The MTA is running a survey on bus service and I highly recommend to take some 15 minutes to complete it. We all know and agree that the M14A/D is a vital transit service for a significant component of the neighborhood, that the M22 doesn’t run often enough, and that the M21 is a myth made up to make gaslight the public, so why not spend some time asking for better service?

Below are three samples you can copy and paste into your response in case you’re not feeling like writing it all out. I’m mainly calling for increased frequency, but also call out for a bus lane on Houston St.

For M14A/D

M14A/D frequency should be improved to accommodate the high number of riders along this route. It is a vital transit route for myself to get across the neighborhood and lower Manhattan but also for disabled neighbors that can’t access East Broadway Station or Delancey/Essex Station and may rely on the accessible 1st Avenue L station.

For M22

M22 frequency should be improved to accommodate the high number potential for ridership along this route. It is a vital transit route for myself to access Chinatown and the Financial District but also for disabled neighbors that can’t access East Broadway Station. Additionally, this is the only public transit route that runs along its corridor, granting me access to parts of downtown not well served by the subway.

For M21

M21 service should be overhauled to provide greater frequency, reliability, and speed. This bus is the least reliable bus on the Lower East Side but is the only one that allows for East to West connectivity along Houston Street, which is extremely important commercially for all neighborhoods along the route but also for disabled riders to access the accessible Broadway/Lafayette subway station. In addition, a bus lane or some type of public road adjustment should be considered to allow for quicker speeds on busy Houston St roads.

Correction: First bullet edited to clarify that this summer's prototype will not be open to the public, and that the 2027 version will not be the complete facility. Apologies for the confusion.

Seems like now the community’s got a concrete timeline:

• Summer 2026: "Pilot pool" installed on East River

• Summer 2027: "Pilot pool" opens to the public with limited capacity (if trial goes according to plan)

At least that’s what +Pool organizers stated at the Parks Committee update for CB3 on March 12th.

They provided plenty of detail for this summer’s trial and revealed how serious they are on their promise to return the river to city residents.

To be clear, the pool water won’t be like the water at Hamilton Fish. The water you’ll be swimming in will be a faithful representation of the exact type of water found just underneath the pool on the East River. This means that the water will be cold, non-potable, and brackish. Yes, that means that the pool will be a mix of salt and fresh water.

There won’t be any chlorine either. The water here is entirely mechanically filtered, rather than chemically filtered, meaning that their cleansing techniques will mirror those of the ocean more than those of your typical backyard pool. A series of filters less than 2 millimeters wide are employed to filter out larger solids that may find their way into the system. And yes, +Pool’s tests have so far shown that mechanical filtration is as effective or more than chemical filtering.

Attendees had some questions about the pool’s operations, both in the trial and final versions. Organizers answered that the aim was to have the final pool open for 6-month period every year. Lifeguards would be staffed with +Pool employees instead of NYC lifeguards and admission to the trial pool would be limited to approximately 30 swimmers, who must likely book a two-hour slot through a reservation system. Eventually, operators would also be open to discussing “community hours” that would grant preference to neighborhood residents.

The latest spot from the team that runs Corima on Allen Street and Vato in Brooklyn opens today at 37 Market Street, replacing Dali NYC. The vibes are much more casual than at their single Michelin Star restaurant Corima but the food and beverage’s thoughtfulness are likely to be as high. Be on the lookout for the carne asada style burger and a drinks menu crafted by Beverage Director Edward Hardebeck.

As for the name, seems like chucho can mean many things in Mexican Spanish, including a term of endearment or a way to refer to a dog. I assume it’s more likely the former.

City officials announced plans to once again reconstruct East River Park, citing updated climate projections that call for an additional two feet of elevation. The project, expected to begin later this decade, will require dismantling portions of the recently completed East River Park. Residents expressed frustration over renewed disruptions, while officials emphasized long-term flood protection needs as sea level forecasts continue to evolve. Cortney and Robert Novogratz, long-time downtown Manhattan residents and famous interior renovators, have bought 341 Grand Street for an unknown sum. The purchase was announced on their social media on March 17th, and marks the end of a prolonged period of deterioration for the prime Lower East Side address.

The three-store building, constructed in 1910, has been empty for at least two decades. The most recent tenants were short-lived, but from sometime in the 1940s to the early 1990s, the ground floor of the building was home to the Grand Dairy Restaurant, one of dozens of kosher sit-downs in the then-heavily Jewish neighborhood.

The Lo-Down reported back in 2015 on efforts to rent (or buy) the space and found that the landlord was requesting $25,000 for the entire building, a quote realtors at the time believed to be unrealistic for a building in such poor shape. It’s safe to say that it remains unrealistic ten years on, even with all nearby retail rents exploding since.

