The energy transition is no longer one trade; It is becoming several competing trades happening simultaneously. Artificial intelligence is creating enormous new electricity demand and will for the rest of our lives so it seems. Data centers are colliding with grid constraints and will increase pressures on the grid and costs to the upside. Battery supply chains are forcing Western governments to rethink dependence on imported critical minerals (China dominates and will for decades). Natural gas is becoming increasingly important as both a domestic power source and an export commodity (Grid lock in middle east). And investors are being forced to distinguish between technologies that are still trying to prove commercial scale and businesses that already produce real molecules, minerals, electricity, and cash flow.

That is why we find FuelCell Energy, Elevra Lithium, and Antero Resources particularly interesting when viewed together. They occupy three completely different positions on the energy-value chain.

There is an important moment in the lifecycle of a junior mining company when the question begins to change. At first, investors ask:

Is there actually something underground?

Then:

How much is there?

Eventually:

Can it become a mine? (You should understand mining first read bobs book on investing.)

Sitka Gold Corp. (TSXV: SIG; OTCQX: SITKF; FSE: 1RF) increasingly finds itself somewhere between the second and third questions. Meaning they have areas with a lot of gold but seems like lower grades. The company has spent approximately six years assembling and drilling the RC Gold Project in Yukon’s Tombstone Gold Belt. What began as an exploration thesis has evolved into something substantially larger. Sitka now controls a contiguous 447-square-kilometre district-scale land package.

Three deposits already contain published mineral resources (Most samples are well below our minimum per ton. But with so many ounces indicated it’s hard to overlook.) The combined inventory stands at approximately:

• 1.29 million ounces of indicated gold

• 3.83 million ounces of inferred gold.

That puts more than five million ounces of gold on the table before accounting for numerous additional targets across the property. And Sitka is not slowing down. Seven drill rigs were operating during August as part of the largest exploration campaign in company history a fully funded 60,000-metre drill program designed to expand existing deposits, improve resource confidence and test additional targets across the district.

This changes the nature of the investment thesis.

Sitka is no longer simply asking investors to speculate that RC Gold contains a significant gold system. The gold system has increasingly been demonstrated with a variety of different drilling samples and data. The next question is whether RC Gold can evolve into a large, economically viable mining district. That distinction places Sitka at an especially interesting point Which had us take positions in this company. Granted it’s one of our mean size holdings.

Sitka Gold: The Basic Setup

Sitka Gold is headquartered in Vancouver, British Columbia. Its flagship RC Gold Project lies within Yukon’s Tombstone Gold Belt approximately 100 kilometers east of Dawson City. Accessibility immediately differentiates RC Gold from many northern Canadian exploration projects. The property can be reached by year-round roads; Dawson City possesses a paved airport. The Klondike Highway and Yukon electrical grid are approximately 30 kilometers from the project (Meaning getting power to the area should not be so costly due to proximity and local paved roads). Infrastructure does not make a mine economic (Grade and other factors do). But infrastructure can dramatically influence whether an otherwise attractive deposit ever becomes one (Which you should study location and access). Let’s examine:

• Roads must otherwise be constructed.

• Power must otherwise be generated.

• Camps must otherwise be established.

• Fuel must otherwise be transported over greater distances.

• Workers must otherwise be flown into remote locations.

• Every infrastructure advantage potentially reduces development complexity.

• For a bulk-tonnage gold project, that matters enormously.

The Clear Creek Acquisition Changes the District

One of the most strategically important developments occurred on August 20, 2026. Sitka completed the accelerated acquisition of the Clear Creek Property from the receiver overseeing Victoria Gold. The transaction consolidated RC Gold into a single 447 km² property under 100% Sitka ownership (Very important). That acquisition brought several important assets completely inside the district, including:

• Rhosgobel,

• Pukelman-Contact,

• Bear Paw,

• and surrounding prospective ground.

This is important beyond merely increasing acreage and ounces inferred. Fragmented ownership can complicate mine planning and revenue. Different royalties, option agreements, counterparties and property boundaries can interfere with the development of a district-wide mining plan (unnecessary noise). Consolidation gives Sitka greater freedom to think at the scale of the entire geological system, and that may ultimately be the central thesis.

The prize may not be one deposit; It may be the district (More Ounces).

Understanding the Tombstone Gold Belt

RC Gold sits within the Tombstone Gold Belt, an increasingly important gold region extending across parts of Yukon (lots of inferred AU). The geological model is generally described as a reduced intrusion-related gold system, or RIRGS. These systems form in association with intrusive bodies where hydrothermal fluids can transport and deposit gold through large areas of surrounding rock. Unlike narrow-vein systems where economic mineralization may be confined to relatively small structures, intrusion-related systems can potentially create large volumes of mineralized material. That makes them particularly interesting for bulk-tonnage mining (Likely open pit). RC Gold occurs within the Clear Creek Intrusive Complex.

• The property contains eleven identified gold-bearing Tombstone Suite intrusions.

• That number is important.

Sitka is not attempting to define one isolated anomaly.

It is exploring an intrusive complex containing multiple mineralized centers.

That is what gives RC Gold genuine district-scale potential.

Blackjack: The Higher-Grade Foundation

The Blackjack deposit remains one of the most important anchors of the RC Gold story. At a 0.30 g/t (Not impressive for us a minimum floor is .80 G/T gold cut-off, Blackjack contains approximately:

• 1.291 million ounces indicated

• from roughly 39.96 million tonnes grading 1.01 g/t gold,

• plus approximately

• 1.044 million ounces inferred.

For a potentially bulk-tonnage system, maintaining an indicated grade around 1 g/t is noteworthy. But grade alone does not determine economics.

• Depth matters.

• Strip ratio matters.

• Recovery matters.

• Continuity matters.

• Metallurgy matters.

• Infrastructure matters.

• And capital intensity matters.

The encouraging feature at Blackjack is that mineralization begins near surface and remains open. Drilling has also encountered significant mineralization below the current conceptual resource-pit limits (Deeper drill cuts). That creates two possible layers of future value.

• The first is expansion of the open-pit resource.

• The second is the possibility that deeper, higher-grade material could eventually create an underground component beneath a future pit.

• The latter remains speculative.

But it is precisely the type of optionality we want to identify before the market necessarily assigns significant value to it.

Rhosgobel: Potentially the Scale Engine

Rhosgobel adds another dimension.

The deposit contains approximately 2.25 million inferred ounces of gold, based on roughly 100.68 million tonnes grading approximately 0.70 g/t (this is better, not at our ratio). That makes Rhosgobel the largest individual inferred resource within the current RC Gold inventory. And the 2026 drill campaign is concentrating heavily on it. Approximately 30,000 meters of the 60,000-metre program were allocated to Rhosgobel.

The objective is not simply to confirm that mineralization exists.

Management is attempting to improve drill density, expand the mineralized footprint and eventually increase confidence in the resource. That creates one of the most important future catalysts:

• Resource conversion.

• An inferred ounce and an indicated ounce do not carry the same level of geological confidence.

• As drilling increases confidence, inferred material may eventually move into indicated categories.

• Later engineering can potentially convert sufficiently supported resources into reserves.

That is how geological ounces begin moving toward financial ounces.

The Tungsten Wildcard

Rhosgobel contains another potentially interesting element (Tungsten). Scheelite occurs alongside portions of the gold mineralization. Scheelite is an important tungsten-bearing mineral. Tungsten possesses several strategically valuable characteristics:

• extreme hardness,

• high density,

• exceptional heat resistance,

• and one of the highest melting points of any metal.

  These properties make tungsten important across:

• defense,

• aerospace,

• cutting tools,

• industrial manufacturing,

• electronics,

• and high-temperature applications.

For Sitka, however, tungsten should remain firmly inside the optionality category.

• Presence is not the same as economic recovery (Could be a byproduct and difficult to work, Grades could be issue).

• Before investors assign meaningful value to it, Sitka would need to demonstrate:

• recoverability,

• metallurgical compatibility,

• concentrate quality,

• payability,

• processing requirements,

• and actual economic contribution.

