You are trying to understand credit, cash to close, loan options, inspections, monthly payments, and the strength of an offer while mentally placing your furniture in a home that is not yours yet.</span></p><p><span>Lets move that conversation to now, when there is room to ask honest questions without pressure. It is for the recent graduate who assumes homeownership is ten years away, the young professional who earns well but has no idea what to do with student loans, the renter who is tired of guessing, and the parent who wants to help an adult child without believing a giant down payment is the only answer.</span></p><p><span>The goal is not to convince everyone to buy. Homeownership is not right for every person in every season. The goal is to replace vague fear with facts, because a person who starts preparing early has more choices when the right opportunity appears.</span></p><p><strong><span>Renting is not failure, and buying is not magic</span></strong></p><p><span>Rent is not simply money that disappears; it buys a place to live, flexibility, and freedom from many repair responsibilities. For someone who expects to move soon, needs geographic flexibility, or does not have a healthy cash cushion, renting may be exactly the right decision.</span></p><p><span>Ownership can add something different. Part of a mortgage payment may reduce principal, the home may appreciate over time, and a fixed-rate principal-and-interest payment can create more predictability than a rent that changes each year. It also brings property taxes, insurance, maintenance, transaction costs, and responsibility. Equity is an opportunity, not a guarantee.</span></p><p><span>That is why I do not believe the first question is, &#8220;Is buying always better than renting?&#8221; The more useful question is, &#8220;Would buying this home, with this payment, in this season of my life, create more options or fewer?&#8221;</span></p><p><span>It is not about timing the market perfectly. It is about preparing early enough to recognize an opportunity and choose from a position of strength.</span></p><p><strong><span>The seven First Keys I want every future buyer to understand</span></strong></p><p><strong><span>1. Choose the payment before the price.</span></strong></p><p><span>A lender can calculate what you may qualify to borrow, but only you know what you want left after housing for travel, retirement, childcare, dinners out, emergencies, and the life you are building. Start with a comfortable all-in monthly number, including principal, interest, property taxes, homeowners insurance, mortgage insurance when applicable, HOA dues, and a realistic maintenance reserve. Then work backward toward price.</span></p><p><strong><span>2. Treat credit like a system, not a mysterious score.</span></strong></p><p><span>There is no universal magic score that every first-time buyer must reach. Better habits are far more useful than chasing a single number: review all three credit reports, dispute genuine errors, pay every account on time, keep revolving balances well below their limits, and avoid opening credit you do not need. A secured card or credit-builder product can help some people, but the right move depends on the full file.</span></p><p><strong><span>3. Understand debt-to-income, then build a personal cash-flow test.</span></strong></p><p><span>Mortgage qualifying ratios compare recurring monthly debts and the proposed housing payment with gross income, but allowable ratios vary by loan program and the complete application. Approval is not the same as comfort. I also want a buyer to ask what remains after taxes, savings, utilities, transportation, subscriptions, food, and the expenses that make their life feel like theirs.</span></p><p><strong><span>4. Get fully pre-approved before the house hunt becomes emotional.</span></strong></p><p><span>A useful pre-approval reviews income, assets, debts, and credit rather than relying on a quick estimate. It gives the buyer and Realtor a realistic lane, exposes issues while there is time to solve them, and makes the offer stronger. It is still conditional; the property, updated documentation, appraisal, title work, and final underwriting all matter.</span></p><p><strong><span>5. Plan for cash to close, not only the down payment.</span></strong></p><p><span>The down payment is one piece. Closing costs, prepaid taxes and insurance, moving expenses, initial repairs, furnishings, and an emergency reserve also belong in the plan. Closing costs commonly fall around 2% to 5% of the purchase price, although the actual number depends on the loan, property, location, and transaction. A lower-down-payment option may help someone buy sooner, but every option should be compared through the monthly payment, cash required, and long-term cost.</span></p><p><strong><span>6. Design affordability instead of waiting for it.</span></strong></p><p><span>Affordability is not one lever. A buyer can choose a smaller home, consider a townhouse or condo, widen the geographic search, evaluate a property that needs thoughtful improvements, use eligible gift funds, explore a qualified co-borrower, or look for a home with a realistic room-rental strategy. State, local, employer-assisted, and nonprofit programs may also help eligible buyers. The best answer is rarely every strategy at once; it is the one or two that fit the buyer&#8217;s actual life.