The 401k. Feed it your whole working life and hope the number&#8217;s big enough when you get there. One thin pole holding up your entire later life. It isn&#8217;t that it&#8217;s wrong. It&#8217;s that it was never much of a plan for someone who actually wants to build.</p><p>Because builders don&#8217;t build poles. They build structures. Scaffolds. Beam by beam, each piece bracing the next, until the whole thing is strong enough to stand on. And every beam is a door.</p><h1><strong>There&#8217;s Money in Multiples</strong></h1><div class="callout-block" data-callout="true"><p><em>That&#8217;s the piece I wish someone had drawn out for me early. You don&#8217;t build real wealth by buying one perfect thing and waiting on it. You build it one door at a time.</em></p></div><p>You buy a home, and if you&#8217;re smart about which one, you buy the one with a second door. An extra unit. A basement you can rent. A room. Something that helps pay for itself from the very first month. That&#8217;s your first beam. Then that door builds a little equity and throws off a little income, and it helps you reach the next one. And the next one braces the one after that. Every door is shelter and income and equity and options, all at once, all of it working while you sleep. Ten years of that looks nothing like ten years of renting. I&#8217;ve sat across from both people. It is not the same conversation, and it is not the same life.</p><h1><strong>I Built It Myself, Without a Blueprint Either</strong></h1><p>At 40, three kids, the same pull toward more that you&#8217;re feeling right now, I bought a little fourplex. Four doors under one roof. It wasn&#8217;t nerve, I wasn&#8217;t sure of much. It was that I finally quit waiting for a plan to fall out of the sky and decided to go build one myself. I paid $330,000 for it, and it&#8217;s worth $1.3 million today, but the number was never the point. It was the first beam of a scaffold I am still building on. Everything after it came easier, because the first one held.</p><h1><strong>The Only Thing Actually Missing</strong></h1><p>So let&#8217;s name what&#8217;s really been in your way, because it will make you feel a lot better. It was never your drive. You&#8217;ve got that in spades. It was never the market either. It&#8217;s that you&#8217;ve been trying to draw the entire blueprint yourself, all of it at once, every beam and every year, and that was never your job. That&#8217;s the architect&#8217;s job.</p><p>You don&#8217;t need to see the whole structure to start. You need the next beam, and someone who has drawn this exact thing dozens of times. That&#8217;s me. I&#8217;ve been building these for 25 years and I&#8217;ve got the plans. You bring the drive, I&#8217;ll bring the blueprint, and we raise it one beam at a time, together.</p><p>The house was never the goal. Freedom is. You Get to Choose the One You Live In.</span></strong></h2><p><span>Every single morning, this market hands you two stories, and the hell of it is, they&#8217;re both completely true.</span></p><p><span>One of them is the fear story. Rates are high, prices are steep, the world feels completely shaky, and buying anything feels out of reach. All true, every word of it. And then there&#8217;s the other one, the opportunity story. Sellers are handing buyers $25,000 to buy their interest rate down into the 4s. There are bridge loans and down payment programs and plays that didn&#8217;t even exist a few years ago. The typical homeowner&#8217;s on track to build around $16,000 in wealth this year, while the person renting the place next door builds nothing at all. Also true. Those are options, and options are what you get to build a whole life on top of.</span></p><h2><strong><span>You Don&#8217;t Control the Market. You Control the Move.</span></strong></h2><p><span>Underneath my 25 years of doing this, I&#8217;ve found the real secret is almost embarrassingly simple. You don&#8217;t need this entire market to cooperate with you. You need one move. And there&#8217;s always one move.</span></p><p><span>When I first went out on my own, no team, no name, no idea if any of it was ever going to work, I couldn&#8217;t control whether that phone rang or whether one single deal ever closed. So I quit trying to. I lined up ten little green army men on my desk, and every morning the only job I gave myself was to make my calls and knock one man down for every real conversation I had. That was it. That was the entire plan. I couldn&#8217;t control the outcome, so I controlled the calls. And I just did that, on plain day after plain day after plain day, and it grew from $13 million that first year into $401 million after 12 years. That's exactly the point....</figcaption></figure></div><p></p><p>Let me tell you what I actually see when I look at this market, because I promise you it is not what the headlines are telling you to see.</p><p>Right now, this whole market is priced for fear. Rates have been stuck in the same tight little band since spring, they climb when a scary headline hits and they come right back down when the world takes a breath, and oil is doing the exact same dance, up on the war, back down when it quiets, up, down, up, down. And everybody I&#8217;m talking to is waiting. They&#8217;re waiting for rates to drop, prices to fall, for the war to end, for the day when it all finally feels certain again. And I get it. I really do. The fear is real, and honestly it&#8217;s reasonable. But I&#8217;ve made a decision, and my decision is that I am not going to let the fear set my price. I&#8217;m investing anyway.</p><h2>Fear Has a Price, and Right Now It&#8217;s Setting the Tab</h2><p>This is what I sit with every single day that most people never get to see. There is a number tucked inside every single mortgage rate, and all that number is, all it has ever been, is fear. We call it the mortgage spread. It is just what investors demand to get paid for uncertainty. So when the world gets scared, that number climbs, and when that number climbs, the cost of everything you are trying to do climbs right along with it. And when the world finally exhales, it eases back down, and things open up again.</p><blockquote><p>So if this market feels expensive and stuck and kind of impossible to you right now, you are not imagining it. You are feeling the actual price of fear. In the short run, the market is a voting machine. In the long run, it is a weighing machine.</p><p>And that one line right there, that is the whole game. In the short run, the market votes. And it votes on feelings, hope, fear, and what everyone else around them seems to be doing. It is emotional, reactive, and often irrational. But in the long run, the market weighs. It sits down and it measures what a thing is actually, truly worth. And that scale has never one single time in history been fooled by a bad week or a scary morning.