If those variables eventually work, tungsten could potentially act as a by-product credit. If they do not, the gold thesis must stand independently. For now, we treat tungsten as potentially valuable but unproven Apocrypha.

Eiger: The Third Resource Center

Eiger adds approximately 535,000 inferred ounces of gold to the district. Individually, Eiger receives less attention than Blackjack and Rhosgobel. Strategically, however, its existence is important; Every additional deposit potentially increases the value of shared infrastructure (think assets underground and valuation). Imagine a future mining complex in which multiple deposits feed centralized:

• processing,

• roads,

• power,

• maintenance,

• camps,

• technical staff,

• and logistics.

The economics of the district can become different from the economics of any individual deposit. That is the network effect of mining infrastructure, and it is one reason the 447 km² consolidation matters.

The 2026 Drill Campaign Could Change the Story Again

Sitka’s 60,000-metre program is the largest drilling campaign in company history.

Approximately:

• 30,000 metres target Rhosgobel,

• 15,000 metres target the Blackjack-Saddle-Eiger corridor, with the remaining drilling distributed among Pukelman-Contact, Bear Paw and additional exploration targets.

The program is expected to more than double the historical drilling completed across the property. That is a remarkable amount of new geological information entering the model in a relatively short period. One 2026 hole, DDRCCC-26-132, returned:

• 218.6 metres grading 1.25 g/t gold

• including

• 44.4 metres grading 3.86 g/t gold,

• along with another reported interval of

• 92.7 metres grading 1.14 g/t gold.

Those are significant widths.

But we do not evaluate a district from one spectacular drill hole, because their area is so large and expansive we need more data, Continuity is more important. The important question is whether dozens of holes collectively expand a coherent geological model capable of supporting future mine planning.

That is what investors should watch.

The Exploration Pipeline Is Still Large

One of the most attractive features of RC Gold is that the existing five-million-ounce resource does not exhaust the exploration thesis.

Numerous additional targets remain incompletely tested.

These include:

• Pukelman-Contact,

• Bear Paw,

• May-Qu,

• Mahtin,

• Josephine,

• Big Creek,

• Barney,

• and other targets across the intrusive complex.

• Some have received relatively little modern diamond drilling.

This gives Sitka a valuable asymmetric setup; The existing deposits provide geological validation. The undrilled targets provide optionality. If an exploration target fails, the existing resources do not disappear. If another target becomes a meaningful discovery, however, district scale increases. That is a fundamentally better risk structure than an early-stage explorer whose entire valuation depends upon the next drill hole.

Share Structure: The Price of Building the District

As of late August 2026, Sitka reported approximately:

• 433.9 million common shares outstanding

• 13.69 million warrants

• and

• 17.75 million options.

• Fully diluted shares total approximately 465.3 million.

At approximately C$1.10 per share, the basic market capitalization would be around C$475 million. That means Sitka is no longer valued like an unknown early-stage explorer. The market already recognizes substantial geological success. Dilution has also been meaningful. The share count has increased substantially over the past several years as Sitka financed exploration and property consolidation.

But dilution needs context.

The question should not simply be:

Did the company issue shares?

Almost every non-producing explorer must.

The better question is:

What did shareholders receive in exchange?

In Sitka’s case, capital has financed:

• tens of thousands of metres of drilling,

• resource growth,

• property consolidation,

• technical studies,

• exploration infrastructure,

• and a significantly larger understanding of RC Gold.

That is productive dilution if the value created per share ultimately exceeds the ownership surrendered. The metric we would watch from here is therefore; resource and project value created per fully diluted share.

Treasury: An Important Strategic Advantage

Sitka ended 2025 with approximately C$44–45 million in cash and no debt, according to the source material. Management’s August 2026 materials continued to characterize the company as sufficiently funded for its 60,000-metre drilling campaign, PEA-related work and ongoing operations.

That is extremely important, Junior miners frequently destroy shareholder value because they run out of money at exactly the wrong time. When markets collapse, a poorly funded explorer may have to raise capital regardless of its share price.

That produces forced dilution. (Important, reread)

Sitka’s treasury gives management something valuable:

• Time.

• It can drill.

• It can evaluate results.

• It can advance engineering.

• And it has greater flexibility over when it returns to capital markets.

• Cash does not eliminate financing risk.

But it reduces immediate financing pressure.

Management: Yukon Experience Matters

Sitka remains founder led.

CEO Cor Coe brings more than 35 years of exploration and executive experience and has participated in mine development and significant gold discovery. President Donald Penner brings more than four decades of experience spanning grassroots exploration through feasibility work and participated in major projects including Eskay Creek, Donlin Creek and Galore Creek. Mike Burke brings decades of direct Yukon experience, including roughly 20 years with the Yukon Geological Survey. VP Exploration Gilles Dessureau has worked on projects including Macmillan Pass, Brewery Creek, 3 Aces and Wolverine.

The broader board and advisory group adds experience involving Sabina Gold & Silver, Goldcorp, B2Gold-related transactions, Pebble, Donlin Creek, Bornite, Galore Creek, Golden Saddle and numerous Yukon exploration programs.

For an exploration company, that matters.

• Geological success requires more than identifying anomalous rocks.

• Eventually a company must navigate:

• resource estimation,

• metallurgy,

• engineering,

• community relationships,

• First Nations engagement,

• permitting,

• capital markets,

• construction planning,

• and potentially strategic transactions.

Sitka’s team appears unusually deep for a company at this stage. That improves probability; It does not eliminate risk.

Ark of Hope: Can This Actually Become Something (Ai model Take)

The Piggo’s Trading Desk Ark of Hope model asks a basic but important question:

Does the company possess enough real-world ingredients to make the desired outcome reasonably feasible?

For RC Gold, several Ark components are already aboard.

Geology — Strong

More than five million indicated-plus-inferred ounces have already been identified.

Continuity — Increasingly demonstrated

Large mineralized intervals and multiple deposits support a coherent district model.

Infrastructure — Above average

Year-round road access, proximity to Dawson City and relatively nearby grid infrastructure reduce isolation risk.

Ownership — Strong

Sitka now controls 100% of the consolidated 447 km² district.

Treasury — Strong

The current exploration and study program is funded.

Management — Strong

The team contains extensive Yukon and discovery-to-development experience.

Exploration optionality — Very strong

Multiple additional targets remain incompletely tested.

Metallurgy — Still developing

This becomes increasingly important as the project advances.

Permitting — Future risk

The project remains far from mine construction.

Capital intensity — Unknown

A large multi-deposit Yukon mining complex could require substantial capital.

Ark of Hope Assessment: High Probability / High Geological Feasibility

The Ark is substantially more complete than it was several years ago.

But several critical passengers have not boarded yet:

• economic studies,

• reserve conversion,

• complete metallurgy,

• permitting,

• project financing,

• and construction economics.

• That distinction is crucial.

Lassonde Curve: Leaving Discovery Behind Sitka’s position on the Lassonde Curve may be one of the most interesting aspects of the investment thesis. (Ai model Take)

The classic mining lifecycle moves through:

• concept,

• discovery,

• speculative excitement,

• resource definition,

• the orphan period,

• economic studies,

• development,

• construction,

• and production.

• The largest speculative excitement often occurs immediately after discovery.

Then something frustrating happens.

• Geologists stop producing constant surprises.

• Engineers take over.

• Drilling becomes infill.

One of the largest future economic questions involves how RC Gold’s deposits could eventually interact.

If several deposits can feed centralized infrastructure, Sitka may be able to spread fixed development costs across a larger resource base.

That could improve project economics:

• Multi-pit operations also introduce complexity.

• More roads.

• More mine planning.

• More waste movement.

• More environmental footprint.

Potentially more capital.

This is why resource size alone cannot answer the valuation question. The next phase is about determining how efficiently the district can be developed.

Could Blackjack Eventually Have an Underground Component?

The deeper Blackjack drilling creates another potentially important scenario.

If higher-grade mineralization continues substantially beneath a future open-pit shell, engineers may eventually evaluate an underground component. That remains speculative, But economically it could matter. Open-pit mining typically handles enormous volumes of lower-grade material (Watch strip ratio) [Recovery rate].