</span></p><p><strong><span>7. Build the team before you need the rescue.</span></strong></p><p><span>A strong local lender and a skilled buyer&#8217;s agent should be working from the same plan. The lender explains financing, documents the file, provides address-specific numbers, and communicates with the listing side. The Realtor helps the buyer understand value, property condition, contract strategy, contingencies, and the local market. The best first-time-buyer experience is not one hero at the end; it is coordinated guidance from the beginning.</span></p><p><strong><span>A special note about buying with friends</span></strong></p><p><span>Buying with a friend can increase buying power, reduce monthly costs, and help both people enter the market earlier. It can also create financial and legal ties that outlast the friendship if expectations are not written down.</span></p><p><span>Before shopping, agree on ownership percentages, down-payment contributions, monthly expenses, repair decisions, what happens if one person cannot pay, whether either owner may rent a room, how a buyout would be valued, and what triggers a sale. Put the agreement in writing with the right legal guidance. Optimism is wonderful; clarity is kinder.</span></p><p><strong><span>A simple preparation timeline</span></strong></p><p><strong><span>Twelve months out. </span></strong><span>Pull credit reports, review cash flow, begin an emergency fund, and stop guessing about what needs to improve.</span></p><p><strong><span>Six months out. </span></strong><span>Have a planning conversation with a lender, price several realistic scenarios, and choose the one or two affordability levers that fit.</span></p><p><span>Gather documents, complete a documented pre-approval, select the Realtor, and define the comfortable payment and cash-to-close ceiling.</span></p><p><strong><span>Ready to shop. </span></strong><span>Connect with your ideal Realtor. Request address-specific numbers from your lender before making an offer, compare the full monthly cost, and keep enough cash after closing to remain financially steady.</span></p><p><strong><span>What First Keys is really for</span></strong></p><p><span>First Keys is a social conversation, not a fluorescent-light seminar and not a room where someone is waiting to corner you with an application. We talk about the questions people are often embarrassed to ask: whether student loans ruin the plan, how little someone may be able to put down, what parents can do besides write a giant check, whether buying with a friend is realistic, and how to know when waiting is the wiser choice.</span></p><p><span>The first win is not always a set of keys. Sometimes it is learning that you are closer than you thought, discovering the one issue that needs six months of attention, finding out that renting another year is the right move and knowing exactly what to do during that year.</span></p><p><span>Clarity is the first key. It comes from small actions, repeated long enough to become something no one can dismiss as luck.</em></p><p>At nearly every stage of my career, people found an easy explanation for my success.</p><p>She was handed the candy store. Someone must have helped her. She lives in the right place. She got lucky.</p><p>Those assumptions were easier than looking closely at what I was actually doing. Later, when the results became too clear to dismiss, the conversation changed.</p><p>&#8220;How did you know to do that?&#8221;</p><p>&#8220;How did you make it work?&#8221;</p><p>The answer was never especially glamorous. I paid attention, noticed opportunities, connected people, followed up and continued doing the basic work long after the initial excitement wore off. Much of it came so naturally to me that it barely felt like work.</p><p>When I showed other people what I was doing, they would often begin with enthusiasm. Then they would miss a few days, get distracted by louder advice, try something more complicated or quit before their efforts had enough time to produce a result. They would respond with an excuse, some warrented and others would say things like, &#8220;I&#8217;m not as nice as you.&#8221; What???</p><p>When I asked what they would have done differently, I heard some version of the same answer:</p><p>&#8220;I would have listened to you instead of everyone else.&#8221;</p><p>That sentence stayed with me.</p><p>Today, people often tell me I should become a Realtor or a business coach. While I could choose either path, working as a lender alongside my husband is what meets my personal and professional needs right now. We get to build something meaningful together, help families make important financial decisions and work beside real estate professionals whose success directly shapes our own.</p><p>When I began sitting down with agents and asking what they needed from a lending partner, many gave me essentially the same answer:</p><p>&#8220;We already love ACM and The Tunador Group. We just need more business.&#8221;</p><p>I heard the problem and immediately thought, <em>I can help with that.