But I left you with a question, not an answer. So let&#8217;s actually answer it.</p><p>Every listing that&#8217;s sitting has the same problem underneath it, whether it&#8217;s $300,000 or $3 million: nobody&#8217;s asked who actually wants this house. Not houses like it. This one. Most agents skip that question entirely and go straight to the tactics &#8212; better photos, a price cut, boosting the post. All of that might help. They&#8217;ve researched the school district, cross-referenced commute times, probably found three other listings that look similar on paper. The knowledge they&#8217;re walking in with is significant &#8212; and if your marketing doesn&#8217;t already answer what they&#8217;re asking, you&#8217;re already behind before the conversation starts. This isn&#8217;t new behavior. It&#8217;s just gotten more thorough, faster, and harder to ignore.</p><p>So before you touch another listing description, sit with these &#8212; and I mean actually sit with them, not skim past them nodding.</p><p><strong>What is the single biggest reason someone would buy </strong><em><strong>this</strong></em><strong> house &#8212; specifically, not houses like it?</strong><br>Not &#8220;great natural light&#8221; or &#8220;updated kitchen.&#8221; Every listing says that. What&#8217;s the actual, specific pull &#8212; the thing that&#8217;s true of this house and not the one two doors down. If you can&#8217;t answer this in one sentence, that&#8217;s the real problem. Not the price. Not the photos. You don&#8217;t know what you&#8217;re selling yet.</p><p><strong>Who is that person?</strong><br>Not a persona. Not &#8220;young families&#8221; or &#8220;move-up buyers.&#8221; An actual profile &#8212; where are they relocating from, what stage of life are they in, what are they trading up or down from, what&#8217;s their timeline actually driven by. A retiring couple downsizing out of a five-bedroom is chasing something completely different than a family relocating for a new job. They don&#8217;t respond to the same language, the same photos, or the same urgency. Guessing wrong here means everything downstream is built on the wrong foundation.</p><p><strong>What&#8217;s already drawing people to this community?</strong><br>Schools, a specific employer, a lifestyle, proximity to something real &#8212; water, a downtown corridor, a hospital system that&#8217;s hiring. Every community has a gravitational pull. Most agents never name it out loud, which means they never market to it either. Find the pull. Then make sure your listing is speaking directly to the people already being pulled.</p>

I was in the area early, errands already half-done, and I wandered in on a whim. The woman who helped me might be one of the nicest people I&#8217;ve ever dealt with in a retail setting, period. They run little community events out of the place. It was, without question, the best part of my Sunday.</p><p>I&#8217;ve always read a lot. But there was a stretch &#8212; when life got too full, too structured, too much of everything at once &#8212; where I stopped completely. Then came a year of real change. A layoff. Figuring out what I actually wanted, instead of what I&#8217;d been doing on autopilot. It was stressful in a way that&#8217;s hard to describe unless you&#8217;ve lived it. And somewhere in that stretch, I started reading again. Nothing work-related. Nothing I had to think about. And it did something else, too &#8212; it cracked a door back open that I didn&#8217;t realize I&#8217;d shut. For a long time, I didn&#8217;t think of myself as creative. My life had gotten so structured that I&#8217;d stopped leaving room for it. That wasn&#8217;t the wrong call, at the time &#8212; it was the right decision for that season. But it was still a limit. And I don&#8217;t want to keep living inside limits I don&#8217;t have to.</p><p><strong>Here&#8217;s what I actually want to say.</strong></p><p>Creativity isn&#8217;t just art, or reading, or whatever your version of a bookstore on a Sunday morning is. It&#8217;s a business advantage. Right now, more than most years I can remember, agents need it.</p><p>The market&#8217;s uneven right now. Some areas are stuck. Listings are sitting. And when things get hard, most people&#8217;s instinct is to do exactly what they&#8217;ve always done, just harder &#8212; post it to MLS, let it filter through Zillow and Realtor.com, and call that marketing. It isn&#8217;t. That&#8217;s the difference between a listing agent and a selling agent. One puts a house on the market. The other sells it. Those are not the same job, even though they get paid the same commission.