</p><p>So everything you are feeling right now, the stuck rates, the whipsaw, all of that noise, that is the voting machine talking. And it is loud, and it is real, I&#8217;m not going to sit here and pretend it isn&#8217;t. But it has never once decided what anything was really worth over twenty or thirty years. Then watch the people who think in decades instead of days. Warren Buffett&#8217;s Berkshire Hathaway has been pouring money into homebuilders. They put over $1 billion into the biggest builders in the country, Lennar, D.R. Horton, NVR, and even as they&#8217;ve shuffled the deck, selling one and loading up on another, they have kept their money planted right in American housing. In fact, they just bought an entire homebuilder outright, Taylor Morrison, for $8.5 billion, and that was the first big move they made after Buffett stepped aside, which tells you the conviction runs deeper than any one person. So let me tell you, this is not a bet on housing because somebody thinks this quarter is going to be easy. It is a bet on what housing does over time, the demand that never really goes away, the supply we still cannot build fast enough. That kind of money has never once made a move based on the mood of a Tuesday.</p><p>And the fundamentals of what I do, they have not changed. They haven&#8217;t. Two million people became brand new millionaires last year, and the amount of money sitting in this country just hit an all-time record high, so can we please put the whole scarcity story to bed. Three to five homes, held for twenty to thirty years, that still turns regular people into millionaires, and it is still the most reliable path the bottom 80% has ever had to climb up into the top 20%. My first house cost me $100,000, and it is worth $780,000 today. A little fourplex I bought for $330,000 is worth $1.3 million now, and I never let it go. And none of that, not one bit of it, happened because I timed some perfect week. It happened because I held on through a whole lot of bad ones.</p><h2>There Is Always a Way</h2><p>And this next part, this is exactly where the fear lies to you. Fear tells you there is no way right now. It tells you it&#8217;s too expensive, it&#8217;s too uncertain, you waited too long, you already missed it. And that is just not true, it isn&#8217;t. There is always a way. Finding the way is the entire job, it is what I do all day long.</p><p>Right now, today, I am locking buyers into the 5s with seller and lender credits while the market is sitting up above 6.5%. I am structuring buy before you sell so a family doesn&#8217;t have to bet their whole stability on the timing lining up just right. I am sitting across from people who have felt completely stuck since 2022, and we are untangling it together, one piece at a time, until all of a sudden there is a path standing right where they swore there wasn&#8217;t one. I don&#8217;t sell interest rates. I don&#8217;t sell loan programs. I build a vision so clear that you cannot picture any other life for yourself, and then we just start putting the pieces together until it&#8217;s real. There is a path to stability from exactly where you are standing today. I have honestly not met the situation yet that didn&#8217;t have one.</p><h2>The Joy Is in the Expansion</h2><p>And this is exactly why the fear matters so much. The fear is the thing that keeps you stuck, and stuck is the one place nothing ever grows. You cannot launch from stuck. You launch from solid.</p><p>So get your feet under you and get past the fear, because security was never meant to be the place you stop. It is the floor you push off from, not the ceiling you live under. That is when you finally get to do the thing you were built for, which is expand. Buy the next one. Build the legacy. Reach further than you ever thought somebody like you was allowed to reach. Because the joy was never in hunkering down and guarding some small, safe little pile. Come on. The joy is in the expansion. It always, always was. You just have to get unstuck to live it.</p><p>So here&#8217;s the plan, and I promise you it is not complicated. Understand that this market is priced for fear right now, and then refuse, just flat out refuse, to let that fear set your price. Stop voting with the scared crowd and start weighing the fundamentals, because the fundamentals have not moved a single inch. Find your path, and there is always a path, and then take the next step to expand, instead of shrinking down to protect.</p><div><hr></div><p><em><strong>You don&#8217;t have to feel certain, and you really do not have to do this alone. The headlines want you to believe it&#8217;s all ending, that you&#8217;ve missed out, that the people who have it are the only ones who ever will. Meanwhile, out in the real world, money is being created faster than ever before. Two million people in this country became millionaires last year. The pace of everything is speeding up, not winding down. And the housing market everyone keeps calling dead just kept climbing, up 44% here in Denver over the last two years. There is no lack of money out there. None. The lack you feel isn&#8217;t a lack of opportunity. It&#8217;s the scarcity story doing exactly what it was built to do to you.</span></p><h3>This Market Isn&#8217;t Broken. It&#8217;s Refining.</h3><p>Let me offer a different way to see it, because the way you frame this is the whole game. It&#8217;s not a broken market. It&#8217;s a refining one. A broken market locks you out. A refining market just changes who it rewards. Refining markets don&#8217;t reward effort, they reward alignment. You can&#8217;t hustle or power through this one, or time it perfectly. Instead, you get aligned with it. You get clear on where you&#8217;re going, and move there on purpose. When I was 30, I bought my first home in Dallas. A 1910 Sears </span>Roebuck <span>home for $100,000, nothing elaborate. It was the start of every option I have today.</span></p><blockquote><p><span>Here&#8217;s what I didn&#8217;t know then and want you to know now. You don&#8217;t have to sell it to move forward. The fourplex I bought at 40 for $330,000 is worth $1.3 million today, and that one I still own. I learned. I hold 64 doors and 2 commercial buildings now, and the whole thing started with one little house I didn&#8217;t even know was an investment. The lesson under all of it is the same. A home is the rare thing that&#8217;s a shelter and an engine at the same time, and the longer you can hold it, the more it hands you. Even in the years when prices barely move, you&#8217;re still paying the loan down, still getting the tax advantages, still holding the options. You don&#8217;t have to be early and you don&#8217;t have to be brilliant. You just have to start, and then hold.</span></p></blockquote><p><span>And what it hands you isn&#8217;t really about the price tag. It&#8217;s options. A home you&#8217;ve held for years is a room you can rent, a whole house you can rent, a place you can borrow against, something you can sell, build on, or hand to your kids. It&#8217;s options, and options are just another word for freedom, for waking up and getting to choose. Now look at what that means for your paycheck. You don&#8217;t need to catch a rocket, and you don&#8217;t need to out-earn anyone. To crack the top 10% of earners where I live in Colorado, you&#8217;d need to make somewhere around $290,000 to $325,000 a year, and most people never will. But the top 10% of net wealth in this country sits at about $3.8 million, and three to five homes held over twenty or thirty years can get you there on the income you already have. Not by catching lightning. By holding. And you don&#8217;t need a fortune to start. The whole entry fee is 3% to 5% down on one home.