Underground mining targets smaller volumes at higher grades. A project capable of combining bulk-tonnage open-pit production with higher-grade underground feed could potentially create operational flexibility, but it is worth watching.

The Spin-Out Strategy (Possibility?)

Sitka also controls assets outside Yukon.

These include Alpha Gold in Nevada, Burro Creek in Arizona and the Coppermine River copper-silver position in Nunavut. Management has indicated that certain U.S. assets are intended for a spin-out. Strategically, this makes sense, RC Gold has become large enough to demand management attention. Separating secondary assets can potentially accomplish two things:

• Allow Sitka to become a cleaner Yukon gold vehicle

• while allowing shareholders to retain exposure to exploration upside elsewhere through a separate entity

• Focus becomes increasingly valuable as companies move toward economic studies

• A company attempting to simultaneously develop unrelated projects across several jurisdictions can easily dilute both capital and management attention

  RC Gold now appears large enough to justify being the center of the company.

Resource Scarcity (Thoughts)

Gold remains one of the world’s most important monetary commodities. Large undeveloped gold deposits in established jurisdictions are finite. District-scale systems with infrastructure access are even less common.

Under our 2040 resource-scarcity framework, Sitka therefore scores strongly.

The scarcity is not simply gold underground.

It is:

large gold inventory + district ownership + infrastructure + exploration upside + credible jurisdiction.

That combination is more difficult to replicate.

Speculative Discipline (Thoughts)

This is where investors must remain careful.

Sitka has already appreciated enough that it should not be treated like an undiscovered junior. The market capitalization reflects meaningful expectations. Therefore, future returns increasingly depend on continued de-risking.

We personally have mixed feeling on the samples and grade. We see upside due to having such large deposits and we are pricing in hyperinflation. Which will likely explode next year. We also see the world settling deficits in gold or other commodities since trust in currency will further erode. We see Sitka selling off assets as they race towards production. We are shareholders and are not encouraging you to buy. Do your own research. We see for ourselves further upside as the dollar declines. We rate the company overall 7.5/10. Not a fan of the share dilution.

Final Takeaway

Sitka Gold has evolved considerably beyond the type of junior miner whose future rests on one promising anomaly. RC Gold already contains multiple deposits, more than five million ounces of indicated-plus-inferred gold, substantial infrastructure advantages and a large pipeline of incompletely tested targets. The company has also consolidated the project into a single 447 km² property and launched its largest drill campaign to date.

However, there are already several reasons to believe that it could become a very bad financial decision for some participating homeowners. Certain municipalities are promoting programs that could potentially harm the very homeowners and small-property investors who undertake these additions. The subject of this article is the growing push to add an Accessory Dwelling Unit (ADU) to an existing home. We recently became aware that municipalities throughout the country including many here in California are providing homeowners with incentives to construct ADUs on their properties and rent them as low-income or income-restricted housing.

In some cases, participating homeowners must agree to restrict the rent charged on the new unit for the first five years. Other programs impose shorter or substantially longer affordability periods. Throughout this article, we will examine several of these programs, explain how their financing and rental restrictions work, and provide our opinion at the end. As we said, this subject is brand new to us. Until recently, we did not know that these programs were being introduced across the country. Based on what we have found so far, we believe homeowners should approach them with extreme caution and carefully evaluate every financial and legal obligation before making a rushed decision. The ADU Push: Public Housing Goals, Private Homeowner Risk

To begin this section, we would first like to outline what is happening. State and local governments have established housing-production targets that municipalities are expected to meet. To help increase the housing supply, some municipalities and housing agencies are offering incentives, forgivable loans, low-interest financing or deferred-payment loans to homeowners willing to construct Accessory Dwelling Units (ADUs) on privately owned residential property. In certain programs, the homeowner must agree to rent the new unit at an affordable rate for a specified period sometimes five years, but in other cases seven, 15 or even 20 years. The homeowner, however, continues to carry most of the operating risk. Depending on the financing arrangement, a loan or lien may also encumber the property on which both the primary residence and ADU are located.

This allows a municipality to increase its reported housing supply and make progress toward its housing requirements without purchasing the land, constructing the unit or becoming responsible for its long-term operation. The homeowner supplies the land, assumes the debt, handles the tenant and pays for the maintenance. This is happening even while significant amounts of housing are already being constructed throughout parts of Southern California. In the specific area we are examining Upland, California a large new housing project was recently completed after what appeared to be approximately three years of construction. That development is perhaps six miles or less from the neighborhood where we became aware of homeowners adding ADUs. Many of the homes in this particular Upland neighborhood are older, historically styled properties with enough backyard space to accommodate another structure. This makes them natural targets for programs and policies encouraging homeowners to build ADUs.

For some homeowners, this may appear to be a quick way to generate income or even an opportunity to receive what looks like free money. What may not be fully understood is that many of these programs involve loans, deed restrictions, affordability covenants or other long-term obligations. The programs we examined have included assistance such as forgivable loans of up to $40,000, deferred-payment loans of as much as $250,000 at 2% interest, and other programs offering $50,000 to more than $100,000, depending on the location, unit size and specific conditions. The terms differ significantly among programs, and not every form of assistance is structured the same way. However, these are important distinctions that homeowners must understand. Some assistance is genuinely forgivable if every requirement is satisfied. Other assistance remains a loan that becomes payable after a specified period or when the property is sold, transferred or refinanced. Depending on the agreement, the debt may be secured by the property, potentially placing the parcel containing both the primary residence and the ADU at risk if the homeowner defaults.

That risk becomes even more serious when someone begins viewing the anticipated rental income as a replacement for employment income. Some people may believe that once the ADU is completed and rented, they can quit their jobs and live entirely from the income generated by the property. But rental income is never guaranteed. Tenants can lose their jobs, have their hours reduced, move out or become unable to pay. At the same time, the homeowner remains responsible for the mortgage, taxes, insurance, maintenance, repairs and any additional construction-related debt. Most of the programs we examined were launched around 2022 or later, although some earlier versions existed before then. One of the earliest programs we reviewed the Santa Cruz County ADU Forgivable Loan Program became a clear warning sign. County officials described the program as “low-performing,” ended it in 2022 and replaced it with a technical-assistance program focused on helping homeowners navigate planning, design and construction.

Most of the programs we found are located in California, although several other states have introduced similar initiatives. We will examine those out-of-state programs in the next part of this article. For now, we want to focus on California because we discovered this issue through someone who owns a home in Upland and added an ADU to generate additional income, with the eventual goal of living from the property’s rental income. The San Diego Housing Commission launched its ADU Finance Pilot Program in April 2022. By fiscal year 2025, 10 projects had received financing, but only one ADU had been completed, while nine others remained under construction, monitoring or program support. That represents very limited production after several years. The Long Beach Backyard Builders Program opened its first application period in fall 2024. More than 400 homeowners expressed interest or applied for only 10 available positions. By April 2026, two ADUs had been completed, five were under construction and three remained in the permitting process. The program clearly attracted strong demand, but the number of completed units remained limited. The Napa County Affordable ADU Forgivable Loan Program was initially expected to launch in spring 2023, with expanded public outreach continuing into 2026. Current program information describes forgivable loans ranging from approximately $60,000 to $105,000, depending on the unit and project conditions. However, we did not find a reliable, clearly published total showing how many ADUs had been completed and occupied through the program. Therefore, its outcome remains difficult to evaluate transparently.

Long Beach announced the second round of Backyard Builders in April 2026. With approximately $4.8 million in additional state funding, the city expects to assist roughly 16 more lower-income homeowners. These additional units, however, had not yet been completed when the latest program information was released. We also found Upland’s official ADU permitting website, but we did not find evidence on the linked permitting page that the City of Upland itself currently provides a construction loan requiring the ADU to be rented specifically as low-income housing. The page primarily explains the city’s permitting process, applicable fees, required documentation and deed restrictions. Any financing or affordability agreement offered to a particular homeowner would need to be examined separately before we could attribute it directly to the city. According to the Upland ADU website, most projects take approximately 12 to 18 months to complete, while some can extend to 24 months or longer. Permitting alone may take approximately one to six months, depending on the project’s size, type and complexity, followed by the construction period. The city also requires homeowners to record a deed restriction for every ADU. Among other conditions, that restriction states that the ADU generally cannot be sold separately from the primary residence, that future owners remain subject to the same requirements and that the city may pursue legal action for noncompliance.