</p><p>So here&#8217;s the question I&#8217;d ask instead: <strong>what if you did it differently?</strong></p><p>Not differently for the sake of different. Differently on purpose. What if the listing that&#8217;s been sitting got a marketing angle nobody else in your market would think to try? What if the experience you keep saying you&#8217;ve &#8220;always wanted&#8221; for your business &#8212; you actually built it, instead of waiting for the right season to deserve it? few months ago I sat down and recorded an episode of <a href="https://www.youtube.com/watch?v=-y6TBnxdAdE">Ohio Realtors&#8217; </a><em><a href="https://www.youtube.com/watch?v=-y6TBnxdAdE">The Real View</a></em><a href="https://www.youtube.com/watch?v=-y6TBnxdAdE">.</a> It went live last week, and I talked mostly about branding &#8212; but not in the way people usually mean it.</p><p>Before we ever got to platforms or content calendars, I said the thing I actually believe: <strong>you have to know what you&#8217;re genuinely good at before any of the rest of it matters.</strong> Not what you think sounds impressive. What people close to you would say if you asked them. Sometimes it&#8217;s not even real-estate-shaped &#8212; project management, a green thumb, knowing every school zone in a five-mile radius cold. That&#8217;s still a brand. Nobody trusts a strategy. They trust a person.</em></p><p>Once you know that, the rest gets almost mechanical &#8212; in a good way. Same photo, same name, everywhere. Zillow, Realtor.com, LinkedIn, your socials. It sounds small. It isn&#8217;t. Every place your name and your face don&#8217;t match is a place someone almost recognized you and didn&#8217;t. Audit it once a year. Ten minutes, maybe less.</p><p>And here&#8217;s the permission slip I gave that room, and I&#8217;ll give it to you too: <strong>you do not have to be on five platforms.</strong> Pick one or two that actually match where your people are, and go all the way in on those. Guilt-free. Done well beats done partially everywhere, every time.</p><p>Because here&#8217;s what I see constantly: agents get so overwhelmed trying to be everywhere that they end up doing nothing at all. And even the ones who push through the overwhelm often default to the same move &#8212; cut, paste, repost, repeat. That&#8217;s not being rewarded anymore. It never really connected in the first place. Social media isn&#8217;t the end-all. It&#8217;s one tool, and it only works once you&#8217;ve done the harder thing first: actually knowing who your client is. Not a demographic. Not a persona. The real person, with real frustrations and a real reason they&#8217;ll trust you over the next agent. That&#8217;s not a marketing tactic. I was a nice, trusting person who genuinely did not know how to read a room. I&#8217;d get pulled into meetings with executives who were outspoken, brazen, used to being the loudest voice at the table &#8212; and I&#8217;d come home feeling like a failure. Regularly.</p><p>My husband at the time grew up in wealth, around high producers &#8212; he knew how people thought, talked, ran their businesses, what they expected walking into a room. One night, frustrated, I told him how it felt. And he said something that changed how I moved through the rest of my career: <em>you are not less intelligent. You are not a failure. You are just at a different point in your career and your life than the people around you. You can learn. You can grow.</em></p><p>It was tough. Heartbreaking, some days. Full of letdowns. But I am significantly stronger now than that young woman could have pictured. And somewhere in that stretch, I learned that listening &#8212; actually listening, not performing patience while waiting to talk &#8212; was one of the best tools I had. Confidence was never about how much I could get out of my mouth to prove I belonged. That&#8217;s a turn-off, honestly, and most people can feel it the second it starts. Real confidence looked more like knowing when to speak, saying exactly what needed saying, and trusting that I didn&#8217;t have to educate the whole room to be taken seriously.</p><p>That&#8217;s branding too, in the end. Not the loudest voice. The one that&#8217;s actually worth listening to.