</span></p><h3><span>Borrow My Confidence Until You Build Your Own</span></h3><p><span>I know where you&#8217;re standing, because I stood there too. You&#8217;re watching a few people get rich overnight and wondering if any of this is actually meant for someone like you, on the income you have. It is. Right now you&#8217;re being scraped by the headlines and you don&#8217;t know what&#8217;s coming next. When I was 40 and scared, with three kids and a roof I&#8217;d just gotten over our heads, someone leaned in and lent me their confidence when I had none of my own. It changed the entire trajectory of my life. So if you can&#8217;t find the belief yet, borrow mine. I&#8217;m holding it out to you with my hands wide open.</span></p><h3><span>The Choice, Laid Out Plain</span></h3><p><span>Scarcity tells you to wait, to protect the little you&#8217;ve got because there isn&#8217;t any more coming. Abundance tells you there&#8217;s more than enough, and your job isn&#8217;t to grab all of it, it&#8217;s to claim your piece and hold on.</span></p><p><span>That&#8217;s the plan and it isn&#8217;t complicated. Get honest about where you want to be in five years. Buy one thing you can hold. Then let time do the rest, the way it did for a scared 30-year-old with a little house and no idea what she was sitting on. The house was never the goal. Freedom is. If you&#8217;ve been waiting for a sign that the worst is behind us, this week looked like it.</p><p>But there&#8217;s a hope tucked inside all that relief, and I&#8217;m hearing it in almost every conversation right now. It goes like this: the war ends, so prices come back down, so I&#8217;ll wait for things to get cheaper before I move. I understand it. It&#8217;s the most natural read in the world. It&#8217;s also not how this works, and the gap between what the market is celebrating and what you&#8217;re going to feel at the grocery store is the most important thing I can share with you this week.</p><h2><strong>Peace Isn&#8217;t the Same as Cheaper</strong></h2><p>The relief rally is skipping right over the one thing that matters. Peace stops the next shock. It doesn&#8217;t reverse the prices that are already baked in.</p><p>And this is where I think a lot of people get tripped up. You&#8217;re hoping for deflation, for prices to actually drop back down. What the end of a war hands you is disinflation, which means prices climb slower than they did. Those aren&#8217;t the same thing, and the difference is your whole budget. When inflation slows, the cost of milk and gas and insurance doesn&#8217;t go back to where it was. It just stops climbing as fast. The jump already happened. It&#8217;s in the system, and it stays there.</p><h2><strong>The Wave That Hasn&#8217;t Hit the Beach</strong></h2><div class="captioned-image-container"><figure><a class="image-link image2 This past week we got two inflation numbers. CPI (the consumer price index, the one you actually feel) came in at 4.2%. Beneath it sat the producer price index (PPI), which covers the cost of things before they ever reach you: trucking, wholesale, manufacturing. It spiked to 6.5%. Producer prices lead consumer prices. They&#8217;re the wave that hasn&#8217;t hit the beach yet. When the wholesale cost is running that far ahead of the checkout cost, it&#8217;s telling you where your receipt is going next, and it isn&#8217;t down.</p><blockquote><p>The one thing everyone assumes will fix all of it, the war ending, won&#8217;t move as fast as the headline does. Even when the Strait reopens, oil production doesn&#8217;t snap back to pre-war levels overnight. That supply takes a long time to normalize. And it doesn&#8217;t matter how much oil we produce here at home, because oil is priced globally. The world price sets what you pay at the pump, and it stays elevated long after the ceasefire gets signed. Gas stays up, and everything gas moves, which is nearly everything, stays up right along with it.</p></blockquote><div><hr></div><h2><strong>The Squeeze Is Already Here</strong></h2><p>Heather Long, the chief economist at Navy Federal, said it plainly. Ending the war will help moderate inflation, but &#8220;the worst is likely still to come for rising food prices.&#8221; She&#8217;s been describing households as squeezed, with the basics, gas and food and electricity and medical care, all running hotter than the headline. And this is the first time in three years that prices have outrun wages, which means the raise you got this year already went backwards once you account for what it actually costs to live. This isn&#8217;t a forecast, it&#8217;s what&#8217;s hitting your cart at the register today.</p><p>If you still feel like relief is right around the corner, look at what the rest of the world&#8217;s central banks are doing while ours sits and hopes. The European Central Bank just raised its rate for the first time since 2023. The Bank of Japan went to its highest rate in 31 years. Those are the central banks whose entire job is keeping inflation in check, and they&#8217;re still tightening. The American market is betting our Fed holds steady, even as the rest of the world&#8217;s behavior says that&#8217;s the risky move.</p><h2><strong>Two Realities, One Week</strong></h2><p>The dichotomy of this market is real&#8230; the SpaceX IPO minted thousands of new millionaires in a single morning, up 30 percent in five days, and that money is already moving into homes and cars and the kind of life money buys. In the same week, you&#8217;re standing at the pump doing math you didn&#8217;t sign up for, watching 4.2% eat the raise that was supposed to help. The relief and the squeeze landed in the same seven days, on two different sets of people. That&#8217;s the K. Those at the top of it get to feel the rally. You get handed the receipt. And the whole reason I do this work is to help you cross from one side to the other.</p><h2><strong>Lock the One Cost Inflation Can&#8217;t Touch</strong></h2><p>So what do you do with all of this? Because none of it matters unless it changes a decision. If prices that go up tend to stay up, then the most valuable move you have is to lock the one cost inflation can never touch again. Walk through your budget. Your rent reprices every year, and never in your favor. Your gas, your groceries, your insurance, your power bill, every one of them behaves like a toddler who just learned the word more. There is exactly one major line in your life you can freeze in place, permanently, and that&#8217;s a fixed mortgage payment. The principal and interest never move again, no matter what oil does, no matter what the next shock is. That&#8217;s what people mean when they say a home is a hedge against inflation. It&#8217;s the one bill that stops chasing you.</p><p>And the market is handing you a discount on that lock right now that it won&#8217;t hand you later. Sellers are giving concessions that buy your rate down into the fives, real money off the monthly payment, and buyers are finally hearing it. Purchase applications jumped this past week even with rates slightly up. The moment the war resolves and any balance returns between buyers and sellers, those concessions thin out, the rate floats back into the sixes, and the one window where you could buy your biggest cost on sale closes behind you.