Homeowners must also submit projected annual rental income and later report the actual rent charged each year. For ADUs located in a historic district or on a designated historic property, Upland may also require a Certificate of Appropriateness. The city’s published information warns that sewer and water connections can be expensive. It also states that a newly constructed detached ADU cannot connect directly to the primary house’s sewer line and instead requires a lateral connection between the primary residence and a public sewer line. These are not small details. They can materially increase the project’s cost, timeline and complexity. Again, we do not automatically view this trend as a good development.

A tremendous amount of construction is already occurring across Southern California, including the High Desert, Inland Empire, Riverside County, San Diego County and Los Angeles County. Apartment buildings, multifamily developments and new single-family communities have appeared throughout these regions during the past several years. Many of these newly constructed homes were purchased during or after COVID-19, creating the potential for a highly volatile housing market as economic conditions change. We believe we are entering a period of extreme financial volatility accompanied by persistent inflation and the possibility of higher long-term interest rates. We believe mortgage rates could eventually reach double digits under a severe inflationary scenario. Although current mortgage rates are elevated, they are not at all-time highs. Nevertheless, they remain high enough to create significant refinancing pressure for homeowners who previously secured mortgages at substantially lower rates.

Something eventually has to adjust. Either interest rates must decline, household incomes must rise enough to restore affordability, or housing prices must weaken. We do not currently expect interest rates to fall materially in the near term. Under our outlook, that places increasing pressure on housing prices. If prices decline, some recent buyers could fall into negative equity, meaning they owe more on their loans than the property is worth. Adding an ADU during that environment could increase their vulnerability, particularly if they must refinance an existing low-rate mortgage, obtain a home-equity line of credit (HELOC) or take out another loan secured by the property. This could financially strain any household, especially a lower-income family or someone planning to live exclusively from rental income without another dependable source of earnings.

What happens if the tenant loses a job, has working hours reduced or can no longer afford the rent? What happens if the ADU sits vacant? What happens when the roof leaks, an appliance fails, insurance premiums increase or a major repair becomes necessary? These are the questions every participating homeowner must ask: Is this the correct financial decision? Is this the right time? What happens if the projected rental income stops? What property secures the debt? Can the family continue making every payment without a tenant? We are concerned that some of these decisions may be made without sufficient due diligence. There appears to be a growing belief that owning a debt-financed rental property automatically creates wealth and allows someone to live entirely from another person’s rent. But a mortgaged property is not free money. It is a leveraged asset carrying debt, expenses, legal responsibilities and operating risk. We do not understand the idea that someone can simply add another debt-financed structure to a property, provide nothing beyond the housing itself and expect to become wealthy without considering the risks. Yet we are witnessing this way of thinking more frequently, which is why we felt compelled to write this article. In the next section, we will examine the other states and municipalities introducing similar programs and determine what their early results may tell us about the risks facing participating homeowners.

Beyond California: The National Expansion of ADU Financing

Looking beyond California, we found several other states and municipalities introducing similar programs. We will begin with Charlotte, North Carolina, where the Queen City ADU Program officially launched on September 24, 2025. The program offers homeowners up to $80,000 in forgivable, interest-free financing to construct an Accessory Dwelling Unit (ADU). In return, the owner must rent the unit to a tenant earning no more than 80% of the area median income (AMI), while the rent cannot exceed the city’s applicable limit. The financing is forgiven at a rate of $10,000 for every year of affordability, meaning the full amount may require an affordability commitment lasting as long as eight years. Faster forgiveness may be available when the unit houses a voucher holder or a resident referred through an approved supportive-services organization. Applications closed on October 31, 2025, and construction and property-management arrangements were still being established afterward. There is not yet enough performance history to determine how many units will ultimately be completed, how effectively the program will operate or whether participating homeowners will encounter financial difficulties.

We can, however, examine Charlotte’s broader housing market. According to the Reventure App, the average rental rate in the Charlotte area is approximately $1,906 per month, or roughly $2,000. For-sale housing inventory has increased approximately 21% year over year, while home values have begun to weaken, declining by approximately 0.6%. These figures are important because rising inventory and weakening home prices may change the financial assumptions homeowners use when deciding whether to add another structure and more debt to their property. If rental income fails to meet expectations or home values continue declining, the owner may have less flexibility to sell or refinance. Another state moving in this direction is Utah, particularly Salt Lake City, where the Backyard Keys ADU Loan Program was approved in March 2025. The pilot was initially intended to assist approximately 15 to 20 homeowners, although we did not find a published total showing how many units have been completed. The program offers qualifying homeowners on Salt Lake City’s west side loans of up to $200,000 at a fixed 3% interest rate.

However, the published terms deserve careful attention: the loan has a five-year term, with a possible five-year extension, but is amortized over 30 years. That structure could potentially leave a substantial balance due or require refinancing when the shorter loan term ends, depending on the final agreement. The program also charges a $2,000 application and origination fee, which may be added to the loan, along with a $200 annual compliance fee for affordability verification. Homeowners earning more than 80% of area median income must rent either the primary residence or the ADU at a price considered affordable to households earning 80% of AMI or less. Up to 10% of the loan may be forgiven for rent-restricted ADUs. It remains far too early to judge the program’s outcome, and not enough completion data have been published. As we have repeatedly noted, many of these initiatives are new, recently restarted or still operating in their initial pilot phase. According to the Reventure App, Salt Lake City’s home values have increased approximately 1.5% year over year, while for-sale inventory has grown approximately 5.9%. The average rental rate is approximately $1,653 per month. The next major program is New York’s Plus One ADU Program, which applies across the state. The program was funded through New York’s 2022–2023 Capital Budget, which made $85 million available to create, improve or legalize ADUs as part of the state’s five-year housing plan. The first program contracts were authorized in 2023. By May 2024, New York had awarded approximately $59 million to local governments and nonprofit organizations through the program’s first two funding rounds. Those awards were expected to support approximately 500 ADUs statewide, with the first two dozen projects preparing to begin construction at that time. However, we did not find a consolidated statewide total showing how many of those projected 500 units have now been completed and occupied. Therefore, while the funding commitment is substantial, the program’s actual production remains difficult to measure.

The New York program also requires participating homeowners to enter into a regulatory agreement lasting no less than 10 years. Compliance monitoring can include annual certifications confirming that the ADU is being used as permanent housing rather than as a short-term rental, along with property inspections every two years to verify maintenance and housing-quality standards. Because this is a statewide program covering housing markets that differ dramatically from New York City and Long Island to Buffalo, Ulster County and smaller upstate communities statewide averages must be interpreted carefully. According to the Reventure App, New York’s statewide average rental rate is approximately $3,068 per month. For-sale inventory has increased approximately 2.6% year over year, while home values have grown approximately 5.3%. The next state pursuing this strategy is Massachusetts. MassHousing announced the development of its ADU construction-loan program on January 14, 2026, and the Healey-Driscoll Administration officially launched the statewide financing program on March 17, 2026. The program offers qualified homeowners a fixed-rate second mortgage of up to $250,000 for a detached ADU or $150,000 for an attached ADU.