</p><p>This is the same thing running underneath &#8220;<em><strong>The Standard, Part Two</strong>&#8221;</em> &#8212; the piece I published this week. A standard isn&#8217;t performed for whoever happens to be watching. It&#8217;s what&#8217;s true about how you operate, in the meeting or on the mic. Not just the macro numbers &#8212; the micro market, where their buyers were actually coming from, what was pulling people in from other places. They could speak to it without ever sounding like they were performing expertise. It wasn&#8217;t boisterous. It was just what they knew, stated plainly, backed by specifics. That&#8217;s the floor everything else gets built on &#8212; no matter what market you&#8217;re in, being able to speak clearly and specifically about it, without talking down to anyone, is where the Doesn&#8217;t matter if we just sat down. Doesn&#8217;t matter if everyone else at the table wants to stay.</p><p>My kids know it. My friends know it. It&#8217;s not even a discussion at this point &#8212; it&#8217;s just a fact about me, like knowing I love coffee or that I am almost obsessively wired to think around the corner. To anticipate. To see what&#8217;s coming before it arrives. I don&#8217;t always get it right &#8212; but the instinct never turns off.</p><p>A dirty bathroom tells me everything I need to know about what&#8217;s happening in the kitchen. About what the people running that place actually care about when no one important is watching.</p><p>The little things are never just the little things.</p><div><hr></div><p>I&#8217;ve been thinking about this a lot lately &#8212; about standards, and what it actually means to have one.</p><p>Not the version you put in your bio. Not the one you describe in a listing presentation. The real one. The standard you hold yourself to when the deal is slow and nobody&#8217;s paying attention and it would be very easy, very human, to let something slide just this once.</p><p>That standard &#8212; or the absence of it &#8212; is the foundation everything else is built on.</p><p>I spent years working inside luxury brands, watching how the best ones operated. And the thing that always struck me wasn&#8217;t the marble lobbies or the thread counts or the price points. It was the consistency. The way the standard didn&#8217;t waver depending on who was watching or how busy things got.</p><p>Horst Schulze, one of the founders of the Ritz-Carlton, built an entire operating philosophy around this idea. The standard wasn&#8217;t handed down from the top and reluctantly followed &#8212; it was owned. By every person in the building. From the general manager to the person turning down the beds at night. The idea was simple and radical at the same time: you are a lady or a gentleman serving ladies and gentlemen. That&#8217;s not a job description. Not really.</p><p>They have intentions. They have a general sense of wanting to do good work. But they haven&#8217;t sat down and decided &#8212; specifically, deliberately &#8212; what they will and won&#8217;t accept from themselves. What the non-negotiables are. What the little things are that matter to them even when no one else is keeping score.</p><p>And so things slide. Gradually, quietly, in ways that feel completely reasonable in the moment.</p><p>The follow-up email that goes out a day late. The detail in the listing that doesn&#8217;t get double-checked. The client who doesn&#8217;t hear from you between milestones because nothing urgent has come up. The personal touch that got dropped somewhere in a busy quarter and never came back.</p><p>Nobody says anything. But people notice.</p><p>They always notice.</p><div><hr></div><p>So here are a few questions worth sitting with &#8212; not to judge where you are, but to start defining where you want to be.</p><p><strong>What does your standard actually look like &#8212; written down, specifically?</strong> Not &#8220;I provide great service.&#8221; The actual behaviors. The response time. The follow-through. The things you do every single time regardless of the size of the deal or the difficulty of the client.</p><p><strong>What are the little things that matter to you &#8212; even when no one is watching?</strong> The bathroom test, in whatever form it takes for your business. The details that tell you &#8212; and anyone paying attention &#8212; what you actually care about.</p><p><strong>Where have you been letting things slide?</strong> Not as a judgment. Just as an honest look. Because the slide is almost always gradual. And the first step to reversing it is being willing to see it.</p><p><strong>Does your standard still fit the season you&#8217;re in?</strong> This is the one people miss. A standard that served you in Season One won&#8217;t carry you through Season Three. Your clients&#8217; expectations grow as your business grows. It isn&#8217;t perfectionism. It isn&#8217;t about being difficult or demanding for its own sake.