</p><h2><strong>Don&#8217;t Wait for Cheaper</strong></h2><p>So don&#8217;t wait for cheaper. Cheaper isn&#8217;t coming, not the way you&#8217;re picturing it. What&#8217;s coming is prices that climb a little more slowly while staying right where they jumped to. The relief rally was the market&#8217;s to enjoy, and it was never going to reach your kitchen.</p><p>Now, the good news, and I mean it. You are not stuck, and you are not out of moves. While everyone else waits for a discount on life that isn&#8217;t on the way, you get to do the one thing that actually works. You lock your largest cost in place, today, while sellers are still paying to bring your rate into the fives. That&#8217;s the plan. It isn&#8217;t complicated. It&#8217;s just the opposite of what the headlines are telling you to do.</p><blockquote><p>And you don&#8217;t have to figure it out alone. The part of this work I genuinely love is being the calm in somebody&#8217;s chaos, reading the scary headline out loud and then saying, okay, breathe, here&#8217;s what it actually means for you, and here&#8217;s your next move. My mom raised us on commission income, which meant some months were Disney World and some months were the food stamp line, moving from one rental to the next over and over throughout my childhood. When you grow up like that, you learn one lesson down to your bones: hold on to whatever steady thing you can find, and never let go of it. So that&#8217;s what I did. I built a career, I got the roof over my head that finally felt like ours, and I gripped that okay like my life depended on it. Okay was sacred to me. Okay was the whole goal.</p><p>It took me years to understand this. The okay I was protecting so fiercely was the illusion. It felt like safety, but it was only stillness. It wasn&#8217;t building anything, it wasn&#8217;t growing, and it was one paycheck away from the ground disappearing all over again, and some part of me knew that, which is exactly why I held on so tight. The thing that actually gave my family solid ground wasn&#8217;t the okay I was clutching. It was the scary thing I almost said no to, the first investment that terrified me, the one I was sure would cost me everything. That turned out to be the ground. The safe-feeling thing was the risk, and the risky-feeling thing was the safety. I had it backwards my whole life.</p><div><hr></div><blockquote><p>You might have it backwards too, and I say that with nothing but love, because I lived there. You&#8217;re protecting an okay right now. A paycheck that covers things. A savings account that feels responsible. A decision you keep not making because the timing doesn&#8217;t feel safe yet. And all the while, inflation is thinning that okay out a little more every month, the cost of everything is climbing, and the ground you think you&#8217;re standing on is moving under you whether you act or not. Waiting feels like safety. It&#8217;s only stillness wearing safety&#8217;s clothes.</p></blockquote><p>And if you&#8217;re waiting for the world to settle down first, I&#8217;ll be straight with you. It isn&#8217;t going to. It&#8217;s speeding up. Today SpaceX went public in the largest IPO in history, the first company ever to debut at a trillion dollars, and it minted around 4,400 new millionaires before lunch. Sit with that for a second. Thousands of lives changed in a single morning, while a lot of people read the same headline and felt the floor tilt a little further out of reach. That feeling of being left behind is real, and I&#8217;m not going to talk you out of it. But I&#8217;ll tell you what it actually is. It isn&#8217;t proof that you&#8217;re too late, or that it&#8217;s out of reach. It&#8217;s proof of how fast wealth is moving now, and when it moves this fast, the most dangerous thing you can do is stand still.</p><div><hr></div><p>So you stop waiting for the noise to stop, and you build a center that doesn&#8217;t need it to be quiet. You get clear on where you want to be in three years and in five, and you build a vision so specific it starts to pull you toward it. Then you hook something real to that vision, something that compounds while you sleep, something leverage and time can grow into actual freedom. For you, that&#8217;s most likely real estate, because it&#8217;s the one place leverage and time are both within your reach, from right where you are, on the income you actually have. When the Fed cuts, I&#8217;ll buy. When rates come down, I&#8217;ll move. I understand the instinct, because nobody wants to lock a number today that a little patience might fix.</p><p>This week made the case for waiting a lot weaker, on two fronts. Let me show you both.</p><h2>The Labor Market Ran The Show</h2><p>Start with the labor market, because it ran the show this week. ADP released its private jobs report ahead of the official government figure, as usual, showing 122,000 positions added, the best result in a year and a half. Then Friday morning the BLS report landed at 172,000 new jobs against an expected 85,000, more than double the call, and it lifted the rolling three-month pace to 188,000. Unemployment held at 4.3%, and job openings jumped to a two-year high, surging by roughly 700,000 in a single month. On the numbers alone, this is a strong labor picture.</p><div class="captioned-image-container"><figure><a class="image-link image2 is-viewable-img" target="_blank" We&#8217;ve been watching hike odds since the Iran conflict started. That part isn&#8217;t new. What&#8217;s new this week is the timing. The strong jobs report pulled the expected hike forward, off the 2027 calendar and into 2026. The market is now putting a 68% chance on a rate hike this year and 85% next year. So while you&#8217;re waiting for a Fed cut, this week tipped the scales the other way, toward a hike.</p><p>It&#8217;s a louder conversation than usual, because Kevin Warsh takes the chair for the first time at the June 16-17 meeting, replacing Powell after fourteen years. He wants to swap the Fed&#8217;s main inflation gauge for a trimmed version running cooler, around 2.3%, and scrap the dot plot the market has traded on for years. New chair, less visibility, not more.</p><div><hr></div><p>When it comes to buying a home, you can take the entire Fed debate and set it to the side. The Fed&#8217;s rate does not set your mortgage rate. When the Fed moves, it moves your credit card rate, your auto loan, your HELOC, your business line of credit. Your thirty-year mortgage isn&#8217;t on that list. Your mortgage follows the 10-year Treasury, and the 10-year primarily follows inflation, because investors won&#8217;t buy mortgages unless the payout beats what inflation takes. The 10-year sat at 3.92% the day before the Iran conflict. It&#8217;s at 4.54% now. That move is your rate story. The Fed funds rate isn&#8217;t.</p><h2>Why the Fed Won&#8217;t Rescue Your Rate</h2><p>So the Fed could cut its rate and mortgage rates could still rise. If Warsh pushes a cut through while inflation is still hot, the thirty-year could actually spike, because the bond market would read it as the Fed giving up on inflation. The thing you&#8217;re waiting on isn&#8217;t the lever you think it is.