So far, my goal has really been to give you a 10,000-foot view of what it means to develop and what you should be looking for from the limited partner side of things.

If you’ve been following us for a while, you’ll remember that one of the very first newsletters I wrote was about a buddy of mine, Dominic, a public school teacher who woke up one day and realized that his salary wasn’t going to get him where he wanted to be. So he started investing in real estate, buying one condo at a time in what I called his “Dreamland.”

I sat down with him—how long ago was it? Maybe two years ago—and talked through the strategy he used to identify those investment properties.

One of the things that really stuck with me was how clearly he laid out his goals for investing and retirement. I thought he had a really sound approach because he knew his Dreamland. You and I talk about “Dreamland” in the context of development, but for him it was where he was building his retirement portfolio.

He studied the finances of each rental property, understood the HOA bylaws, and could quickly determine whether something would cash flow and make a solid investment.

We were hanging out at Bryant Lake Bowl talking through all of this. At the end of it, leaning over his Bloody Mary—with, honestly, way too many olives and pickles (shout-out to Bryant Lake Bowl)—he asked me:

“So... what do you think?”

I remember telling him:

“Dude, this is good. You’ve figured out how to balance being an investor and a landlord with everything else I know you have to do every day.”

But...

I remember wondering whether I should even say the next part. Should there be another sentence after the word but? Or was I just going to discourage him?

Then I looked at that Bloody Mary and thought, Well, shit. He can always order another one.

So I gave him the candid advice.

I told him:

“It’s good. But you’re never going to scale fast enough to get where you want to go. You can’t grow one unit at a time. You have to think in terms of multiple units.”

At the time, that left him with three options.

He could build.

He wasn’t ready to build yet. This was before I had the Masterclass, before I had a coherent curriculum that taught people how to become developers.

The second option was buying apartment buildings outright.

He definitely didn’t have enough capital for that. I mean, if he did, he wouldn’t be worried about his retirement, right?

Which left the third option:

Investing in other people’s deals.

I told him,

“I think you should ABSOLUTELY keep buying condos. Keep being a landlord. At the end of the day, people always need a place to sleep.

But you’re also going to need to invest in other people’s deals, because that’s how you add more doors to your portfolio, and you do it much faster.”

At the time, he didn’t know anything about multifamily development.

I’m pretty sure terms like limited partner, general partner, capital stack, and NOI sounded like Portuguese.

But we kept talking.

I broke some of it down for him.

We finished breakfast.

And I planted a little seed:

Be a landlord.

Be an investor.

Diversify your efforts.

Grow your portfolio at scale.

To his credit, he listened.

And I unintentionally set myself up for an enormous task ahead.

Study them.

Bring them to me.

Come up with questions.

Every so often we’d meet back up at Bryant Lake Bowl, investor deck in hand, and we’d walk through the numbers together.

I walked past an old apartment building this week over on Fremont avenue. Three stories, brick, built sometime in the 1920s.

Nothing fancy. But I stopped.

I’ve been inside units like that one so many times. Small studios with a little niche carved out for a telephone. A fold-down ironing board behind a cabinet door. A separate nook where you could sit, look in a mirror, and get ready for the day.

A whole life anticipated in maybe 400 square feet.

Then I kept walking and passed a new condo building. Glass, gym, a party room with nice furniture nobody was sitting in.

And I couldn’t stop thinking about the gap between those two buildings.

Scott Galloway has been sounding an alarm for a few years now. Young people, young men especially, are isolated. Falling behind in school, work, and relationships. He worries about what fills that vacuum when nothing healthy does.

I think he’s right to be worried. But I keep landing somewhere he doesn’t always go, and it’s closer to our work than you would expect.

A lot of that isolation is structural. And some of the structure is literally the structure. The buildings.

Here’s the thing. We talk about the loneliness problem like it’s purely cultural. Phones, apps, vibes. But people live somewhere. And where they live either pushes them toward each other or lets them disappear.

Why college actually works

Think about what college really gives an 18-year-old.

We say it’s the education. Sometimes it’s the parties. But the thing people miss for the rest of their lives is the structure.

You take a few hundred young adults. You force them into a small space. Dorms. Quads. Common rooms. A dining hall where you eat elbow to elbow with people going through the exact same thing.

It’s a walkable city, basically. Walkable physically, but also emotionally. Everything is close. The friendships, the awkwardness, the romantic disasters, the figuring-out-who-you-are. All of it happens in one tight, slightly chaotic container.

That container is a crucible and people come out of it changed, mostly for the better.

And the secret ingredient nobody names? The meal plan. Not the free food. The fact that you sit down next to a stranger every single day whether you planned to or not.

Then the floor drops out

Then graduation comes, and we hand young people two options.

Option one: boomerang back to the parents’ basement. The independence they were just starting to build gets paused at the worst possible moment.

Option two: go rent an expensive apartment and run on the hamster wheel. Full-time job, maybe a side hustle, just enough to cover rent. Too tired to socialize. Too broke to date.

Either way, the scaffolding is gone. The crucible is gone. They’re alone in a unit, or alone in a childhood bedroom.

Meg Jay has a great talk about how your twenties are not a waiting room. They’re a “developmental sweet spot” for building what she calls identity capital. The relationships, the experiments, the small, brave moves that compound.

But you can’t build identity capital with no margin. When every dollar and every hour goes to keeping a roof overhead, there’s nothing left to grow with. The overhead locks you in before you start.

We used to build for this

Here’s what gets me. We used to design housing that solved part of this.