The interest-bearing portion is amortized over 20 years and is paired with additional zero-interest, deferred-repayment financing. At launch, MassHousing stated that qualifying loans would be offered at an interest rate of 5.25%. Because the financing program only launched in March 2026, there is no meaningful long-term loan-performance, default or foreclosure history available. It remains far too new to judge. There is, however, broader statewide ADU data. One year after Massachusetts legalized qualifying ADUs by right in single-family zoning districts, the state reported that 1,224 ADUs had been permitted or approved across 217 communities. That figure shows significant interest, but an approval or permit is not the same as a completed, occupied and financially successful unit. Massachusetts has not yet had enough time to determine how many homeowners using the new loan program will complete construction or how those loans will perform over a full economic cycle. According to the Reventure App, Massachusetts home values have increased approximately 2% year over year, while for-sale inventory has risen approximately 11.8%. The statewide average rental rate is approximately $2,835 per month. These market figures are estimates and averages provided by the Reventure App. Conditions may vary substantially by neighborhood, municipality and property type. Permitting rules, construction expenses, affordability requirements and financing terms also differ among the states and cities offering these programs. We recommend that anyone interested in an ADU program investigate every detail before committing. However, we do not advocate for or recommend participating in these arrangements without extensive financial and legal due diligence. This is not a guaranteed method of replacing employment income, quitting a job and living permanently from rent. It may generate income, but it can also create debt, maintenance expenses, vacancies, tenant problems, insurance increases, property-tax consequences and refinancing risk. We increasingly live in a world where many people are searching for a quick dollar and instant wealth. But lasting wealth does not work that way.

You cannot turn $10 into $1 million in an hour. Building wealth takes years. It takes time, dedication, work, patience, research and an understanding of both risk and opportunity. In our opinion, this is not an easy opportunity. It is a considerable financial risk being introduced during an already risky economic period. Anyone considering one of these programs should determine whether the project can remain financially sustainable without perfect occupancy, uninterrupted rental payments, rising home values or lower future interest rates. They should also understand exactly what happens if the unit costs more than expected, the rent stops, the loan matures, the property must be refinanced or the affordability agreement is violated. We advise every homeowner to research the program carefully, read every loan and deed-restriction document, and be certain that this is a commitment they truly want to make. We will end this article with our final thoughts.

There Is No Easy Road to Wealth

No, we do not advocate for these programs. This is not something we believe is worth pursuing or even considering for most people. The only reason we investigated it is that we recently heard about it and did not know these programs existed, especially during the current economic environment. For the past three years, we have debated not just one real estate agent, but multiple agents including real estate agents within our own family about the direction of interest rates. They repeatedly argued that rates would decline. They continued telling people they could purchase homes, pay to buy down their interest rates and refinance once rates eventually came down. But what has happened? They have been wrong. That advice fails to price in an important risk: What happens if the homeowner misses payments on the loans they are already obligated to repay?

Their credit score could decline, leaving them unable to qualify for refinancing. They may then become trapped in a home they cannot refinance and can no longer afford. What happens then? There are numerous risks associated with building and financing an Accessory Dwelling Unit (ADU). What happens if construction costs exceed the original budget? What happens if construction is delayed? What happens if the homeowner cannot obtain permanent financing after the construction loan matures? What happens if the ADU remains vacant? What about maintenance costs? Some programs conduct property inspections every two years, requiring homeowners to maintain the unit and continue meeting applicable housing-quality standards. What happens if the owner cannot afford the necessary repairs?

In some parts of the country, homeowners are already losing access to affordable insurance because of wildfires, flooding and other natural disasters. What happens if the property cannot obtain adequate insurance or if coverage becomes prohibitively expensive after the ADU is constructed? What happens if the homeowner violates a program requirement? What happens if the property must be sold before the loan is forgiven? Can the program administrator demand repayment of some or all of the assistance? These are matters people must understand and seriously consider before investing in this type of arrangement. No family should place its life savings, primary residence and financial future at risk without understanding every possible consequence. One potential outcome is monthly negative cash flow. What happens if the ADU does not produce the income the homeowner expected? What happens if construction takes longer than projected and the rental income does not begin when anticipated? What happens if the homeowner must borrow additional money to complete the project or maintain the unit? Something could also go wrong with the primary residence, requiring another major repair at the same time. A homeowner might rent out the original property and its ADU, then purchase another home as a primary residence.

That person could suddenly become responsible for maintaining two primary structures plus the ADU, along with multiple mortgages, insurance policies, tax bills and utility expenses. What happens then? If an affordability agreement is broken, the homeowner may be required to repay some or all of the assistance received. If the ADU’s tenant loses employment, has working hours reduced or stops paying rent, the homeowner must continue carrying the debt and operating expenses without the projected rental income. Consider a simple example. A homeowner borrows $200,000 to construct an ADU and expects to collect $2,000 per month in rent. Construction costs increase to $240,000, the project takes two years instead of one, and the affordable-rent agreement limits the owner’s ability to raise the rent. After accounting for debt payments, insurance, property taxes, maintenance, utilities and vacancy reserves, the ADU may generate little or no actual profit. That word profit is critical. When we visit retail stores, we ask owners and employees hard questions. We ask, “How is business?” They often respond that business is doing well. Our next question is, “How is your profit margin?” That is when their expressions change, because they understand that their profit margins are not as strong as they once were.

Revenue may still be coming through the door, but expenses are rising and profits are becoming increasingly tight. Homeowners considering an ADU must understand the same distinction. Collecting $2,000 in monthly rent does not mean earning $2,000 in monthly profit. Gross rental income is not the same as net income after financing costs, taxes, insurance, maintenance, utilities, vacancies and repairs. Now imagine that the tenant loses employment and stops paying rent. The homeowner must carry the primary mortgage, ADU financing and maintenance expenses alone. If the owner cannot refinance or sell the property for enough to satisfy the outstanding debt, the final outcome could be default, a forced sale or foreclosure on the property. These are the possible consequences that may accompany the incentives being offered. Could an ADU become an opportunity for someone?

Possibly. But it will not be an opportunity for everyone. In our opinion, many of the people currently considering these programs probably should not be considering them at all. These are the red flags we want to address and bring to everyone’s attention. We are committed to bringing people news about developments occurring in our communities especially when we believe those developments could affect their financial future. We have personally witnessed people make damaging financial decisions and continue making those decisions later in life. We are trying to break that pattern. We want people to make better financial decisions so they can live healthier and more stable lives. When someone is under constant financial stress, life can become a living hell. We see people around us who remain miserable and appear overwhelmed, regardless of how religious they are, how strongly they believe in Jesus, how frequently they attend church or how often they pray. Faith may provide strength, but financial reality must still be confronted. Changing these conditions requires honesty.

It requires understanding the situation we are living through and accepting that there is no quick and easy path to wealth. Building wealth requires commitment, knowledge and work. It takes years. Rome was not built in a day, and financial security will not be built in a day either. It takes dedication, discipline, patience, sacrifice and an understanding of risk. Get that into your head and remember it: There are no easy guarantees for becoming rich. We hope you enjoyed this article. We hope you received valuable and educational information from it. 🌎 Market Outlook for September 2, 2026

U.S. equities closed sharply lower on Tuesday as renewed U.S.-Iran hostilities pushed oil prices higher, long-term Treasury yields climbed, and investors reassessed the possibility that persistent inflation could keep the Federal Reserve restrictive for longer. The Nasdaq Composite led the decline, while the S&P 500 and Dow Jones Industrial Average also finished firmly lower.

Weakness was broad, but technology and other high-duration growth stocks experienced the greatest pressure. Nvidia and other large technology names were among the biggest drags as higher bond yields tightened financial conditions and raised the discount-rate pressure on expensive growth valuations.

The broader market has shifted into a more cautious short-term consolidation phase. Every political order eventually confronts a question that no amount of wealth, military strength, or technological sophistication can permanently postpone. Look at the current situation of the USA bond market and the current death spiral of the west. We cannot run from what awaits and it is coming fast. Not to mention the climate wall is looming faster. We must think critically and this is the way.

Why should anyone obey?

This question lies beneath every constitution, every monarchy, every republic, every revolution, and every empire. Armies may compel submission for a time. Bureaucracies may administer vast territories. Markets may distribute goods with remarkable efficiency. Yet none of these institutions explain why authority deserves legitimacy. Power and legitimacy are not the same thing. History is littered with governments that possessed overwhelming power while steadily losing the belief of the people they governed.