</p><p>That&#8217;s disconnect number one. The second one is bigger.</p><div><hr></div><h2>Six Million Jobs, a Million Fewer Sales</h2><p>Normally, a jobs report like this week&#8217;s is rocket fuel for housing. More people working means more people in a position to buy a home. Lawrence Yun, the chief economist at the National Association of Realtors, has said for years that home sales come down to two things above all else: jobs and mortgage rates. We just got the jobs. Housing didn&#8217;t move.</p><p>Yun has been pointing at this exact gap. There are more than six million more jobs in this country than there were in 2019, and yet annual home sales are running about a million lower. He described today&#8217;s demand as &#8220;muted relative to wage growth and job gains.&#8221; The jobs are there, the wages are there, the buying isn&#8217;t.</p><p>Here&#8217;s the primary reason why. The affordability wall is sitting on top of all of it. Rates in the sixes, prices that haven&#8217;t fallen, and a whole crowd frozen on the sideline waiting for a green light the market isn&#8217;t likely to send. Jobs come in, home sales are supposed to come out, and right now that machinery has seized up, because everyone&#8217;s waiting at the same time.</p><div><hr></div><h2>So Where Do Rates Actually Go?</h2><p>So where do rates actually go then? If we tip into a recession and inflation drifts back toward 2%, high-fives. More likely, inflation stays above 2.5%, federal deficits push yields up, labor holds, and rates stay firmly in the sixes&#8230;for years.</p><p>So the number you&#8217;re waiting to drop isn&#8217;t dropping on the timeline you&#8217;re hoping for. You can wait for the sixes to turn into the fives, and you may be paying down a landlord&#8217;s mortgage until 2030 while you wait. And the safety you think you&#8217;re protecting by waiting was never really safety. It was just waiting. What it costs you is time.</p><blockquote><p>So the question stops being &#8220;when does it get cheaper&#8221; and becomes &#8220;what can I do in the market I actually have.&#8221;</p></blockquote><p>And don&#8217;t wait for the world to feel calm before you move, because it won&#8217;t. On a single Wednesday this week, the House passed a war powers resolution 215 to 208, Iran launched thirteen ballistic missiles and seventeen drones, and the President announced a nuclear deal was close. That&#8217;s the certainty you&#8217;re holding out for?</p><div><hr></div><p>I closed on a twelve unit building this week, right in the middle of it all. Not because my crystal ball is working, but because the win right now is on the buy, and I&#8217;m not willing to wait for a feeling that isn&#8217;t coming. One of my kids texted me this week asking how soon they could buy their next home. I said yes before they finished the sentence.</p><blockquote><p>So here&#8217;s what I want you to carry out of all this noise. The Fed isn&#8217;t going to rescue your rate, and the crowd waiting beside you isn&#8217;t going to move first. That sounds gloomy, but it&#8217;s not. It&#8217;s your opening, the window where you get to act while everyone else stays frozen by a fear I know better than most. The house was never the goal. Freedom is. It Was The Best Financial Decision Of My Life.]]></title><description><![CDATA[He changed the entire trajectory of my life anyway. It starts in a room I almost didn&#8217;t walk into, next to a man whose name I&#8217;ll never forget.</p><p>But to understand why that moment mattered, you have to understand the girl who walked into it.</p><div><hr></div><p>I was raised by a single mom. She was on commission income, and she crushed it, came from almost nothing and worked harder than anyone I have ever known. But commission income is a wave. Some months it comes in, and some months it crashes. So a lot of my young life was my mom, brother and me moving, rental to rental, more times than I can count. When a check came in, we celebrated. Disney World, Macy&#8217;s, we bought a car. And then there were the months it didn&#8217;t come, and we were on food stamps, standing at the church door asking for food. Disney World to food stamps and back again. Over and over. And here&#8217;s what that does to a kid. It teaches you the ground can disappear under your feet at any second, and you&#8217;d better hold on tight to whatever stability you can get your hands on.</p><p>So I held on. I got a finance degree because nobody was going to hand me one. I joined corporate America, and later built a career in mortgage lending. Got married, had three little kids, and finally, finally, we had a roof over our heads that felt like ours. We were living on my husband&#8217;s income, because I was only closing a loan or two a month. We were putting ten percent into the 401(k). We were okay. And okay, when you grew up the way I did, is everything. Okay is sacred. I was never putting my kids on food stamps. They were not going to grow up the way I did.</p><div><hr></div><p>That&#8217;s the woman who walked into the John Fisher Investment Club. And I didn&#8217;t even walk in for the reason you&#8217;d think.</p><p>I walked in to hunt. It&#8217;s this wild room where people trade garages for apartment buildings and parking lots for car washes, almost all of it off-market, and out of twenty deals in there, maybe one might be residential. I was a residential lender, and I figured I&#8217;d put myself in a room no other lender would bother with, find that one residential deal, and walk out with a client. That was the whole plan. Get the deal.</p><p>I sat down next to a man named Don Kramer. And I started doing my thing, sizing up the room, figuring out where my deal was going to come from. And Don leaned over and asked me, &#8220;Are you an investor?&#8221; No, I said. I&#8217;m a lender. He said he had an off-market fourplex, would I be interested. No. I&#8217;m a lender. He looked right at me and said, &#8220;You&#8217;re the buyer for this deal.&#8221;</p><p>And I said no again. Because honestly, what he was saying to me sounded foreign. I had a roof over my head. I had finally stopped worrying about when the lease was up and where we&#8217;d move next. A fourplex wasn&#8217;t an opportunity to me. It was a scary risk. It was a chance to lose everything I&#8217;d clawed my way to. It was the ground disappearing all over again. Everything in my body said the same thing, protect what you have, do not gamble the okay.</p><div><hr></div><p>But Don would not let go of me. He kept leaning in. He actually said the words, &#8220;I&#8217;m not letting go of you.&#8221; And I remember thinking, I wish you would. I really wish you would.</p><p>Forty-five days later, I owned that fourplex. Three hundred thirty thousand dollars, sixteen years ago. A lot of money. A lot of down payment. A lot of fear. I bought it kicking and screaming the entire way to the closing table.</p><blockquote><p>Here&#8217;s the part I need you to hear, because it&#8217;s the whole reason this publication exists. I am not a natural risk-taker. I didn&#8217;t come from money. I didn&#8217;t have some secret. I was a scared 40-year-old who&#8217;d been told her whole life that the ground could vanish, and I said no three times to the best financial decision I would ever make. The only reason I said yes is that one person refused to let me talk myself out of my own future.