</p><p>It&#8217;s confidence. It&#8217;s knowing your worth and building a business that reflects it. It&#8217;s the thing that makes you recognizable &#8212; not because of your marketing, but because of how you actually show up, every time, in the moments that don&#8217;t make it into your highlights.</p><p>The standard is the foundation. And eventually &#8212; when you hold it long enough, when it becomes second nature, when it stops being a checklist and starts being who you are &#8212;</p><p>It becomes the craft.</p><p>There&#8217;s a lot more to say about that. Dark film. A lot of bad things happening. And a woman in it says something &#8212; subtitled, quiet &#8212; that he can&#8217;t stop thinking about.</p><p>The idea is this: we let anxiety set limits on emotion. On feeling. On grief. We trick ourselves into believing those limits are real because fear told us they were.</p><p>He says he keeps thinking about how none of it is real. That there are no limits.</p><p>I haven&#8217;t been able to stop thinking about it either.</p><div><hr></div><p>Because here&#8217;s what I know about anxiety: it is rooted in fear. And fear is extraordinarily good at disguising itself as reason.</p><p>It tells you the market is too uncertain to make a move. It tells you that you&#8217;ve missed your window, that everyone else figured it out already, that the agents doing better than you must know something you don&#8217;t. Not what I&#8217;m supposed to say drives me &#8212; what actually does.</p><p>Three things keep coming up.</p><p>The first is taking something that feels like it belongs only in a certain world &#8212; luxury, high performance, the standards of iconic brands &#8212; and finding where those same principles apply everywhere else. Because they do. The care, the intention, the standard you hold yourself to &#8212; none of that is reserved for a price point. It&#8217;s available to anyone willing to claim it.</p><p>The second is creating calm inside chaos. I think this one comes from living a life that hasn&#8217;t always been simple. I&#8217;ve had to read rooms, read people, find the path through when everything felt like noise. I can walk into a situation that&#8217;s overwhelming and see the holes, the opportunities, the place to start. That&#8217;s not a skill I learned in a classroom. It&#8217;s something that got built.</p><p>The third is storytelling. Connecting ideas to people and people to each other through the specific, true, lived detail that nobody else has because nobody else lived it. This is the thing I believe most in right now &#8212; that your story, told honestly, is your greatest competitive advantage. Especially here. Especially now.</p><p>When I&#8217;m working inside those three things, fear doesn&#8217;t have much room to operate. There&#8217;s no space for the limits it wants to set because I&#8217;m too busy actually building.</p><p>That&#8217;s not an accident. That&#8217;s what passion does.</p><div><hr></div><p>On AI &#8212; because it keeps coming up and I keep having thoughts about it.</p><p>There are two very loud camps right now. One side says this changes everything, replaces everything, renders most of what you do obsolete. The other side says it&#8217;s overhyped, it&#8217;ll pass, don&#8217;t worry about it.</p><p>Reality, as usual, lives somewhere in the middle.</p><p>I think of technology like a pendulum. It swings hard in one direction &#8212; the noise gets overwhelming, the predictions get extreme &#8212; and then it swings back. And eventually it settles somewhere new. A new equilibrium. Not where the loudest voices said it would land, but somewhere more human than that.</p><p>AI will be shaped by how people actually use it. It won&#8217;t replace creativity. It won&#8217;t replace genuine connection. It won&#8217;t replace the specific, irreplaceable thing you bring because of who you are and what you&#8217;ve lived.</p><p>But dismissing it entirely, refusing to understand even the basics of how it works &#8212; that puts you behind in a way that&#8217;s hard to recover from.</p><p>The answer isn&#8217;t fear in either direction. It&#8217;s curiosity. It&#8217;s selective adoption. There is only your moment. And knowing whether this is actually your moment requires asking yourself some questions that most real estate conversations skip entirely.</p><p>But before we get to the questions, I want to talk about something that doesn&#8217;t get said enough in real estate &#8212; or honestly, in any industry where trust is the whole product.</p><p><strong>You cannot fake genuine.</strong></p><p>People know. They have always known. Your kids know it. My kids know it. Gen Z has made an entire cultural identity out of calling it out &#8212; and they are not wrong.