The Soviet Union commanded one of the largest militaries in history and had the GASS bank which essentially run QE much like the USA. It still collapsed. The Roman Empire survived centuries of invasion because people continued believing Rome represented civilization itself. Only after that belief eroded did the empire truly begin to disintegrate (quickly at that).

Every civilization therefore depends upon something less tangible than force. It depends upon trust (read the dollar bill).

• Trust that institutions exist for the common good.

• Trust that laws apply fairly.

• Trust that authority remains accountable.

• Trust that those exercising power ultimately answer to something greater than themselves.

The modern Leviathan introduces a profound complication into this ancient relationship.

Jerusalem, Al-Aqsa, Iran, Israel and Revelation’s 42 Months

Before we return to Jerusalem, there is something about the publication of the previous installment that has to be documented.

This was not part of the original research.

It happened while we were publishing it.

On the morning of August 24, 2026, The Philadelphia Code: Part V, the Road to July 24 went live.

The publication time was:

8:24 AM

The date was:

8/24

For basketball fans in Los Angeles, August 24 carries an obvious association.

It is Kobe Bryant Day a date built from the two numbers Kobe wore during his Lakers career:

But there was another numerical feature.

Using the same full-date addition followed throughout this investigation:

8 + 2 + 4 + 2 + 0 + 2 + 6

So Part V was released:

That sounds almost too convenient.

Which is exactly why we need to document how the release date actually happened.

WE DID NOT CHOOSE AUGUST 24

Our chosen publication day was simply:

MONDAY

Since beginning this series, Monday had become the day we used for the next installment.

We did not select August 24 because it was Kobe Bryant Day.

Monday happened to fall on:

AUGUST 24, 2026

The time was different.

We deliberately chose:

8:24 AM

as the publication time.

But we did not choose the calendar date that produced 8/24.

And we certainly did not create the event at the center of Part V around that future publication date.

The story we were following had developed exactly one month earlier:

Part V itself reconstructed the 24-day road from June 30 to July 24 and the movement from Los Angeles back toward Philadelphia.

Then one month later, the Monday release date happened to become:

And the selected publication time became:

The time was intentional.

THE DATE WAS NOT.

That distinction matters.

We are not presenting the publication timing as evidence that the events in The Philadelphia Code were designed around Kobe Bryant’s numbers.

We are documenting something that happened during the investigation itself.

Given the standards established throughout this series, ignoring that coincidence would make less sense than preserving it and explaining exactly which part was intentional and which part was not.

The reader can decide whether it deserves any significance at all.

But Part V was ultimately released:

ON A DATE REDUCING TO 24

while examining a story whose central calendar date was:

7/24

and whose basketball chronology continually returned to:

KOBE BRYANT — 24

That observation now belongs in the record.

And with that recorded, we can leave basketball behind for a while.

Because Part V ended by pointing toward another road.

Washington.

Israel.

Iran.

Jerusalem.

The Temple Mount.

The previous installment closed by explicitly saying that while the basketball chronology moved toward Philadelphia, another chronology was moving toward the Middle East, with Revelation supplying the language of the Temple, New Jerusalem, and the 42-month period.

That is the road we follow now.

THE OTHER ROAD

For five installments, basketball provided the spine of The Philadelphia Code.

Kobe Bryant took the investigation from Philadelphia to Los Angeles.

LeBron James eventually carried it back.

But another chronology had been developing alongside them from the beginning.

It did not start with a jersey number.

It did not start with an NBA Finals.

It did not even start in the United States.

It began with a word:

PHILADELPHIA

Not modern Philadelphia.

Ancient Philadelphia.

The city addressed in Revelation 3.

Part II established that the Philadelphia of Revelation stood in ancient Asia Minor and that the passage surrounding it contains a remarkable collection of images:

THE CROWN

THE PILLAR

THE TEMPLE

NEW JERUSALEM

None of those phrases were written about basketball.

That has always been important.

The biblical Philadelphia entered this investigation through an entirely different historical channel than Kobe Bryant or LeBron James.

Yet once modern Philadelphia became the center of the basketball story, the ancient name inevitably created another line of inquiry.

Where did the language in Revelation lead?

First to:

DAVID

Then to:

THE TEMPLE

Then to:

NEW JERUSALEM

And eventually to:

JERUSALEM ITSELF

That is the other road.

TWO PHILADELPHIAS

Modern Philadelphia and ancient Philadelphia are not the same city.

One stands in Pennsylvania.

The other belonged to Asia Minor.

Their relationship in this investigation is linguistic and symbolic, not geographic.

But the shared name gave us two entirely different paths.

Those paths were independent.

But Parts I–III had already established Jerusalem and the Temple Mount as core subjects before the July 24 chronology reached its endpoint, which is why the July 23 Jerusalem event was not added merely because it fell one day before LeBron’s Philadelphia date.

Part VI now follows that second road all the way.

THE MOUNTAIN

Before discussing prophecy, politics or numerical patterns, we have to understand the place itself.

The site known to Jews as the Temple Mount and to Muslims as Haram al-Sharif occupies an extraordinary position in the religious history of Jerusalem.

Its significance predates the modern State of Israel.

Predates Islam.

Predates Christianity.

Predates the Roman destruction of Jerusalem.

And because different religious traditions understand the same location differently, the first rule of this chapter is simple:

THE TRADITIONS ARE NOT INTERCHANGEABLE

THE FIRST TEMPLE

Within Jewish biblical tradition, the First Temple is associated with King Solomon and the kingdom established by David.

The Temple became the central sanctuary of ancient Israelite worship.

Its destruction is traditionally associated with the Babylonian conquest of Jerusalem in the sixth century BCE.

That destruction became one of the foundational memories of Jewish religious history:

Those themes would later reappear throughout biblical literature.

THE SECOND TEMPLE

A later Temple was constructed following the return from Babylonian exile.

Over centuries it was enlarged and transformed, most famously under Herod the Great.

That Second Temple stood during the lifetime of Jesus and forms part of the setting of the New Testament.

Then came:

70 CE

Roman forces destroyed Jerusalem’s Second Temple during the Jewish revolt.

That date matters enormously to Jewish and Christian history.

For Jews, the destruction became a central historical catastrophe.

For Christians, the Temple’s destruction became intertwined with interpretations of passages attributed to Jesus concerning Jerusalem and the sanctuary.

What remained of the surrounding retaining structures eventually became associated with what is now called the:

WESTERN WALL

The Western Wall itself is not the Temple.

It is part of the retaining complex surrounding the platform.

That distinction matters.

ISLAM AND HARAM AL-SHARIF

Centuries later, Jerusalem entered Islamic history.

Today the elevated compound contains two structures known throughout the world:

THE DOME OF THE ROCK

and

AL-AQSA MOSQUE

For Muslims, the compound is one of Islam’s holiest sites.

The broader sanctuary is commonly called:

HARAM AL-SHARIF

or:

THE NOBLE SANCTUARY

For Jews, the same area is commonly called:

THE TEMPLE MOUNT

One location.

Different names.

Different theological histories.

Different claims to sacred memory.

That alone makes the site unlike almost anywhere else on Earth.

The earlier manuscript correctly established that Jewish, Muslim and Christian interpretations of this geography are distinct and should not be collapsed into one another.

CHRISTIAN INTEREST

Christian attention to the site operates differently.

Christianity does not administer the compound.

Yet Jerusalem, the Temple and a possible future sanctuary occupy major roles in several Christian prophetic traditions.

Some futurist interpreters connect a future Temple with passages from:

DANIEL

THE GOSPELS

2 THESSALONIANS

and

REVELATION

Other Christians reject that reading entirely.

Some understand the prophetic texts historically.

Others symbolically.

Others through the history of the early Church and Roman Empire.

That disagreement becomes important later.

For now, the point is geography.

Jewish memory.

Muslim worship.

Christian prophecy.

Israeli sovereignty.

Palestinian identity.

Jordanian custodianship.

All overlap around the same physical space.

And that is why seemingly small changes at the compound can reverberate throughout the region.