</p></blockquote><div><hr></div><p>And it took me about five years to really understand what had happened. Because that fourplex turned into another property, and then two more, and somewhere in there it stopped being about me. I realized that if this kid, the one on food stamps, the one moving all the time, the one terrified of risk, could do one thing at 40 that changed the entire trajectory of her life and her kids&#8217; lives, then I had an obligation. I owed it to every single person I sat across from to tell them the truth about how this actually works. Because people think it&#8217;s so impossibly hard. And the way in is open to almost everyone, if somebody will just show them the door.</p><p>So I did it for my kids. All three of them bought their first home at 21, the thing I didn&#8217;t figure out until I was 40. What I learned at 40, they learned at 21, and time is the most valuable asset any of us has. I got to buy my mom a house. Now, to this week.</em></p></blockquote><div><hr></div><p>Someone asked me a question this week that I have not been able to put down.</p><p>We were talking about this economy, the one where the top keeps climbing while the bottom keeps sinking, the one economists named the K-shaped economy. And the question underneath the question was the same one I hear from almost everyone right now, in some form or another: When does it get easier? When do rates come down, when do prices settle, when does it finally feel like the right time? People are standing at the edge of a decision about their own financial future, waiting for the economy to hand them a moment that feels safe.</p><p>So, I went looking for what economists are actually saying, because I did not want to give you my opinion. I want to give you the answer.</p><h2>What the Economists Actually Said</h2><p>Here it is, and it is not a comfortable one. They do not think it gets easier on its own. They think this is just how it is now. Mark Zandi, chief economist at Moody&#8217;s Analytics, put it about as plainly as it can be put. The two-speed economy, he said, is &#8220;not a cyclical or temporary phenomena. This is a structural, fundamental issue.&#8221; Not a phase. Not a storm passing through. The gap is growing, and the people whose job it is to forecast these things do not see an end to it.</p><p>Let me show you why they are right and then let me share one thing I am absolutely certain of, because I would not write any of this if I did not also believe there was a way through.</p><h2>Two different economies</h2><p>Here is what&#8217;s actually happening. As of the third quarter of 2025, the top one percent of American households owned 31.7 percent of all the wealth in this country, the highest share the Federal Reserve has recorded since it started keeping track in 1989. The top one percent now holds roughly as much as the entire bottom ninety percent combined. And the gap between the rich and everyone else has become more skewed since the pandemic, not less. This is the widest the divide has been in more than three decades. </p><div class="captioned-image-container"><figure><a class="image-link image2 is-viewable-img" target="_blank" The top ten percent of earners now account for nearly half of all consumer spending in the country, which is why you see cash offers on multi-million dollar homes while six and seven hundred thousand dollar homes sit waiting. It is not that one group is smarter than the other. It is that they are living in two different economies. One is feeling the weight of energy costs, groceries, and wages that are not keeping pace. The other is watching their portfolio hit record highs and barely thinking twice about the price of eggs.</p><p>And here is the part that keeps me up at night. The bottom fifty percent collectively own 2.5 percent of the U.S. wealth, that&#8217;s it and the engine driving this is just getting started. The stock market gains concentrating wealth at the top has been driven in large part by artificial intelligence. The people who own the technology, who own the shares, who sit at the top of the K, are capturing nearly all of those gains. Meanwhile the jobs most exposed to AI, the entry level roles where people used to get their start, are already thinning out. Employment for the youngest software developers has fallen close to twenty percent from its peak. Even the people who build the technology are warning, in their own policy documents, that AI could leave wealth and power more concentrated, not more shared. When the people holding the match tell you the room might catch fire, you listen.</p><div><hr></div><p>So here is where I keep coming back to, if the economists are right that this is structural, then the faster data moves, the more AI gets built out, and the more wealth compounds at the top, the more the people who already have will have. And the people at the bottom, the ones with the least cushion, will be hit hardest by every inflation spike and every economic shift, because they have the least margin to absorb them. The gap is not a moment. It is a trajectory. And the trajectory is widening.</p><p>That is the hard part. Now here is the part I know with one hundred percent certainty, the same certainty I bring to my clients when they ask me what to do.</p><blockquote><p>Real estate is the most accessible path most Americans have to cross from one side of that K to the other.</p></blockquote><p>I do not say this as a slogan or even from the position of one working in the industry on the sidelines. I say it as someone who owns real estate and has watched it happen, over and over, for twenty-four years. Most families cannot buy a business. Most families do not have enough to hand a financial advisor to make a real dent in their retirement. But most families, with the right strategy, can buy a home. They can buy it with three to five percent down. They can buy a multi-unit, live in one unit, rent the rest, and let the building help carry itself. They can do it again the next year. And owning three to five properties over a couple of decades can carry a family into the top ten percent. It does not take a windfall. It takes starting, and it takes someone showing you the door. </p><div class="pullquote"><p>Real estate is not really about the rate or the monthly payment. It&#8217;s about what ownership gives you that nothing else does. It is stability, a fixed foundation under your feet while the cost of everything else moves. </p></div><p>Ownership changes the math. It removes a variable you cannot otherwise control: whether you stay, what you pay, how long you have. From that fixed point, other things become possible: income from a rental, equity you can actually use, a home environment stable enough that your kids are not absorbing someone else&#8217;s uncertainty. That is not a small thing. It is the foundation everything else runs on.