Like, full MLM energy. Crypto bro energy. Dropshipping-but-with-throw-pillows energy. I mentally filed it next to “hey girl, I have a business opportunity for you” and moved on with my life.

That was 8 years ago.

Today I’m a Top 1% Superhost with properties in multiple states, and I still don’t own a single one of them. So. About that scam. 😌

Here’s the real reason you haven’t started an Airbnb yet, and it’s not laziness and it’s not fear. It’s that the front door got stupid expensive. The median down payment in America right now is almost $79,000 (NAR). Seventy-nine. Thousand. In cash. Before closing costs, before a single throw pillow. Home prices went up, and the toll booth to “real estate investor” went up with them, and somewhere along the way you quietly filed the whole dream under “someday.”

But the down payment is only the price of ONE of the doors into this business. There are three, and nobody lays them out for you, so let’s fix that:

Door 1: Buy a property. The one everyone assumes is the only door. Costs the $79K toll. Great if you have it. Most people don’t, and pretending otherwise is how this industry loses good hosts before they start.

Door 2: Co-host someone else’s property. You run the listing, the owner keeps the asset, you keep a slice of the revenue. Real business, zero capital. But you’re building someone else’s empire and keeping the crumbs.

Door 3: Rent the property and host it. You sign a lease, with the owner’s full written blessing, and you keep the entire spread between the rent you pay and what the property earns. No mortgage. No $79K. The landlord gets guaranteed rent every month whether I have guests or not, which, fun fact, is a landlord’s actual dream. Vacancy is their nightmare, not Airbnb.

This post is Door 3. It’s the one I walked through, it’s the one my students walk through, and it’s the one the internet keeps behind $5K coaching walls, which is exactly why we’re doing this here instead.

Door 3 needs two things, and I want to kill both worries before the paywall:

The money. The only real cash you need is move-in costs. First and last month, or first and security. That’s the entry fee. And even that’s negotiable, because on my first property I negotiated TWO free months of rent before a single guest ever checked in. Everything else rides a 0% interest business card that the profits pay back. System’s below.

The credit. Okay, the thing nobody says out loud: a lot of you don’t actually know your credit score right now, and you’d rather not look, because you’re bracing for a number that disqualifies you and you don’t want to feel dumb asking. We need to really talk about your listing.

The one you set up eighteen months ago in a Sunday-afternoon haze and haven’t touched since, except to lower the price every time a weekend didn’t fill.

Without even looking at it, I can almost guarantee I know exactly what is going on with it.

I need you to hear this with your whole entire chest: You are treating a sales page like a Google Form.

You logged in. Slapped up eleven photos (probably six of them different angles of the couch because you couldn’t decide). Wrote a title that says “Cozy 2BR/1BA Near Things.” Picked a price your gut hallucinated. Hit publish like you were renewing your car registration at the DMV.

And then you wondered why your calendar looks like a ghost town with tumbleweeds made of money you’re leaving on the table.

Here’s the reframe that changes everything for you:

Airbnb reads every single part of your listing. The title, the photos, the captions, the amenities you did or didn’t check, the settings buried four menus deep. It uses all of it to decide three things: who sees you, where you rank, and whether they click.

And here’s the part that should make you sit up straight:

The clicking is the whole game.

Every time someone taps your listing to see more, Airbnb reads it as “ooh, people want this.” And boosts you up the rankings. Which gets you in front of more people. Who click. Which boosts you again.

It’s a flywheel. A domino effect.

And a beige listing can’t even get it spinning, because nobody is clicking on a photo of a sad taupe wall.

Every field is a lever. Most people pull maybe four of them and leave the rest sitting there like untouched appetizers at a party nobody came to.

Your photos do about 90% of the selling before anyone reads a word, so let’s get you a win immediately.

• 📸 Swap your cover photo. Brightest, boldest, most scroll-stopping shot you own. Not whatever you uploaded first in 2023 when you were tired.

• 🗑 Delete your worst photos. You do not need six angles of the same corner of the couch. And babe, delete the sink. Not one human in the history of Airbnb has booked a place because of the sink.

• ✍️ Caption your first five. Airbnb indexes those keywords and 95% of hosts leave them blank.

Done? Good. You just made money and we haven’t even started. 🥂

The scroll-stopper problem (read this even if you skip everything else)

Let me guess. Your place is clean, comfortable, perfectly nice. TJ Maxx designed.

