where we were meant to be.

Surrounded by 320 private acres and the wild beauty of Los Padres National Forest, Zaca Lake sits just off Foxen Canyon Road, where rolling hills and ancient oak trees lead to the gateway of the San Rafael Wilderness. Dramatic rock formations, towering trees, and a pristine lake create a landscape that feels both timeless and sacred. Standing at the water’s edge, I found myself wondering about its depth—a mystery known only to nature itself.

What struck me most was the irony that my husband, who moved to Santa Barbara in 1992 to attend UCSB, had never visited Zaca Lake. After more than three decades here, this remarkable place was still waiting to be discovered.

As we enter our empty-nesting chapter, we’ve been talking about spending more time in nature and embracing a slower pace. And that’s exactly what we found. We swam in the lake, immersed ourselves in a sound experience, and shared a farm-to-table meal with fellow guests gathered beneath the summer sky.

One of Santa Barbara’s greatest gifts is that discovery never ends. We often celebrate the coastline, the mountains, and the vineyards, yet there are still hidden places that surprise us, even after decades of calling this region home.

Thirty years in, I am still uncovering new corners of this extraordinary place.

As summer unfolds, may it bring you wonder. May it inspire you to step outside, seek beauty in unexpected places, and create space to slow down. Sometimes the most meaningful journeys are the ones waiting just beyond the familiar.

To cut through the noise, I’ve broken down the California Department of Insurance’s new “Sustainable Insurance Strategy.” Here is a quick, insider summary of what you need to know about the current state of our insurance market.

The Big Picture: Stabilizing the Market

For over 30 years, California’s insurance regulations remained largely unchanged, which contributed to an availability crisis that was only worsened by climate-driven risks and global inflation. The new Sustainable Insurance Strategy aims to modernize these outdated regulations, better address consumer needs, and increase the availability of coverage statewide.

Currently, there are over 8.3 million traditional homeowner policies in California, with the state’s average premium sitting at $1,571. By modernizing regulations while continuing a robust scrutiny of rates, the Department of Insurance has saved consumers over $6.6 billion since 2019.

The FAIR Plan and High-Risk Areas

The FAIR Plan—California’s “last resort” insurance pool—has seen its policy counts grow to over 668,000 as homeowners in higher-risk areas struggle to secure traditional coverage. While these short-term increases reflect recent market stress, the ultimate goal of the state’s strategy is to reduce reliance on the FAIR Plan and transition policies back to the competitive market.

Here is the most critical update for our beautiful, yet fire-prone, coastal communities: The strategy introduces a “first in history” requirement for insurance companies to write more policies in wildfire-distressed areas.

Insurers must commit to writing policies that cover at least 85% of properties in these identified distressed areas. The state has identified 662 ZIP codes as distressed areas to target these solutions. Over time, success will be measured by increased insurance availability and a long-term decrease in FAIR Plan usage.

Key Milestones and Market Progress

The strategy is already generating movement in the market. Here are a few notable milestones to keep an eye on:

Expanding Options: Six homeowners insurance groups are currently expanding in California under this new strategy, a notable increase compared to zero in 2025.

Modernizing Rate Reviews: The state is implementing comprehensive rate review reforms and introducing catastrophe modeling to bring stability back to the market and make rates more accurate.

Speeding Up Approvals: The average time to approve rate filings has dropped to 336 days, which is 16 days faster than the 2023 average. As of the first quarter of 2026, there are 28 homeowners rate filings under review.

Understanding these market analytics is crucial for protecting your investment. While the transition will take time, the requirement for insurers to expand coverage in distressed areas is a promising step forward for our local real estate landscape.

ADU Update

One of the most significant housing updates in Santa Barbara County this year has quietly arrived. The County recently launched a library of free, pre-approved Accessory Dwelling Unit (ADU) plans available to homeowners in unincorporated areas of Santa Barbara County. The goal is simple: reduce architectural costs, shorten permitting timelines, and make it easier for homeowners to add housing on existing properties.

For Montecito, Summerland, the Goleta Valley, and other unincorporated communities, this could be particularly impactful. ADUs are increasingly being used as guest houses, housing for aging parents, private offices, and long-term rental units. By removing much of the design and review process, the County hopes to reduce costs and encourage thoughtful housing expansion. The plans are available free of charge through the County’s Planning & Development Department. If you’ve been wanting to build an ADU or are curious about the process, I invite you to reach out and ask me any questions.

The Insurance Market May Finally Be Turning a Corner

For years, insurance availability has been one of the biggest concerns for homeowners throughout California’s coastal and wildfire-prone communities. While FAIR Plan policyholders will see an average premium increase of roughly 29% beginning with renewals after October 15, there is also encouraging news emerging beneath the headlines.

California’s recent insurance reforms are beginning to bring major carriers back into the marketplace. Several large insurers have already committed to writing additional policies in higher-risk areas, creating more options for homeowners who previously had few alternatives outside the FAIR Plan. For many local homeowners, now may be the ideal time to revisit insurance options before renewing existing coverage.