</p><p>And right now, in this market, the door is more open than people realize. I cannot predict where rates will be next spring. Nobody can. What I can tell you, with certainty, is that right now there are more seller concessions than I have witnessed in my entire twenty-four-year career. Sellers who need to move are negotiating. Builders are giving up to fourteen percent on the same floor plan, most of it in rate buy downs. The win is on the buy. When rates do eventually drop and the crowd floods back in, that leverage disappears. </p><blockquote><p><em><strong>The door does not stay open. It closes the moment everyone else feels safe.</strong></em></p></blockquote><p>I am not asking you to take my word for it. I am doing it myself. This week I will close on a twelve unit apartment building. I bought it from a couple who are winding down their rentals. After holding investments for years they are finally cashing out to live the rest of their lives in freedom, to focus on their health, to travel. While they are completing their path. I am still walking it. Same building, different ends of the same road. That is what this is. A journey with a beginning and an end, and what really matters is that you are somewhere on it, moving, instead of standing on the shoulder of the road waiting for a market that is never going to announce that it&#8217;s safe.</p><div><hr></div><p>Everyone is waiting for the economy to say it is safe. Economists have already said it will not. The people who move forward will be the ones who stopped waiting and started acting in the market they actually had, who saw the door open and walked through it.</p><p>That is what I am here to do. The first one says this market is temporary, rates will come down, inflation will ease, and the market will return to something that looks like 2019. The second one says this is the new normal. I&#8217;m solidly in the second camp. And I want to share why, because where you land changes everything about your next best move.</p><div><hr></div><p><strong>How We Got Here</strong></p><p>The recent inflation story didn&#8217;t start with the Iran war. It started with the pandemic, accelerated with tariffs beginning in early 2025, then got a second surge when U.S. and Israeli strikes on Iran closed the Strait of Hormuz and cut off 20 to 25% of the world&#8217;s oil supply.</p><p>Chicago Fed President Austan Goolsbee said it plainly this week on CNBC. He noted that initial futures markets had expected energy prices to be &#8220;a lot lower&#8221; than current levels, and that energy inflation has lasted far longer than expected. He doesn&#8217;t regret dissenting against the Fed&#8217;s final rate cut in 2025, saying &#8220;the inflation has not proved as temporary as was advertised at the beginning.&#8221;</p><p>Here&#8217;s the chain reaction playing out in real time:</p><p>&#8594; Iran conflict closes the Strait of Hormuz </p><p>&#8594; Oil spikes from $67 to ~$100 per barrel</p><p>&#8594; Energy ripples into fertilizer, transport, food, steel, construction </p><p>&#8594; CPI hits 3.8%, PPI hits 6% </p><p>&#8594; Treasury yields rise to beat inflation </p><p>&#8594; &#8594; Mortgage rates stay elevated</p><p>Minneapolis Fed President Neel Kashkari opined this week that the longer inflation stays elevated, the greater the risk that consumer expectations become &#8220;unanchored&#8221;, meaning people start to expect prices to keep rising indefinitely, which forces the Fed to act even more aggressively. As of this morning, the probability of a Fed rate hike before year end sits at 54%. There are no rate cuts projected for 2026.</p><div><hr></div><p><strong>Why Inflation Doesn&#8217;t Just Go Away</strong></p><p>Inflation rarely reverses (think 2008-2009, 1929-1933 deflation where prices fall). Instead, it slows down or speeds up, but the price of everything that has already gone up stays up. What we get instead is a slower rate of increase. Which means the cost of groceries, energy, housing, and construction materials that spiked over the last two years is not likely to retreat back to costs of two years ago. It&#8217;s just going to go up more slowly.</p><p>Inflation has been running above the Fed&#8217;s 2% target for more than five years. Even if it slows to 3%, that&#8217;s still stacking on top of everything that already increased. The purchasing power your dollar had in 2019 is not coming back.</p><p>Goolsbee noted that rates would &#8220;ultimately settle at some place well below where they are today,&#8221; but only if inflation moves back toward 2%. Given where PPI, CPI, PCE and energy costs sit right now, the path is long. What it means practically is that mortgage rates in the 6s are not a temporary inconvenience. They are the market we are operating in, likely through 2027 and beyond. in fact, many economists forecast mortgage rates of 6% going out 10 years.</p><div><hr></div><p><strong>What the Data Is Telling Us About How People Are Adapting</strong></p><p>Here&#8217;s what I find remarkable. While the headlines focus on how unaffordable housing has become, the people who are taking action and building wealth right now aren&#8217;t waiting. They&#8217;re restructuring their action.</p><p>14% of buyers purchased a multigenerational home in 2025, and nearly one in five Americans now share their homes with multiple generations. Searches for ADUs, casitas, guest houses, in-law suites, and duplexes are among the top search criteria on Zillow nationally. More than 51% of homeowners are actively considering ADUs to increase property value or generate rental income. Over 65% of municipalities in North America have already relaxed zoning laws to make ADU construction more accessible.</p><p>This isn&#8217;t a trend, this is a structural shift in how Americans are approaching homeownership, and it is being driven entirely by the same affordability environment people say is making it impossible to buy.</p><p>The difference is strategy.</p><div><hr></div><h3><strong>Four Ways I See Smart Buyers Winning Right Now</strong></h3><h4><strong>1. Multigenerational Living</strong></h4><p>Two incomes qualifying for one mortgage. Parents helping adult children get into homeownership. Adult children helping aging parents avoid assisted living costs. This is not a compromise. It is a wealth strategy. When you combine income streams under one roof, it changes what you can qualify for, what&#8217;s affordable, and ultimately build over time. I&#8217;m helping clients structure more of these loans right now than at any point in my 24-year career.</p><h4><strong>2. Multi-Unit Primary Homes</strong></h4><p>FHA will finance a 2 to 4 unit property with as little as 3.5% down as long as you occupy one of the units. Conventional financing allows for as little as 5% down. VA 0% down. That means you can buy a duplex, triplex, or fourplex, live in one unit, rent the others and use the rental income to offset your mortgage payment or qualify for a larger loan. I helped all three of my kiddos buy their first investment property this way. It is the most accessible entry point into real estate investing that exists in this country.</p><h4>3. ADUs and Accessory Dwelling Units</h4><p>If you already own, the equity in your home may be enough to build or convert an ADU, a garage apartment, a basement suite, a backyard casita. If you want to add one onto a purchase, renovation loans will get you there. A typical ADU generates $1,200 to $2,000 per month in rental income in a mid-sized market, and significantly more in high-cost areas. The additional income changes your cash flow, offsets your mortgage, and increases your property value.