The development of the Grand Dairy building, as some have called it, seems to have fallen in good hands. The Novogratzes are a couple with decades of restoration experience and they are working with DKBDC, a “luxury construction company”, to fix the place up. Their plans, however, are entirely unknown, though I hope and pray the bottom floor remains ground floor retail. Given that the Novogratzes recently sold their Greenwich Village townhome (for $20.8mm) last year, the second and third floors may just be their new address.

New pizza parlor on the block, Hots Pizza, has replaced the old, classic NYC pizza shop that had been there since 2013. Hots is offering seven pizza types by the slice or full pies. As of February 28th, it’s also now open till 10PM on East Broadway. The shop comes from the operators of Little Canal a bit further down the street.

For oven they decided on a Pizza Master 743, a wise choice given the space constraints, bit to dough ratio, and pizza-flour density (I have no idea what I’m talking about).

I checked out the 1940s street pictures and found that the space was once home to a soda/cigar shop, seemingly next to a Jewish newspaper building.

Winter is almost over. That means the sluggish (local) news cycle period is about to break. In the meantime, enjoy the few tidbits of change coming your neighborhoood’s way.

• REIT Buys VITAL Gym Space [Commercial Observer]: The $34 million acquisition of VITAL’s LES home at 180 Broome was quickly followed by the acquisition of their other original location in Williamsburg by the same real estate investment trust, EPR Partners.

• CB3 Considers Plea to Overhaul Essex Market Management (The Lo-Down): Ed Litvak covers CB3’s attempt to draft a resolution urging city hall to consider an “alternative management structure” at Essex Market. Read this article for all the background.

• Vladeck Park to Receive City Funding [The Lo-Down]: The $50 million funding targets 10 parks that have not received significant public investment in at least 20 years.

• Ernesto’s East Broadway Building Bought for $8mm [MAFH]: The six-story building was last sold in 2013 when it looked like this. No worries for Ernesto’s though, their lease ends in 2028.

• BabySips to Open Larger Bushwick Wine Bar [Eater NY]: They’re less than a year in but all signs point to a successful first months in business as owners Zoe Clifton and David Wilson eye a spring opening for Bodega Nights at 425 Troutman St.

• Essex Market Among EDC-Managed Food Markets Operating at a Loss [Gothamist]: The feel good slant of the article disguises the reality that food at Essex Market is no cheaper (and likely more expensive) than what you can find elsewhere on the Lower East Side. It’s great that that rents are subsidized for legacy vendors and for successful businesses like once-fledgling Dhamaka, but I’ve personally not seen that reflected in prices for consumers. Time for a second round of comparing supermarket prices?

• 169 Bar Faces Alleged Landlord Harassment [Page Six]: Speculation of what the hell’s gonna happen to 169 bar started long before this article. On Feb 26th, they posted a bizarre 19 pic carousel post on Instagram, alleging all types of harassment from the landlord. Blowtorches, wigs, theft, illegal eviction, it’s there. Both parties are due in court on April 2nd and Page Six has a decent summary of the situation.

A new omakase bar led by an all-women team opened up at 92 Ludlow on February 12 just below Delancey. The omakase and kaiseki experience is offered to two parties a night, each with ten seats and lasting 16 courses across two hours. The space also features a fancy cocktail lounge.

Anbā is open from 5PM Wednesday through Saturday, staying open until 2AM on weekend nights. Good luck trying to find it though. My guess is that it’s one of these two doors to the right of Chantelle. To be honest I don’t know. On this one stretch they’ve got four doors! It’s only like 20 feet and they got four doors. Unbelievable.

I’ve included a view of the block from 2009, when the Chantelle hadn’t even moved in yet. Seems like that address just south of Anbā is forever condemned to vacancy. Shame.

Beto’s Carnitas and Guisados at 69 Clinton, a first restaurant for co-owners and couple Tahiz Gonzalez (of Mexico City) and Connor Kaminski (of Maryland). They’re mainly offering tacos and tortas (Mexican sandwiches) in a small space just north of Rivington, where they replaced Izakaya Ronin. The couple signed the lease in November of last year and moved quickly to open on February 20th. They’re still on the hunt for a liquor license.

The name comes from Gonzalez’s father’s name “Umberto”. Beto’s is open till 12AM on weekends and is closed Sunday and Monday.

Just up the block, Hawaii’s signature huli huli chicken has found a home following the opening of Huli Huli on January 30th. The dish, meaning “turn turn” in Hawaiin, is a small, simple, and cheap takeout concept from the same team that brought Noreetuh to the East Village. Huli Huli also offers fried chicken and furikake fries, which are a popular Hawaiian-Japanese fusion side. Reviews online say meals cost $14 max.

The space was a restaurant called Froggy’s a couple years back, and before that was a garment shop. I’ve included a shot of the building from the 40s too!

Huli Huli is open Tuesday-Saturday from 5PM-9PM.