</em></p><p>Business development is my blood type. I understand lead generation, and I understand how to use social media in a way that converts&#8212;but, more importantly, in a way that connects. I know how to turn everyday relationships, thoughtful follow-up and consistent visibility into a business that feels personal, sustainable and genuinely yours.</p><p>As a lender, our success follows your success. Helping agents build stronger businesses is not something adjacent to my job; it is one of the most valuable ways I can do my job.</p><p>That is why I write here on Substack. It gives me a place to store and share everything with a broader reach.</p><p>I write because business growth has been made to feel far more expensive and complicated than it needs to be. Most people do not want to hear that the boring basic business-building blocks, repeated most days, for a long time can change the trajectory of their year. They want the easy button. They want to wake up tomorrow with a business that is 100 percent better, so they write checks to marketing companies, buy leads and agree to give away portions of their commissions.</p><p>Sometimes investing in your business makes sense. An investment should amplify a strong foundation, though, not replace one.</p><p>Too often, outside systems keep people just busy enough to abandon the simple work that builds an owned business: starting conversations, nurturing relationships, following up, being visible, asking thoughtful questions and staying connected when there is no immediate transaction on the table.</p><p>The results may not show up quickly enough to feel exciting, so the basics get skipped. Eventually the pipeline dips, expenses remain, debt grows and stress follows. That is when people begin blaming the market, the economy, interest rates or everyone around them.</p><p>This pattern is not unique to real estate. It happens in nearly every sales profession.</p><p>Whether you are brand new, well established or somewhere in between, your business would benefit from fifteen minutes of the basics most days. Small actions and tiny adjustments may only make you one percent better today, but that one percent has time to compound when you commit to doing it most days.</p><p>Consider what happens when you begin working out. One workout will not visibly transform your body, although it may leave you surprisingly sore the following morning and ready to give up. After 100 days of consistent effort, however, your strength, energy, confidence and appearance begin telling a very different story.</p><p>Your business works the same way.</p><p>One day of reaching out may feel awkward and produce nothing you can measure. One direct video may not generate a client. One hundred homes farmed this week may not lead to an immediate referral.</p><p>After 100 days, you have created thousands of moments of connection. More people recognize your name, understand what you do and know how you can help them. Your conversations improve, your confidence grows and opportunities begin finding their way back to you.</p><p>Give yourself 100 days. The time will pass anyway. You might as well grow by 1% each day and find yourself 100% better.</p><p>I am not writing from the sidelines or sharing theories from a business I left behind. agents don&#8217;t need to hear again.</p><p>I don&#8217;t want the takeaway to be that you shouldn&#8217;t use your iPhone.</p><p>Actually, quite the opposite.</p><p>I think every Realtor should know how to take a really good photo with the phone that is already in their hand all of the time.</p><p>Professional listing photography? Absolutely. There are places in your business where a professional should be the obvious choice.</p><p>But your brand is being built in all the moments between the professional photo shoots.</p><p>The quick photo from a showing, the neighborhood you want people to know you know, great light coming through a kitchen, behind-the-scenes moment at an inspection, the new restaurant you just discovered, the house you drive past and have to share, and the client moment that wasn&#8217;t planned three weeks in advance.</p><p>Those are often the things that make your content feel real.</p><p>Today&#8217;s iPhones and Androids are incredibly capable. A little knowledge about lighting, composition, camera settings, angles and editing can make an enormous difference in what you create without making every piece of content a production.</p><p>Not every photo needs to be magazine-worthy. Sometimes it just needs to be intentional.</p><p>In fact, I&#8217;d argue every brokerage should offer an iPhone photography class. Not because agents should be taking their own listing photos, but because they should know how to get the very best results from the camera they carry every single day.</p><p>There&#8217;s also something important happening in marketing right now: overly polished isn&#8217;t always better.</p><p>People want to see the real house, the real neighborhood, the real person and the moments that make them stop scrolling because they feel like they&#8217;re actually there with you.</p><p>Professional when it matters AND personal when it matters.