</p><p>Remember Larry from <em>Three&#8217;s Company</em>? Every scene he walked into you could feel the angle coming. The smile was too wide, the compliment landed half a second too late. Exhausting to watch, impossible to trust.</p><p>Or Eddie Haskell from <em>Leave It to Beaver</em> &#8212; the gold standard of two-faced. Charming to the parents, insufferable the second they left the room. Everyone in the neighborhood knew. The Cleavers were the last to figure it out.</p><p>More recently &#8212; the MLM message that slides into your DMs out of nowhere. &#8220;Hey girlie, just thinking about you &#128149;.&#8221; Nobody is fooled. Everyone screenshots it.</p><p>The reason these characters are so cringe-inducing &#8212; the reason they&#8217;ve lasted as cultural shorthand for decades &#8212; is that we are wired to detect inauthenticity. It registers before we can even name it. A pause that&#8217;s too calculated. A compliment that&#8217;s too smooth. A follow-up that arrives exactly when it&#8217;s supposed to and feels like exactly that &#8212; a follow-up that was supposed to arrive.</p><p>Real estate has a version of this problem. And it costs agents more business than any market condition ever has.</p><p>The clients who refer you, who come back, who tell their friends &#8212; they didn&#8217;t find you because your drip campaign had good open rates. They found you because at some point you sat across from them and told them something true, even when it wasn&#8217;t what they wanted to hear. You asked a real question and waited for a real answer. You were the steadiest person in a moment that felt unsteady.</p><p>That&#8217;s not a tactic. It&#8217;s not a script. It&#8217;s just what genuine looks like &#8212; and people know the difference every single time.</p><p>Which brings me to the five questions.</p><p>Not &#8220;what are rates doing&#8221; questions. Not &#8220;what&#8217;s the median price per square foot&#8221; questions.</p><p>The real ones. The ones that tell you whether selling is actually the right move for your life &#8212; or whether you&#8217;re just reacting to noise.</p><p>The first one is free. It isn&#8217;t.</p><p>Most people who ask &#8220;should I sell?&#8221; haven&#8217;t fully answered this question. They have a vague idea &#8212; something bigger, something smaller, a different city, a fresh start. But vague ideas aren&#8217;t plans, and selling without a clear answer to this question is how people end up in a lease they hate or a purchase they rushed.</p><p>Before you pull a single comp or call a single agent &#8212; answer this one completely. Not approximately. Completely.</p><p>If you can&#8217;t, that&#8217;s your answer for now.</p><div><hr></div><p><strong>A note for the agents reading this.</strong></p><p>If you&#8217;re working with a client who&#8217;s circling the &#8220;should I sell&#8221; question and not quite landing anywhere &#8212; these five questions are your conversation, not just theirs.</p><p>But here&#8217;s the part that matters: how you ask them is everything.</p><p>You already know you&#8217;re not Larry. You&#8217;re not Eddie Haskell. You&#8217;re not sliding into someone&#8217;s DMs with a heart emoji after three years of silence. You got into this business because you actually care about people &#8212; and that&#8217;s exactly the energy these questions require.</p><p>So don&#8217;t present them as a checklist. Don&#8217;t pull out a worksheet at a listing appointment and work through them line by line like a script. Just talk to your client like a person you genuinely want to help.</p><p>Start with Question 1 over coffee before you ever open a laptop. Ask it the way a friend would ask it &#8212; curious, unhurried, with actual space for the answer. <em>So where are you thinking you&#8217;d go?</em> Then listen. Not for the signal to move forward. Just listen.</p><p>What you&#8217;ll find is that clients who feel heard &#8212; really heard, not processed &#8212; open up in ways that change the entire trajectory of the relationship. They&#8217;ll tell you things they haven&#8217;t told their spouse yet. They&#8217;ll name the real reason they want to move, which is almost never the reason they led with. And when that happens, you&#8217;re no longer an agent running a transaction. You&#8217;re the person they trusted at a moment that mattered.</p><p>That&#8217;s not a strategy. That&#8217;s just what it looks like when you actually care &#8212; and people can feel the difference every single time.</p><p>The next four questions are behind the paywall.