A new bar is taking over 153 Bowery this spring, offering a specialized alpine wine list as well as a sizable menu in a relatively large space. Crybaby’s 70 seats will accommodate those who fancy some charcuterie and choux (French cold pastries), and wines by the glass start off relatively affordable - their beta menu on the liquor license application lists their cheapest white, red, or rose at only $10. It’s about time someone imports French concepts without forgetting French prices.

The partners on the project include Jeffrey Rogers, Amber Strickland, and sommelier Cameron Philip, who used to work at Flatiron chicken restaurant Cocodaq. The name is a bit of a mystery. As quoted in Eater NY:

The trio shares a love for apres-ski foods and culture — and also all resonate with the cheeky name. ‘We’re all crybabies,’ Strickland says. ‘Everybody in the city is a crybaby in every positive and negative way, in every way one could exude emotions.’

‘What if we actually got to build something meaningful and special,’ Philip says, ‘where we all belonged and had a place and didn’t get gaslit every day about the things that we’re passionate or frustrated by?’

I don’t understand what they’re getting at, but if the gaslighting they’re referring to are the glasses of $20 wine I’m seeing everywhere I’d be inclined to agree.

Before Crybaby, 153 Bowery was a Blueman Hardware store for over a decade. This opening will be the latest example of the gradual replacement of supply stores along The Bowery.

Yesterday, January 29th, ICE agents entered the Lower East Side where they searched coffeeshops and warehouses across streets like Orchard, Broome, Allen, and Eldridge. They reportedly entered Café Colmado, Bar Contra, Cervos, and Saigon Social Club, though I have not been able to personally confirm these reports.

Now today, the general strike organized to protest ICE actions across the country is having a real impact across our neighborhood. Dozens of restaurants are closed or at least donating a portion of their revenues to immigrant support centers, namely the New York Immigrant Coalition (NYIC) and Immigrant Defense Project. • Sweet Pickle Books Expands [Insta]: SPB opened a rare bookstore at 47 Orchard St just next door to their current space. Visits are by appointment only.

• 169 Bar Fighting Landlord [Insta]: 169 Bar announced on social media that they are in a legal fight with their landlord.

• Corlears Hook Ferry Route Changes [EDC]: Direct trips to DUMBO are no longer. New York City’s Economic Development Corporation announced that ferries leaving Corlears Hook will now stop at East 34th St if northbound and at Wall Street’s Pier 11 if southbound. Disappointed to lost the only direct access to Brooklyn the eastern part of the neighborhood had.

• The Bowery’s New Museum Announces March 21st Opening [Lo-Down]: It’s as bland as its older sibling, but does offer 120,000 sq ft of gallery and artist studio space. Traven Rice of the Lo-Down reports that free opening weekend tickets will go live sometime in February.

• LESPI Pushes to Landmark St. Mary’s Church [Lo-Down]: The church, built in 1833, was the subject of CB3’s Landmarks Committee meeting on January 15th. The Lower East Side Preservation Initiative (LESPI) is lobbying for its designation with the NYC Landmarks Preservation Commission and is asking supporters to write in their support.

• Drunk Driver That Killed 4 at Corlears Hook Park Sentenced [Gothamist]: Daniel Hayden received a 24-year sentence for driving his Ford-150 into the park on a summer night, killing four Lower East Siders, including three Vladeck Houses residents. Hayden was, ironically, a substance abuse counselor, and unironically, from New Jersey.

• Clinton St Hit-and-Run Suspect Arrested [Streetsblog]: A follow up to a story posted last time, cops arrested a hit-and-run suspect two days after a pedestrian on Clinton St was killed. The suspect’s car was found in the Bronx and towed all the way back down to the 7th Precinct. He was detained after arriving to attempt to retrieve his vehicle.

• New Restaurant Replacing Broome St Kalye [WhatNow]: Emily McGinn, who I noticed a couple months ago was posting Lower East Side restaurant opening weeks before I could get a chance to, reported that an Italian-Asian fusion restaurant is coming to 251 Broome and taking over Kalye’s former space, pending a liquor license.

• Major Essex Crossing Tenant Upgrade [WhatNow]: Emily McGinn also reported that a cultural center named Canyon is seeking a liquor license at the ground and underground level of 200 Broome St. This is the same space purchased by the Rosenkranz Foundation in 2025. She reports that Canyon NYC “will feature a restaurant, a cafe, multiple bars and 18,000 square feet of galleries.”

• New Social Club on East Broadway [Insta]: Reign, the successor to the controversial Sovereign House event space on East Broadway, is now open and accepting applications to its member’s club. Annual dues are $1,500 for those under 27, the rest are $3,000. The small front-facing segment of the space remains open to the public as an exhibition space and ephemera store.