</p><p>Knowing the difference and knowing how to do both well, that is the skill.</p><p>So yes, use your iPhone, take 10 minutes to <a href="https://www.youtube.com/watch?v=mczhICmrBp8">learn how</a> to use it really well.</p><p>That single skill might improve your brand more than you realize. Fall is coming. The market will pick up. School schedules return. People settle back into routines. Business feels closer.</p><p>So agents start searching for new lead sources, new marketing ideas, new funnels, new scripts, new technology, and new ways to automate conversations.</p><p>What if the better question isn&#8217;t how to get more leads?</p><p>What if the better question is how to create more raving fans?</p><p>While everyone else is focused on lead generation, the agents who have the strongest fourth quarter are often doing something very different. They are strengthening relationships.</p><p>A lead is awareness but a raving fan is advocacy and advocacy multiplies in ways marketing simply cannot.</p><p>A lead may know your name.</p><p>A raving fan tells other people your name.</p><p>A lead may follow your content.</p><p>A raving fan shares your content.</p><p>A lead may eventually call.</p><p>A raving fan introduces you before you even know an opportunity exists.</p><p>That difference matters.</p><p>Especially during the quieter months.</p><p>August is one of the best times of the year to deepen relationships because so many people stop doing the work. Their consistency slips. Their follow-up slows. Their database goes quiet.</p><p>Meanwhile, a simple message, thoughtful conversation, or genuine check-in stands out more than it would at almost any other time of year.</p><h3>Raving Fans Feel Something</h3><p>This is the part many professionals overlook.</p><p><strong>People rarely become loyal because you were technically good at your job.</strong></p><p>They become loyal because of how you made them feel.</p><p>They felt heard, understood, cared for, protected, and they felt confident introducing you to the people they care about.</p><p>That emotional connection is what separates:</p><p>&#8220;Oh yes, I know a Realtor.&#8221;</p><p>from</p><p>&#8220;You need to call her. She&#8217;s incredible.&#8221;</p><p>Those are not the same recommendation.</p><p>One is recognition.</p><p>The other is advocacy.</p><p>Advocacy builds businesses.</p><h3>Fall Business Is Being Created Right Now</h3><p>Many people think loyalty starts at the closing table.</p><p>In reality, it starts long before that.</p><p>It begins when someone feels seen.</p><p>Maybe it is the video message that feels personal instead of automated.</p><p>It could be in remembering their daughter&#8217;s name.</p><p>It is checking in after a life event when there is no transaction attached.</p><p>Maybe it is explaining something complicated in a way that makes them feel informed instead of overwhelmed.</p><p>Those moments build emotional equity.</p><p>And emotional equity compounds.</p><p>By the time a client reaches the closing table, they have already decided whether you are &#8220;their person.&#8221;</p><p>That decision is rarely based on a single event.</p><p>It is based on dozens of small interactions that happened along the way.</p><h3>Visibility Starts Conversations. Connection Builds Loyalty.</h3><p>I love social media.</p><p>It has created incredible opportunities for our business.</p><p>But visibility alone is not enough.</p><p>Content creates conversation opportunities.</p><p>Conversations create trust.</p><p>Trust creates loyalty.</p><p>Loyalty creates referrals.</p><p>If you are posting every day but not engaging with people, not following up, not responding thoughtfully, and not creating meaningful conversations, then you have built a billboard instead of a business.</p><p>People do not become raving fans because you went viral.</p><p>They become raving fans because you showed up.</p><h3>Why Fall Belongs to Relationship Builders</h3><p>The agents who dominate the fall market often started preparing months earlier.</p><p>While others were searching for more leads, they were reconnecting with past clients.</p><p>They were strengthening community relationships, sending thoughtful notes, having conversations without an agenda, and they were reminding people who they are, what they do, and how they help.</p><p>When opportunities arise in September, October, and November, those relationships become referrals.</p><p>The seeds planted during August become transactions in the months ahead.</p><h3>The Power of One Hundred People</h3><p>For years, I have believed that most real estate professionals dramatically underestimate what can happen when one hundred people truly understand who they are and how they help.</p><p>Not ten thousand followers.</p><p>Not a million impressions.</p><p>One hundred people who trust you, understand your value, feel connected to you, and would confidently introduce you to someone they care about.</p><p>That group can change an entire business.</p><p>In many cases, it can create more opportunity than thousands of passive followers ever will.</p><h3>Your August Assignment</h3><p>As summer begins winding down, resist the temptation to spend all your energy looking for