Highway Wildlife Crossing Plans

Construction continues on California’s ambitious Wallis Annenberg wildlife crossing project over Highway 101 near Agoura Hills. When completed, it will become the world’s largest wildlife crossing, reconnecting habitats long divided by the freeway and creating a safer migration corridor for mountain lions and other wildlife. While located south of Santa Barbara, it represents a broader commitment to conservation that resonates strongly throughout the Central Coast.

Q: Where is the actual inventory hiding?

A: Off-market. Right now, some of the most spectacular properties across Santa Barbara, Montecito, and Hope Ranch are quietly trading hands as “whisper listings” before they ever touch the public MLS.

Q: Why do so many homeowners hold onto their properties for so long?

The big takeaway here: 4 of these homes were sold before ever being listed, meaning much of the recent movement in the luxury market has been taking place privately. But then how do buyers hear about such homes? Through private connections: sellers may have agents discreetly present their homes to a small network of potential clients, preventing their home from sitting on the market for too long by not listing it until an interest base has been established.

This increase in off-market sales suggests strong buyer interest and excitement, although it may be more selective, given it’s being directed towards ultra-desirable, luxury properties. These quiet sales signify more buyers and sellers prioritizing privacy and strategic transactions, leaving new sellers to decide between going public or staying private.

Q1 2026: What’s Different

40% of Q1 2026 transactions in Santa Barbara closed with no mortgage. This signals that wealth and lifestyle-driven buyers are making cash offers at an elevated rate, even in a region with significantly higher average sale prices than the rest of the state. Strong buyer demand is still present. It’s just gotten more selective. Given the current statistics, now is the season for potential buyers to keep an eye out.

Candy’s Insight on Montecito & Santa Barbara Right Now: What I’ve Learned After 30 Years Living Here

I haven’t been in real estate forever, but I’ve lived here for 30 years. I’ve watched the waves of this market come and go. The moments when everything feels urgent… and the moments, like this one, when things get quieter and people start asking better questions.

So let’s start there, because these are the questions I’m hearing every day:

It’s settling, not stopping. Across South Santa Barbara County:

• Sales are slightly up (302 → 317, +5%)

• Average prices are down ($3.2M → $2.6M, -18%)

In Montecito:

• Sales are down (61 → 35, -43%)

• Average price softened ($6.7M → $5.8M, -12%)

That sounds dramatic, but it’s really a reset after a few unusually aggressive years (including a $60M sale that skewed averages).

Yes, and this is where the story gets interesting. Even though 2026 opened a bit slower, we’re already seeing strong movement at the top, evident in our recent Notable Sales:

• 1850 Jelinda Drive closed at $25.5M

→ Up 41% from its sale just 3 years ago

• 888 Lilac Drive closed at $25.957M

→ One of the standout sales of the year so far

And in 2025, there were 56 sales over $10M. That’s not a disappearing luxury market. It’s an increasingly selective one.

Because the market has shifted from emotional to intentional. Nearly 40% of the top sales this year have been off-market, including multiple deals between $10M–$17M+. Buyers are still stepping up. They’re just doing it more thoughtfully.

In some segments, yes, but that’s not the full picture. Montecito’s average is around $5.8M year-to-date, which is down from last year. But after living through multiple cycles here, I can tell you:

Prices move. Inventory is what anchors everything.

And we still have less inventory than we’ve had in past cycles. That’s the part people underestimate, and it’s why this market holds over time.

It depends on your mindset. Right now you have:

• Less competition

• More negotiating room

• More access (especially off-market)

The buyers stepping in today aren’t chasing, but choosing. Does this sound like your style?

This market rewards precision and intention. The homes that are selling are:

• Priced correctly from the start

• Thoughtfully presented

• Strategically positioned

Off-market sales have been one example of strategic presentation and positioning, providing a sense of exclusivity.

So what’s really happening?

After 30 years of living here, this moment feels familiar. It’s a recalibration. Not a downturn. Just a return to balance, where:

• Buyers are selective

• Sellers need to be strategic

• And the best properties still rise to the top

The Takeaway

With more than half the year ahead, momentum is already building, just in a more measured way. And if there’s one thing I’ve learned living here this long, it’s that the best opportunities in Montecito and Santa Barbara don’t show up when everything feels obvious.

They show up when the market gets quiet. People start paying closer attention. That’s exactly where we are right now.

Montecito’s new Fire Chief is Brian Fallon, who previously served in Victorville and Lompoc. The Carpinteria-Summerland district has new Fire Chief Dan Stefano, hailing from Orange County. And last but not least, SB County has appointed Garrett Huff as its new Fire Chief, given his nearby experience in Goleta.

Flexible-Use Draft Plan for State Street

The city recently released a draft for the State Street master plan, which proposes installing about a mile of retractable bollards between Gutierrez and Sola, as well as expanding the sidewalks to about 30 feet. This would prioritize pedestrians and cyclists from 10 a.m. to 10 p.m., whereas vehicle access for deliveries, garbage collection and construction services would still be available from 10 p.m. to 10 a.m. See the details here!