• New Pizza on East Broadway [Insta]: After months of work, Little Canal has finally opened Hots Pizza, its pizza joint at 181 East Broadway.

• Landmark Status for St. Mary’s [CB3]: The Lower East Side Preservation Initiative (LESPI) is proposing landmark status for St. Mary’s Church at 440 Grand St. The matter will be discussed by Community Board 3’s Landmark’s Committee on January 15th at 131 Broome Street (Grand Street Guild).

• Street Named After Marvel Cartoonist [AMNY]: Essex St, between Rivington and Delancey, is to be co-named Jack Kirby Way after approval from City Council. Kirby “went on to co-create much of ‘the Marvel Universe,’” according to the AMNY article, including characters such as Iron Man and Hulk. Kirby was raised at 157 Essex St.

Chin Up Bar, a new cocktail bar from a couple familiar faces, officially opened at 171 Chrystie Street on Tuesday, December 16th. The spot’s headed by Brian Gummert and Blake Walker, both of whom have long ties to the neighborhood. Brian owns Subject, the cocktail bar on the corner of Houston and Suffolk, while Blake bartended at Subject as well as at the pandemic victim Nitecap, whose Rivington storefront remains empty to this day. Brian’s also (likely) the first Omahan I’ve ever met; he moved here 10 years ago after staying at an AirBnB above Subject, meeting the original owner, and being offered a job there just a few days after returning home to Nebraska.

Because of their experience with the area, the location was no accident. Both were interested in areas they were familiar with and were also attracted by a rare chance to work with a blank slate space (the building is a post-pandemic build) that offered high ceilings. To pay homage to the neighborhood they’ve dedicated a good chunk of their working lives to, they selected Ori Carino, a life-long Lower East Side artist, to design the sky-like murals decorating the ceiling.

Note: this is a gin bar. That means that, along with the seafood oriented menu (to be released soon), it’s all about the martinis, the old-fashioneds, and the negronis here.

• Frank’s Bike Shop [Lo-Down]: Frank Arroyo, founder and owner of Frank’s Bike Shop at 553 Grand St, passed away in early December at age 81. The Lo-Down briefly covered his passing.

• Rep. Dan Goldman Primary Challenger [Gothamist]: In case you live under a rock, current City Comptroller Brad Lander is running for Congress. He faces current Democratic Congressman Dan Goldman, a former prosecutor whose relatively strong support for Israel and family fortune have made him a target.

• Final Days at Bluestockings [EV Grieve]: Bluestockings final day is December 27th, with all their inventory currently on sale or being given away. The landlord has set rent for the 2.5k sq ft of space at $14k a month. Link

• 202 Broome Purchased [Crains]: For $56 million, Morgan Stanley has bought one of Essex Crossing’s spaces - the one that hosts NYU Langone at the foot of the Williamsburg Bridge. It’s not the first company to buy at Essex Crossing this year. The Rosenkranz Foundation purchased the underground space at 202 Broome in May.

• Illegal Truck Routes on Clinton St [Hell Gate]: The absurd reality that Clinton Street serves as an entry point to Manhattan for thousands of vehicles off the Williamsburg Bridge is compounded by the fact heavy trucks are illegally using the route to bypass traffic. Please reach out if you would like to become involved in efforts to address the issue.

• Foreclosure on 75 Essex [Crains]: Don’t have the subscription for this one, but a lender has moved to take possession of 75 Essex St (large building on Essex and Broome intersection) through foreclosure.

• New Pizza on the Bowery [Commercial Observer]: A thin crust pizza parlor is coming to the Bowery near Houston. Rent was $22k a month for 5k sq ft of space. Link

• Brunch at LeCiel [LeCiel]: Recently opened LeCiel located on Rivington is now offering brunch on weekends from 11AM-3PM.

SC103 is (or perhaps was) an indie fashion brand founded pre-pandemic by Pratt graduates Claire McKinney and Sophie Andes-Gascon. The name comes from the number of an apartment they shared. The store opened on last Friday, December 12th at 25 Henry Street and was significant enough to get a write-up in Vogue. The location was previously an art gallery, and a Chinatown beauty salon before that. Hours are 12PM-7PM but only Friday-Sunday through the end of December.

As the west-ward creep of small fashion brands, coffee shops, and low-key galleries deep into Two Bridges continues, Maryam Nassir Zadeh announced the December closure of their store at 123 Norfolk (near the intersection with Rivington). They had been there since 2008.

This place was always a mystery to me. I know it’s a popular and intentional choice among high-end retailers to sparsely populate one’s store with merchandise but, due to the oft-changing interior and lack of customers inside, this storefront was always high up there in my “NYC’s most likely to be a money laundering front” ranking. Nevertheless, MNZ remains active online and will continue operations at their Paris location. Congrats for 17 years in the heart of the Lower East Side.