Which is exactly the problem.

Boring doesn’t book. A “perfectly nice” listing is a listing nobody clicks, and no clicks means no ranking boost, which means you’re buried on page six where dreams and profits go to die.

So if you’re looking at your listing right now and there is not one single hit of color in it, that’s your homework, and it’s the highest-return homework you’ll ever do. These are low-effort, low-budget, high-impact changes that stop the thumb mid-scroll:

• 🎨 Paint an accent wall. One wall. One bold color. Marquee at Home Depot, one coat, one gallon. A gallon of paint is the biggest visual change you can buy for under fifty bucks.

• 🛏 Add matching pillows in a lighter or darker shade of that wall color. Suddenly it looks designed, not decorated.

• ✨ Hang a neon sign. “I can’t, I’m on vacation.” “But first, tacos.” Whatever fits the vibe. It photographs like a dream and guests cannot resist posting it, which is free marketing. Highest payoff per dollar on this whole list, because a big statement piece means you need less of everything else in the room. I get 40 inch signs, give or take a few inches depending on the wall, for under $300.

• 🌿 Put up a grass wall or a big bold peel-and-stick wallpaper moment. Instant “wait, what IS this place.” Facebook Marketplace is your friend here, grass wall under $200.

• 🥚 Drop in an egg chair or one sculptural statement piece. It becomes the photo everyone takes. Marketplace again: egg chair under $200, full size Pac-Man arcade under $250. People are practically shoving these into your car and every single one of them gets photographed by guests.

• 🖼 Wallpaper accent wall. $800 to $1,000 per wall with professional install. You can genuinely cut that in half by hanging it yourself, and some of you will. I will not. I have done the math on my own time and I would rather pay someone $400 to make it look correct than lose a Saturday to bubbles and quiet rage.

If you only do one thing on this entire list, do the wallpaper.

Pick one room. Wallpaper the back wall, match your pillows and blanket to it, make it your cover photo. That’s your hero room and it carries the whole listing. Everything else is supporting cast.

Every other room gets paint and color blocking, which costs almost nothing and still pops.

One hero room and some paint. Less than a weekend at Target and you know it. 🥂

None of this requires a renovation or a designer or a permit. And it’s the difference between a thumbnail people scroll past and a thumbnail people stop on.

Because here’s the mechanic again, since it’s everything: the more people click into your listing, the higher Airbnb ranks you. A beige room cannot stop the scroll. A coral accent wall with a neon sign absolutely can.

Be the disco ball in a sea of oatmeal. I will die on this hill and the hill will be painted a color.

Now, the photos: this is where the click is won or lost

Your photos do 90% of the selling before a guest reads a single word. People book with their eyeballs. Your gorgeous description means nothing if the thumbnail looks like a hostage negotiation.

Your cover photo is the one image deciding if anyone clicks at all. You already swapped yours up top, so look at what’s sitting in position two through five now.

Your first 5 photos = your first 5 selling points. Not a house tour. A highlight reel:

• Your strongest shot, wide angle of your best room

• Your best bedroom, the one they picture themselves in

• Your top amenity, pool, arcade, neon wall, whatever makes you the obvious yes

• Another standout, a second themed room, a dreamy dining moment

• Exterior or lifestyle shot, the vibe, the balcony, the “I could be here right now” moment

Then walk them through the rest like a virtual tour. Two to three per bedroom. One or two per bathroom.

Two things that will genuinely change your thumbnails:

One. A photographer is your highest-ROI dollar. Full stop. Not “worth considering.” The single best money you will spend on this entire listing. If your current photos are dim iPhone shots from move-in day, this is your sign. Book the photographer. It pays for itself in one extra booking. I say this with love. I say it with my whole soul.

Two. The Canva glow-up. Before you upload, drop your favorite photos into Canva and brighten them. Bump the vibrance, crank the saturation a touch. It makes them pop as people thumb past at light speed. Tiny edit. Massive difference in the scroll. You can do this right now with the photos you already have.

Captions are secret SEO and almost nobody knows this

Here’s a lever I watch people leave completely, tragically untouched:

Airbnb indexes the keywords in your photo captions. Blank captions are just money sitting on the floor while you step over it.