</p><h4>4. House Hacking</h4><p>Buy a home with extra bedrooms or a rentable space. Rent those rooms or units. Reduce or eliminate your housing cost entirely while building equity.</p><blockquote><p>My son Caleb did this near Regis University, renting four rooms at $750 each while he lived there for free and pocketed income. My daughter Gabby did it near the University of Denver at $1,000 per room&#8230; that house now covers her Boston apartment, her car payment, and generates cash flow while she&#8217;s in law school. They both started with 5% down.</p></blockquote><p>This is not out of reach in today&#8217;s market. It simply requires intention and the right strategy going in.</p><div><hr></div><div class="captioned-image-container"><figure><a class="image-link image2 is-viewable-img" target="_blank" fastest path to my next best move?&#8221;</p><p>Real estate isn&#8217;t about the cash flow today. It&#8217;s about the options it gives you for the rest of your life, to rent out a room if things get tight, to pull equity when opportunity knocks, to move mom closer without a mortgage payment through a reverse for purchase, to build a unit in the backyard that pays you every single month.</p><p>The affordability crisis is real. Inflation is real. Elevated rates are real. And they are not going away on a timeline that should keep you on the sidelines.</p><p>Three to five properties held long term puts you in the top 10% of American net worth. You don&#8217;t get there by waiting for the perfect market. I just asked one question.</p><p>&#8220;What does settle down actually look like to you?&#8221;</p><p>She paused. And in that pause, I could hear what she was really asking, which had nothing to do with interest rates or inventory or the Iran conflict. What she was really asking was, <em>is someone going to help me understand what&#8217;s actually real here?</em></p><p>That&#8217;s the conversation I want to have with you today. And if you&#8217;re an agent sitting across from a buyer who said those exact words to you this week, keep reading, because this is the conversation that moves people off the fence.</p><h2>What's actually happening in this market</h2><p>Rates spiked to 6.75% last week on a single headline -- the president came back from China without a deal and investors exhaled in the wrong direction. They pulled back slightly to close the week at 6.51% per Freddie Mac&#8217;s official average. That&#8217;s how fast things move right now, on headlines, on hope, on fear, not just on hard economic data.</p><p>The Iran conflict is not wrapping up quickly. Inflation is not dropping to 2% this year. Our new Fed chair Kevin Warsh just started his first week. As of this morning, there&#8217;s a 53% chance of a fed rate hike by the end of the year. It dropped from 68% at the end of last week. Not a cut, a hike. There are no rate cuts on the board, not this year, not next year.</p><p>Here&#8217;s the number that stops most people cold: right now, the median income buyer can only afford 25% of available inventory. In a balanced market, that number is 44%. That gap is real, and it&#8217;s why this market feels so heavy.</p><p>But here&#8217;s what&#8217;s also real, and what most buyers are completely missing.</p><h2>The opportunity hiding in plain sight</h2><p>Sellers are negotiating like they haven&#8217;t in years. Days on market are longer. Inventory in Colorado is up 34% over 2019. Builders are throwing 5, 6, sometimes 10% in concessions just to move homes, and I am taking every dollar of that and buying interest rates down.</p><p>I locked a buyer in at 4.99% last week on a condo in Boulder, because we structured the offer around a seller concession strategy before we ever sat down at the negotiating table.</p><p>34% of sellers nationwide are cutting prices right now. But the smarter play, for buyers and sellers both, isn&#8217;t a price cut. It&#8217;s a rate buy down. Drop the price by $10,000 and a buyer saves about $60/month. Use that same money to buy down the rate and the savings are three, four, five times that. It changes the monthly payment, it changes the qualification, it changes the decision. That is the conversation most buyers aren&#8217;t having because most lenders aren&#8217;t having it with them.</p><h2>The three scenarios worth knowing </h2><p>My crystal ball broke a long time ago, so I&#8217;m not going to pretend I know exactly where rates land from here. But here&#8217;s the framework I&#8217;m giving every client right now so they have something real to hold onto instead of just headlines.</p><p><strong>If the Iran conflict de-escalates and inflation cools,</strong> rates drop to the lower 6s. Better, but not dramatically so. And when that happens, seller concessions shrink and buyer competition returns fast.</p><p><strong>If things stay in a stalemate,</strong> we settle back into the 6.25% to 6.5% range, which is workable with the right strategy.</p><p><strong>If things escalate,</strong> we could see 7%, and everything gets harder.</p><p>So the real question isn&#8217;t &#8220;should I wait for lower rates.&#8221; It&#8217;s, when rates do drop and buyers flood back in, will sellers still be negotiating? Almost certainly not. The leverage available right now is a function of this exact market, this exact moment, and it is not permanent.</p><h2>What I can actually do for you right now</h2><p>This is where I want to be specific, because strategy without tools is just a good conversation.</p><p><strong>If you want to buy before your current home sells,</strong> I have a bridge loan up to 85% of your current home&#8217;s value, interest only, no payments for up to four months. You move into the next home, list the current one, and close when you&#8217;re ready, no more waiting to sell before you can buy.</p><p><strong>If you&#8217;re a first time buyer who wants to add energy efficiency to your home,</strong> I have a program right now giving up to $16,000 that never has to be paid back. It&#8217;s FHA-backed, HUD-approved, covers solar and efficiency upgrades, and combined with seller concessions, I&#8217;m getting buyers to the closing table with rates in the low to mid 5s.</p><p><strong>If you&#8217;re thinking about the next property, not just this one,</strong> that&#8217;s the conversation I want most. Whether it&#8217;s a duplex, a fourplex, a small apartment building, or using the equity in your current home to fund the next move, that&#8217;s where real wealth gets built. Three to five properties held long term puts you in the top 10% of American net worth. That&#8217;s not a sales pitch, that&#8217;s math.</p><p>Real estate isn&#8217;t about the monthly cash flow today. It&#8217;s about the options it gives you for the rest of your life... to rent out a room when things get tight, to pull equity when opportunity knocks, to stop being subject to a landlord&#8217;s decisions about your future. Ownership is options. And right now, the doors to get in have never been more open for the buyers willing to walk through them.</p><p>The market is not going to settle down, not this year.