1967 — THE WAR THAT CHANGED JERUSALEM

The modern Temple Mount dispute cannot be understood without:

That year had already entered The Philadelphia Code from an entirely different direction.

In basketball:

WILT CHAMBERLAIN

and the:

PHILADELPHIA 76ERS

ended the championship run of:

BILL RUSSELL

and the:

BOSTON CELTICS

before Philadelphia won the NBA championship.

Thousands of miles away, another event was changing the political map of Jerusalem.

THE SIX-DAY WAR

The two events had nothing to do with one another.

But they placed:

PHILADELPHIA BASKETBALL

JERUSALEM

inside the same year.

The earlier manuscript already records this distinction and explains that 1967 became relevant precisely because it placed those otherwise unrelated histories side by side.

Part VI now follows the Jerusalem side.

EAST JERUSALEM

During the Six-Day War, Israel captured East Jerusalem, including the Old City.

That transformed the political status of the area.

Israeli forces now controlled territory containing some of the most important religious sites in Judaism, Islam and Christianity.

Among them:

THE TEMPLE MOUNT / HARAM AL-SHARIF

But military control did not simply lead to complete Israeli religious administration of the compound.

Instead, the arrangement that developed preserved a major role for the Islamic Waqf in the site’s religious administration.

That distinction eventually became part of what is commonly described as the:

STATUS QUO

Israeli police maintain security authority around and on the site, while the Jordanian-backed Waqf administers the Islamic holy compound. U.S. State Department reporting has described this arrangement as one in which the Waqf administers the site while Israeli police control security and access, with Israel publicly maintaining support for the historic status quo. The arrangement sounds simple when summarized.

In practice, it is not.

Because almost every element can become disputed.

Who may enter.

Who may pray.

When they may enter.

What constitutes worship.

What constitutes visitation.

What constitutes a change in sovereignty.

What constitutes a change in the status quo.

Those questions are where history becomes contemporary politics.

1967 NEVER LEFT THE STORY

This is why 1967 never really disappeared from The Philadelphia Code.

The basketball branch produced:

PHILADELPHIA

WILT

RUSSELL

CHAMPIONSHIP

The geopolitical branch produced:

ISRAEL

EAST JERUSALEM

OLD CITY

TEMPLE MOUNT

The events were unrelated.

Yet decades later, the same investigation would arrive at:

Philadelphia basketball

and:

Jerusalem / Temple Mount

again.

Not because 1967 predicted 2026.

Because history had preserved both branches independently.

THE STATUS QUO

The phrase sounds almost reassuring.

STATUS QUO

But at the Temple Mount, the status quo is one of the most politically sensitive arrangements in the Middle East.

The general framework is often summarized this way:

ISRAEL

maintains security authority.

THE JORDANIAN WAQF

administers the Islamic sanctuary.

MUSLIMS

worship on the compound.

NON-MUSLIMS

may visit during regulated periods.

Under the traditional policy described by Israel and international reporting, non-Muslim visitation has been permitted while non-Muslim prayer on the compound has been restricted. (U.S. Department of State)

But the details are constantly contested.

And those disagreements matter.

JEWISH VISITATION

For many years, Jewish visits to the Temple Mount remained heavily restricted by both religious and political concerns.

Some Orthodox Jewish authorities themselves opposed entering particular areas because of concerns over ritual purity and uncertainty about the historical location of the Temple’s most sacred precincts.

Other Jewish activists increasingly advocated greater access.

Some sought the right to pray.

Others went further.

They sought eventual restoration of a Jewish Temple.

Those positions are not the same.

MUSLIM CONCERNS

For Palestinians, Jordan and Muslim religious authorities, changes in Jewish prayer or Israeli administrative practice can be interpreted as threats to the established arrangements surrounding Al-Aqsa.

That sensitivity is not theoretical.

Claims that Al-Aqsa is threatened have repeatedly influenced demonstrations, riots, political campaigns and broader regional mobilization.

The compound therefore functions not only as a religious location.

It is also a powerful political symbol.

JORDAN

Jordan’s role is especially important.

Through the Waqf and the Hashemite custodial tradition, Jordan maintains a special religious role in Jerusalem’s Muslim holy places.

The U.S. State Department has described Israel as recognizing Jordan’s special role, reflecting the 1994 Israel-Jordan peace treaty. (U.S. Department of State)

That means the Temple Mount cannot be understood merely as:

Israel vs. Palestinians

The surrounding institutional network also involves:

Jordan

the Waqf

religious authorities

Israeli police

Israeli politicians

Palestinian leadership

regional governments

and international actors.

THE STATE OF ISRAEL ≠ THE THIRD TEMPLE MOVEMENT

This distinction may be the most important one in Part VI.

There are:

Jewish Temple activists

There are:

religious organizations preparing objects connected with Temple worship

There are:

Israeli politicians who support expanded Jewish rights at the site

There are:

Israeli politicians who oppose changing the status quo

There is:

Israeli government policy

And there are:

Christian prophetic movements interpreting those developments through Scripture

Those categories cannot simply be merged into:

“ISRAEL IS BUILDING THE THIRD TEMPLE.”

That statement would go beyond what the evidence establishes.

Part VI is interested in the fact that Third Temple advocacy exists.

That activists prepare.

That politicians debate.

That Christian audiences interpret.

That Muslim authorities react.

And that all of those conversations increasingly occupy the same public space.

But interest is not construction.

Preparation is not government authorization.

Expectation is not completion.

That distinction is essential.

THE THIRD TEMPLE

Once the status quo is understood, the modern Third Temple movement becomes easier to examine without exaggeration.

The idea of a future Jewish Temple is not a modern invention.

Jewish liturgy, tradition and religious thought have preserved hopes surrounding restoration for centuries.

But modern organizations have taken that expectation into a much more practical realm.

One of the best-known examples is:

THE TEMPLE INSTITUTE

The organization researches ancient Temple practices and has produced reconstructions of ritual objects and priestly garments associated with biblical Temple worship.

Its own materials detail the garments traditionally associated with the High Priest and ordinary priests, including the breastplate, ephod, robe and other items. (Temple Institute)

That is a documented activity.

What it means is another matter.

RITUAL OBJECTS

The Temple Institute presents its work not merely as museum reconstruction but as part of a religious effort to preserve knowledge associated with Temple service.

The result is visually striking.

Priestly garments.

Ritual vessels.

Studies of ancient procedures.

Architectural discussion.

Temple-related education.

For Christian prophecy audiences, those preparations often appear extraordinary.

But the correct factual statement is:

A religious organization is creating and researching objects associated with Jewish Temple worship.

The incorrect leap would be:

Therefore, the Israeli government has authorized construction of a Third Temple.

We will not make that leap.

THE RED HEIFER

Few topics attract more attention in this branch than the:

RED HEIFER

The concept comes from Numbers 19, where purification involving the ashes of a red heifer is described.

The Temple Institute itself publishes extensive material about the red-heifer tradition and the ritual process, including priestly roles and purification requirements. (Temple Institute)

For some Jewish Temple activists, the subject has practical religious significance.

For many Christian prophecy interpreters, it has become a sign associated with expectations surrounding a future Temple.

For critics, it is frequently sensationalized.

Again, the categories must remain separate.

A red heifer existing does not mean a Temple is about to be built.

A group discussing the ritual does not mean the Israeli government has approved it.

And a Christian interpreter viewing the event prophetically does not make that interpretation official Israeli policy.

PRIESTLY PREPARATION

Another recurring theme concerns:

KOHANIM

or descendants traditionally associated with the priestly line.

Temple-oriented organizations have studied priestly garments, ritual purity and ancient Temple procedures.

Those preparations give the Third Temple movement a physical dimension.

It is no longer only a theological idea.

But even here, the correct conclusion is limited:

PREPARATION EXISTS

That is different from:

CONSTRUCTION IS IMMINENT

The distinction will become critical when we reach July 2026.

WHY CHRISTIANS ARE WATCHING

The Temple attracts intense interest from some Christian evangelical and prophetic communities because passages in Daniel, the Gospels, 2 Thessalonians and Revelation are interpreted by some futurists as requiring or implying a restored sanctuary.