• “Spacious living room w/ 65” Smart TV + Netflix”

• “Bedroom 1, king bed, blackout curtains, sound machine”

And now the devious little move I love more than I love most people:

Drop a call to action in a caption. Something like “Ask us about fall discounts!” Airbnb watches the messages start rolling in, reads it as demand, and shoves you up the rankings. You are manufacturing the exact signal the algorithm is thirsty for.

Is it a little sneaky? Yes. Do I love it? Down bad.

Your title has like nine characters and you’re wasting them on “2BR”

Pull up your current title. I’ll wait.

Does it say something like “Cozy 2 Bedroom Apartment Near Downtown”? Then you’re burning half your characters on stuff Airbnb already displays elsewhere, and using zero of them to actually sell.

Your title has three jobs: experience, location, one hook. That’s the whole list.

You have fewer characters than you think, so get thrifty:

• DT for downtown

• Numbers, like “Walk 2 DT,” “5 Min to Beach”

• Kill the spaces, like “5min to DT”

• Pipes and plus signs. | and + break up a title and catch the eye way better than a wall of words. “Pool+Dock+Gym” says three things in twelve characters

• Exclamation points!!! They pop in a sea of flat, depressed little titles

So instead of “Cozy 2 Bedroom Apartment Near Downtown with Pool Access” you write:

“Palm & Tide | 5 Min DT | Resort POOL! Gym! Dock!”

Feel that? One sounds like a nap. One sounds like a vacation.

A name, a distance, and the amenities that close the deal. That is the entire formula and it is not complicated.

Pro move: A/B test this thing. Filter your competition by Guest Favorite, see what the winners in your market are doing, then do it better. Swap your title every couple of weeks and watch what actually moves your clicks. Your title is not a tattoo. It’s an experiment. Treat it like one.

The description: sell the vacation, NOT the features

This is where everyone face-plants, so lean all the way in.

Nobody books a “3BR with WiFi.” Nobody in the entire history of leisure has ever laid in bed and thought “god, what I really need is a property with reliable internet and 1.5 bathrooms.”

People book the memory.

And here’s who’s actually holding the phone: usually it’s a mom or a wife. She’s planning the trip, building the itinerary, making the whole thing happen while everyone else just shows up. So help her picture it:

• “Backyard oasis for slow sunset dinners”

• “Fully stocked with games for post-beach-day family night”

• “Neon sign that makes every single photo insta-worthy”

Sell her the experience. Let the features ride shotgun.

Also, critical, only the TOP of your description shows in the preview. Airbnb cuts it off with a “Show more” button, and a genuinely alarming number of people never tap it. So your best stuff goes FIRST. Go look at your current description. Is your best line buried in paragraph four? Move it to line one.

Then go deep in The Space section. This is where you actually earn it:

• 🛏 Sleeping arrangements. Spell out exactly who sleeps where. People will not commit until they can picture the sleeping situation, and vague answers make them close the tab.

• 🍳 How obscenely stocked your kitchen is. Partly so they can plan meals, partly for the flex. A fully stocked kitchen is straight up bragging rights and it converts.

• 🧸 The free kid stuff. Parents light up when they see a high chair and a pack-n-play included. That’s a car full of gear they don’t have to load.

• 🧴 The supplies you provide so they don’t have to pack them. List them. All of them.

• 🏊 Community amenities. Your whole resort layer. Pool, gym, dock, whatever it is, it’s part of the offer.

• 💌 A soft CTA at the end. “Save this stay to your wishlist, your future self will thank you.” Small ask, real algorithm signal.

Emoji bullets. Short lines. White space. Nobody reads a paragraph brick. They skim like they’re being chased through a parking garage.

And here’s a ChatGPT prompt that’ll do the first draft for you

Because “sell the vacation, not the square footage” is easy to nod at and genuinely hard to do at 10pm when you’re staring at a blank box. So don’t. Fill in the brackets and let it swing first, then you make it sound like a human.

You’re writing an Airbnb listing description. The goal is bookings, not a real estate listing.

Property: [beds, baths, sleeps how many]
Location: [city, neighborhood, what’s nearby]
Who books this: [e.g. families with young kids, girls trips, couples]
The wow factor: [neon sign, pool, arcade, hero wallpaper room, whatever makes someone stop scrolling]
Sleeping arrangements: [who sleeps where, room by room]
Kitchen: [how stocked, be specific and a little braggy]
Free kid gear: [high chair, pack-n-play, etc]
Supplies I provide: [list them]
Community amenities: [pool, gym, dock, resort stuff]

Write two things:

1. The description. The first two lines are everything, because Airbnb cuts it off with a “Show more” button most people never tap. Lead with the strongest emotional hook. Sell the experience, the memory, the trip they’re picturing. Features come second.