Boarding houses, where you rented a room but shared meals and common spaces. Residential hotels you could live in without a burdensome lease. Junior apartments and small studios with those clever built-ins.

None of it was luxury. It was practical, affordable, and quietly social.

And the social part was not optional. In a boarding house, you already paid for the meal. If you hid in your room, you went hungry and wasted money. So you showed up. You sat down. You met people.

Compare that to the condo party room. The amenity is there. Nobody is nudged to use it. You cook in your unit, you stay in your unit, you never meet the person down the hall.

That is the whole difference. Connection used to be built into the daily mechanics. Now it’s an optional perk on the brochure.

This is the part I think we get wrong as builders. We’re not actually short on amenities. We are short on amenities that get used. There’s a real difference between building homes and building community, and most new buildings stop at the first one.

What this means for Bright Builders

I am not saying recreate the dorm. People want a step forward, not college 2.0.

But somewhere between the dorm and the isolated luxury box, there’s a building type we’ve basically stopped making. Smaller, dignified units. Real shared rhythms, not just a gym nobody books. Designed so the easy, default path bumps you into other people.

A few things to sit with:

The neighborhood is the amenity, but so is the hallway. Design for the casual, repeated, low-stakes run-in. That’s where friendship actually forms, and it takes more hours than people think.

This is not fluff. Community is part of the work, and the loneliness numbers are a public health story, not a marketing one.

And the answer is not just a cheaper apartment to be lonely in. We don’t just need more homes. We need homes worth living in, especially for the people right at that fragile, formative stage.

The old builders anticipated a full life in a small footprint. The telephone niche. The fold-down iron. The shared table.

They weren’t being generous. They were being thoughtful. And thoughtful, it turns out, was also affordable.

We can do that again. We should.

I got reminded, hard, recently, just how much your mindset and your physical state matter to how you build.

If you’re like me, if you’re a hustler, a mover, someone who charges hard, the tendency is to grind yourself into a pulp.

Work, work, work! Push, push, push!

And if there’s time left over? Maybe a quick workout. A quick run. Sauna if you can squeeze it in.

For a lot of us, that stuff sits dead last on the list.

Lately I’ve been making some genuinely hard decisions. Business decisions, family decisions, the kind that carry real weight.

And I realized something.

I can’t make those decisions well when I’m depleted. It just doesn’t work.

You are paid for your judgment

Here’s the thing about this job. You’re a hustler and a mover, sure. But at the end of the day, you’re paid for your judgment.

You’re rewarded for your decision-making. Not for how fast you got there.

Doesn’t matter if the right call took five minutes or five years. You’re paid for results, not seat time.

What matters is whether it was the right decision, for that moment, given what you knew.

When you’re running on cortisol, moving a thousand miles an hour, reactive, it’s really hard to be thoughtful. So much of this comes down to what I’d call the developer mindset: making smart calls with a clear head, not a longer resume.

I didn’t even realize how hard I’d been running without a break until I forced myself to take one.

Three hours at Watershed

I went to a place called Watershed in Minneapolis. Steam room, warm pool, sauna, cold plunge, tea, a nap. All of it.

Three hours later I walked out feeling like a different human being.

Night and day from how I felt walking in. Ready to take on the world again.

You can’t make the right calls stuck in the weeds all day. Sometimes you need to give yourself a break and clear your head.

Long-term, here’s what works for me. Therapy, every week. Sauna. Cold plunge. Good food. No alcohol. Phoneless walks with my dog where I just let my mind wander. Early to bed, early to rise.

Your version might look nothing like mine. That’s fine. This isn’t about my tactics. Church, poker night with friends, whatever gets you right, that’s your call.

But you have to do the thing.

A rule I don’t break

If I sleep poorly, I don’t make a big decision the next day. Full stop.

I’ve learned the hard way that a bad night clouds my thinking. So no major calls, nothing that could affect my business or my family, until I’ve had a good night’s sleep.

You’re seeing real distress in the multifamily market right now. People are nuking deals left and right. I’ve talked to a lot of developers lately who are genuinely struggling, mentally.

This is one of the hardest jobs out there. Stress, risk, all of it.

So taking care of yourself isn’t a nice-to-have.

It’s part of the job.

My therapist reframed this for me recently. She said, “It’s the priority, Sean. Do that before anything else. So no matter what happens the rest of the day, you’ve already taken care of the most important thing.”

What my mornings look like

At least in a Minneapolis summer: up at five, dog, no phone, no coffee yet, just sun and a long walk.

Home for coffee. Dog naps. I lift or do yoga or stretch, thirty to sixty minutes. Sauna. Cold shower.

By seven, seven-thirty, my family’s waking up, and I’ve already handled the most important thing on my list.

The other thing I’ve relearned lately: when I start spiraling, anxious, stuck in a rabbit hole on some property, I can’t think my way out of it.

I have to change my physical state first. Then my mental state follows.

A few days ago I was deep in a stressful situation, going down the rabbit hole, a pile of stuff to do, and I hit the point where I knew I wasn’t making progress anymore.

So I stopped. Ate lunch. Worked out. Walked the dog. Sat in the sauna.

Two hours, gone from my day.

I came out the other side a different person, and the rest of that day was some of the most productive I’d had in weeks.

The takeaway

You get paid for the quality of your decisions, not the hours you logged getting there.

The workouts, the therapy, the sauna, whatever your version is, that’s not the extra.

That’s the work.

Do what works for you. But do something.