That reading is not universally accepted among Christians.

Some Christian traditions understand those texts historically.

Others symbolically.

Others believe the Church itself fulfills Temple imagery.

And still others anticipate a literal future sanctuary.

Theological disagreement therefore exists on every side of this question.

Jewish disagreement.

Christian disagreement.

Political disagreement.

And Muslim opposition to changes at the compound.

All centered on the same geography.

WHAT A THIRD TEMPLE WOULD MEAN POLITICALLY

The modern significance of a hypothetical Third Temple cannot be separated from the structures already standing on Haram al-Sharif.

The Dome of the Rock and Al-Aqsa are not empty archaeological spaces.

They are living Islamic holy sites.

That means any proposal involving construction on the compound immediately touches:

religion

sovereignty

archaeology

national identity

Jordanian custodianship

Palestinian politics

and:

regional security

This is why Temple discussion can never remain merely theological.

The moment it becomes practical, it becomes geopolitical.

And that geopolitical road leads directly toward:

IRAN

IRAN

The Temple story now moves into war.

But Iran did not become Israel’s central adversary overnight.

The modern relationship has a history.

And before we reach the 2026 conflict, that history has to stand on its own.

1979 — THE REVOLUTION

The Iranian Revolution transformed the country.

The monarchy of Mohammad Reza Shah Pahlavi collapsed.

The Islamic Republic emerged under Ayatollah Ruhollah Khomeini.

The new political system fundamentally altered Iran’s relationship with both the United States and Israel.

Before the revolution, Iran and Israel had maintained important strategic relationships.

Afterward, hostility increasingly became embedded in the Islamic Republic’s political identity.

Israel became a central target of Iranian rhetoric.

The United States became:

THE GREAT SATAN

Israel became:

THE LITTLE SATAN

The language itself revealed that the conflict was never going to be understood only in conventional geopolitical terms.

Religion, revolution and ideology were now part of the vocabulary.

THE REGIONAL NETWORK

Iran’s influence increasingly extended beyond its own borders.

Over decades, Tehran cultivated relationships with armed organizations and political movements across the region.

Among the most important:

HEZBOLLAH

in Lebanon.

Iran also supported Palestinian militant organizations and developed relationships with groups in Iraq, Syria and Yemen.

The exact relationships differ by group and period.

They should not be treated as identical.

But together they formed what came to be described as Iran’s regional network or:

“AXIS OF RESISTANCE”

For Israel, that network created a strategic problem extending far beyond Iran’s borders.

Lebanon.

Syria.

Gaza.

Iraq.

Yemen.

The Red Sea.

And eventually direct confrontation.

THE NUCLEAR QUESTION

Iran’s nuclear program became another central source of international tension.

Iran has repeatedly maintained that its nuclear activities include peaceful purposes.

Israel and Western governments have repeatedly expressed concern that Iran could obtain the capability to produce a nuclear weapon.

Those concerns produced:

sanctions

negotiations

inspections

cyber operations

assassinations

sabotage allegations

and repeated threats of military action.

The nuclear issue therefore became another road connecting:

WASHINGTON

↓

TEHRAN

↓

JERUSALEM

SOLEIMANI

Then one individual began to embody Iran’s regional military strategy:

QASEM SOLEIMANI

As commander of the Islamic Revolutionary Guard Corps’ Quds Force, Soleimani became a central figure in Iran’s relationships with allied armed groups across the Middle East.

His name would eventually become extraordinarily important not only to the Iran chronology but to the future COVID Code and Presidential/Crisis Code.

But those investigations are not being opened here.

For Part VI, the relevant point is straightforward:

Soleimani became one of the most recognizable architects of Iranian regional power.

And that placed him on a collision course with:

DONALD TRUMP

JANUARY 3, 2020

In January 2020, the United States killed Qasem Soleimani in a drone strike near Baghdad International Airport.

The assassination dramatically escalated tensions between Washington and Tehran.

Iran retaliated against U.S. forces in Iraq.

For a period, fears of a broader regional war surged.

That date will return in another investigation.

Here, it remains where it belongs:

THE IRAN WAR LEDGER

TRUMP AND NETANYAHU

Iran also became one of the strongest strategic connections between Donald Trump and Benjamin Netanyahu.

The Trump administration withdrew from the Joint Comprehensive Plan of Action, commonly known as the Iran nuclear agreement.

Sanctions intensified.

Israel continued to treat the Iranian nuclear and regional military threat as one of its most important security priorities.

The relationship between Trump and Netanyahu therefore repeatedly returned to:

IRAN

NUCLEAR POLICY

REGIONAL SECURITY

and:

JERUSALEM

Part IV already established that the Trump/Israel branch does not require gematria to enter this story.

Jared Kushner physically traveled to Jerusalem as a U.S. representative and met Netanyahu in 2017, while his brother Josh later entered the Lakers ownership story.

That family bridge becomes relevant later.

For now, Iran stands on its own.

FROM PROXY WAR TO DIRECT WAR

For decades, much of the confrontation between Israel and Iran occurred indirectly.

Through allied organizations.

Cyber operations.

Covert actions.

Attacks in Syria.

Maritime incidents.

Targeted killings.

Missile and drone threats.

But over time, the boundary between proxy conflict and direct confrontation eroded.

By the middle of the 2020s, direct military exchanges had become increasingly difficult to avoid.

And in 2026, the conflict crossed into a new phase.

THE 2026 WAR

A joint U.S.-Israeli strike on Iran on February 28, 2026 triggered a major conflict. Iran retaliated across the region, the Strait of Hormuz became central to the confrontation, Hezbollah entered the war, and military escalation spread across multiple theaters. Subsequent diplomacy produced ceasefires and interim arrangements, but the conflict remained unresolved into August. (AP News)

This is the war at the center of Part VI.

And before we examine its numbers, biblical parallels or Temple implications, we need to reconstruct what actually happened.

Because if the war chronology cannot stand on its own

nothing we calculate afterward matters.

TRUMP, NETANYAHU AND JERUSALEM

By the time Donald Trump entered the White House in January 2017, Jerusalem had already occupied the center of one of the most difficult disputes in modern diplomacy for decades.

American presidents had spoken about the city.

Congress had legislated around it.

Israeli governments had treated Jerusalem as their capital.

Palestinian leaders had continued to claim East Jerusalem as the capital of a future Palestinian state.

But in December 2017, Trump made a decision that altered long-standing American policy.

DECEMBER 6, 2017

Trump formally announced that the United States would recognize:

JERUSALEM AS THE CAPITAL OF ISRAEL

and begin the process of moving the American embassy there.

The White House later described the decision as fulfillment of the 1995 Jerusalem Embassy Act, noting that Trump announced recognition on December 6, 2017 and that the embassy subsequently opened in Jerusalem.

That decision matters to The Philadelphia Code for reasons that do not require a single numerical calculation.

Jerusalem was no longer entering the Trump branch symbolically.

It was policy.

MAY 14, 2018 — THE EMBASSY

On May 14, 2018, the United States officially opened its embassy in Jerusalem.

The move placed the American diplomatic presence directly inside the city that had already become central to the biblical side of this investigation. (Trump White House Archives)

That was not prophecy.

It was American foreign policy.

And it put Trump directly into the Jerusalem chronology years before the 2026 war.

THE TEMPLE MOUNT ENTERS CONGRESS

Jerusalem was not the end of the American political branch.

By 2025 and 2026, the dispute had narrowed toward the most sensitive location in the city itself:

THE TEMPLE MOUNT

In October 2025, H.Res. 852 was introduced in the U.S. House of Representatives concerning Israeli sovereignty and religious freedom on the Temple Mount.

Then, on:

JULY 15, 2026

the subject reached the floor of Congress again.

Idealist approaches read Revelation primarily as symbolic theology describing recurring conflict between faithfulness, empire, evil and divine judgment rather than as a literal calendar.

Those traditions can reach very different conclusions from the same passage.

OUR QUESTION IS NARROWER

The 2026 Iran war fulfills Revelation.

That was necessary.