Write for the person actually planning this trip, who is usually the mom or the wife building the whole itinerary while everyone else just shows up. Help her picture it.

2. The Space section. Emoji bullets, short lines, lots of white space. Cover sleeping arrangements, kitchen, kid gear, supplies, community amenities. End with a soft CTA about saving it to their wishlist.

Rules:

• No paragraph bricks. People skim.

• Warm and specific, like a friend describing the place, not a brochure

• Don’t invent amenities I didn’t list

Then edit it. Cut anything that sounds like it came from a listing agent, and add the one weirdly specific detail only you know. The good coffee shop is a four minute walk. The porch gets shade by 3pm. That’s the stuff that makes someone book.

The settings nobody wants to talk about (but they separate the pros from the hobbyists)

Before you touch a single one of these: click into everything.

Click into every section. Then click into every section inside that section. Airbnb looks quick and surface level and it is lying directly to your face. There’s a genuinely unhinged amount of optimization hiding behind those innocent little sub-menus.

When you finally open it all up you’ll realize you’ve been running on maybe 40% of your own listing this whole time. The other 60% is where the ranking juice lives, and most of it is right here.

These are the least glamorous things in this entire post and they’re where the profit actually lives. Go check each one on your live listing.

Instant Book

It goes on. Just not on day one.

Keep it off until your first booking has gone all the way through clean. No double bookings, no calendar sync doing something creative, and nothing horrifying sitting in your pricing.

I once went to take 10% off a listing and instead set the nightly rate to $10.

Ten. Dollars. In a market where I charge $500 a night. In season. With Instant Book on and cheerfully accepting anyone who wanted the deal of their entire life.

Two hours on the phone with Airbnb support undoing it. I was already a Superhost so they worked with me, which is the only reason this is a funny story and not the reason I don’t own a business anymore.

So: first booking clean, pricing double checked with your own two eyes, calendar syncing properly. Then flip it on and leave it on.

The visibility jump is real and most guests genuinely do not want to sit around refreshing their inbox waiting for you to approve them like it’s a job application.

Calendar

Check-in 4pm, check-out 11am, zero prep time. Every “prep day” Airbnb auto-blocks is a night you’re not selling. Your cleaner has a five-hour window between checkout and check-in. That’s plenty. Stop donating nights to the void.

Location pin

Airbnb lets you show either your exact pin or a fuzzy privacy circle over the general area. Most people leave it on the circle because it’s the default.

I use the exact pin. Every time.

Think about how you shop. If one listing shows you a vague bubble and another shows you exactly where it is, you’re picking the one you can locate. You’re not messaging a stranger and waiting three hours for an answer you could’ve had instantly. So many guests are traveling for a reason, a tournament, a wedding, family two streets over, and the circle doesn’t protect them from anything. It just makes them work.

And they’re getting the address anyway. If they want to book, they’ll ask and you’ll tell them. All the circle did was add a step and lose you the people who couldn’t be bothered.

Also, can we be real about “security” for one second. There is an upsetting number of hosts out here running a physical key in a lockbox with a code that hasn’t changed since 2021. And we’re worried about the circle. Okay. 🙂

Lock the doors. Camera outside. Codes that change per guest. Then show people where they’re going.

Fewer “wait where IS this” messages, happier guests, less of my life spent typing.

Pricing

If you’re still hand-pricing in 2026 like a little accountant, that’s a leak. Get a dynamic pricing tool.

Just not Airbnb’s. Smart Pricing is right there, it’s free, it’s one toggle, and it will quietly cost you money. It’s built to maximize bookings across the whole platform, not revenue on your listing, which means it pushes your rate down to make a booking more likely even when the market would have happily paid more. Hosts report coming in 15 to 30% under manual pricing. You’ll feel great about your occupancy and never once see what you left behind.

I use PriceLabs. $15 to $20 a month depending on how many listings you have, and I’ve made that back tenfold. It knows about the festival, the concert, the tournament across town that you had no idea was happening, and it raises your rates while you’re asleep. That’s the whole pitch. A regular Monday sits at $199. Thanksgiving Friday is $579. Nights of Lights week runs $369 to $489 while the Tuesday right before it is $169. I did not set a single one of those. I did not even know Nights of Lights Week 3 was a thing that moved prices.

It makes you set two numbers:

• Base. Your anchor price. PriceLabs suggests one, take it.

• Minimum. Your floor on a dead Tuesday. Lowest number you need to cover that property’s monthly expenses, divided by 20. Done.

New listing? Turn on the 20% promo. I know. Do it anyway. 🙃

You’re not discounting, you’re buying speed. No reviews means no reason for Airbnb to show you to anyone and no reason for a stranger to risk it. The promo fixes both at once.

So you get booked. Then reviewed. Reviews rank you higher, which gets you seen, booked, reviewed again. 🔁 That’s the snowball, and it only rolls if something pushes it first.

The hosts still sitting at three reviews in month eight launched at full price and waited to be discovered. Discovery is not a thing that happens to you.

At 3 reviews, come back and reset. Set the phone reminder now, or you’ll wonder in March why you’re the cheapest listing in your zip code. 💀

Cleaning fee

Here’s what almost nobody knows: Airbnb charges their host service fee on everything. Including your cleaning fee.

That’s a real payout of mine. Cleaning fee, $237. Host service fee, 15.5%, taken off a subtotal that has the cleaning fee sitting right in it. That’s $36.74 of my cleaning fee going straight to Airbnb.

So if you charge exactly what your cleaner charges you, you’re not breaking even. Airbnb takes their cut on the way through and the difference comes out of your pocket. You’re subsidizing your own turnovers and calling it “not wanting to gouge people.”

Check what your actual service fee is, because it depends how you’re set up. Mine’s 15.5% because I run a CRM. Whatever yours is, that’s your floor, and matching it exactly only gets you to even.

I go 30%. That leaves about a 15% margin, and that margin isn’t greed. It’s restocking supplies, it’s the duvet cover with a stain I can’t pin on anyone and can’t run through AirCover, it’s everything that wears out when strangers live in your house for a year. Without that buffer, all of it comes out of your profit.

Just don’t jack it to the moon. Guests mentally add the cleaning fee to the nightly rate, and a brutal one kills bookings even when your nightly is lower than everyone else’s.

Cancellation policy: Firm. And I truly do not want to hear it.

Everyone tells beginners to run Flexible because it ranks better. I don’t care.

I have never had trouble hitting 94% occupancy when the design is right and the rest of the listing is optimized. So I’m not going to hand back revenue to hedge against something I have absolutely zero control over.

Here’s the entire argument: if someone books, they booked. Their plans changing is not mine to absorb. I cannot buy trip insurance for their trip. They can. It exists, it is cheap, and it is genuinely, deeply their job.

And here’s the part I think people miss. Cancellations factor into how you rank. Firm makes it meaningfully harder for someone to bail on a whim, which is the entire point of it. So whatever visibility I’m supposedly giving up by not running Flexible? I’d bet good money I’m making it right back there.

Firm protects your calendar from the “book it to hold it” crowd who bail last minute and leave you with a dead, unsellable night. Hotels charge you when you cancel late. So do airlines. So do you now.

This isn’t mean, it’s you deciding your time is worth actual money. Because it is, and it’s honestly a little iconic that I have to keep reminding you.

Two hosting secrets I learned the expensive, humbling way

One. I ran my profile under my property management company name for way too long.

I switched it to my actual personal name. Added our family. Wrote a real bio, my hobbies, why I do this, who I am when I’m not answering messages.

And people got nicer.

Not a little. Noticeably. Warmer messages, way more grace when something small went sideways, less of that clipped tone people use on a company. Turns out it’s much harder to be short with a person than it is with a business.

I have no idea what that cost me in reviews before I fixed it, and I’d rather not think about it. It took fifteen minutes.

Two. The blurry photo trap.

At some point Airbnb will make your photos look blurry for absolutely no reason. This is because it lazy-loads images. Do NOT, I am on my knees begging you, do not download and re-upload them trying to “fix” it. I once spent TWO HOURS chasing this exact ghost like a woman possessed. It’s a rendering thing. Have a family member pull it up, check it on your own phone, and go live the rest of your one precious life.

So here’s the whole thing in one place:
